Downtown on a roll.
A planning permit was filed today for redevelopment of 111 John Wesley Dobbs Ave NE. "Student housing development that includes sidewalk level commercial," new construction greater than 250,000sqft. Currently its a nondescript 1 story building with surface parking.

I think this slipped through the cracks, but the 26 story residential building at 5th and Juniper (on St Mark's land) filed several building permits a few weeks ago and paid all of the substantial fees ($259,444). This one is happening.

Correct. 257 feet. Density of 401 units per acre. 13.14 FAR.

This is the development by Streetlights Residential that was revised by the planning department. They are developing this tower and the residential at Midtown Union. I am glad to see this is moving forward.

This winter has had more announcements and movement than any winter since I’ve been following development in Atlanta. It’s amazing that all of this is going on in the off-season.

Also in a big move for the southside Beltline, a building permit was filed for apartments at 55 Milton Ave SE in Peoplestown. 136 affordable units supported by Invest Atlanta.

It's almost impossible to make affordable housing work with the cost of structured parking and/or podium construction. Even the HUD regs don't recognize these costs. Unfortunately, you're going to see a lot more surface parking, even near the BeltLine. Transit along the Beltline is at least a decade away. The ability to walk or bike along a trail does not obviate the need for many families to drive to work in the meantime.

^It's not that hard. It's been done. Affordable units can also be put in developments that are mostly market-rate, which is a far better strategy anyway. If this location can't currently support an urban development, the solution is not to build a suburban style apartment complex.

Is the 400-unit Mill Creek project affordable housing?  

The city/Invest Atlanta could & should incentivize the affordable housing near existing transit that at the least decouples parking from the cost of rent.  I say lets give people the opportunity to live car free as a viable option before we rule it out as a possibility.
