The Broccoli tower looks decent, but not outstanding (although this could be due to the rendering). I am mostly excited about more great infill and height for Montreal.

À Montréal, un règlement municipal stipule qu'aucun immeuble ne peut dépasser la hauteur du sommet du mont Royal, soit 232,5 m.

M. Broccolini estime enfin que la nouvelle tour deviendra un “symbole” de la métropole, dont tous les Montréalais pourront être fiers, comme l’a été la Place Ville-Marie à son époque. Rien de moins.

Interesting note: if it goes as high as 57 fl, it could end up being 200m, keeping the height per floor constant!

Yup, technically this thing could go as high as 199.5m (3.5 x57)! Exciting times, I wonder what the Roccabella people think of this. Are we on the cusp of a Roccabella / Broccoli height war?

According to the developer himself, the 50 floor version will be 175m.
That puts an average of 3.5m per floor.

He also said that there is a possibility it goes up to 57 floors, meaning
57x3.5=199.5m , which is pretty much the maximum height allowed by law on this lot.


So this building will be anywhere between 175m-200m.

I don't really care for Roccabella's height if this tower gets built. From East to West: le 1250 (199m), to l'Avenue (175m), to CF project (about 150m), to CCE (119m), the skyline from Mt-Royal would look almost perfect with these graduations in height.

^ Not to mention the Overdale project at 40 floors and approximately 120 meters. If only Le Mackay was approved, we'd have another 100m+ tower.

I agree, it borrows some of the design cues of Ritz in Toronto...However, that's not a bad thing! The height and overall deisgn of this building is great, and would look fantastic from many vantage points.

It was time that such a project takes place in Montreal. especially after the skyscraper designed by Cadillac Fairview near the Bell Centre was to become a new landmark on the Montreal skyline, with its 61 floors, was finally reduced to 41 floors. What a shame. it has been 20 years since I expected a major project. I hope that the happen. Montreal 's really do not have the height of Toronto or you see a crane on every street corner.

At least the CF project has since been increased to 48.

I was told by my partner that a recent article (in La Presse I think, within the last two weeks) put the CF project up to 50 floors...maybe he was confused with L'Avenue???

I am glad to see the L'Avenue going ahead...though the question remains...are they still going to erect the twin Roccabella towers on the front part of the lot bordering on Rene-Levesque? If so won't that make some of the units in L'Avenue a hard sell seeing as they'll be so close to the twins?

En 2013, le concept de tours de copropriétés au centre-ville de Montréal atteindra un nouveau sommet. Et pour cause, puisque Brocollini y entamera la construction du plus haut édifice résidentiel, L’AVENUE, qui fera 175 mètres de hauteur, atteindra une superficie de 450 000 pieds carrés et abritera quelque 350 appartements répartis sur 50 étages. Les sept premiers niveaux, qui seront aménagés dans un basilaire, comprendront des commerces, des restaurants et possiblement un hôtel.

La construction de L’AVENUE, qui s’échelonnera sur plusieurs années, répondra en tous points aux attentes des élus de la métropole, dont le maire Gérald Tremblay, qui souhaite densifier la population montréalaise au moyen d’immeubles en hauteur à vocation mixte. Anthony Brocollini, directeur principal de l’entreprise, compte faire de cette tour un symbole emblématique de Montréal reconnaissable à des kilomètres à la ronde.

Mais d’abord et avant tout, L’AVENUE reflétera le marché actuel de l’habitation, dit-on chez Brocollini. Malgré les récents avertissements d’une éventuelle « surchauffe » des copropriétés à Montréal, ce constructeur est convaincu du bien-fondé de son projet. « Des milliers de personnes habitant la banlieue reviennent en ville chaque année, si bien que la métropole a résolument besoin de copropriétés supplémentaires, car les espaces pour construire des maisons unifamiliales se font de plus en plus rares sur l’île », affirme-t-il. L’édifice sera construit sur l’avenue des Canadiens-de-Montréal, en face du Centre Bell.

Inspirée de New York

« Il s’agit d’un projet à la fois excitant et inédit », confie pour sa part l’architecte Mansoor Kazerouni, du Groupe IBI, qui travaille également à l’élaboration des plans et devis de l’immeuble en compagnie de son partenaire, Sol Wassermuhl. Précisons que l’ingénierie mécanique et électrique du projet relèvera de Dupras Ledoux, et que le génie des structures sera pris en charge par NCK. Si l’œuvre n’est pas encore entièrement définie, « son intention », en termes visuels, n’en demeure pas moins « coulée dans le béton ».

Ce gratte-ciel s’érigera à l’ouest de la tour 1250 René-Lévesque Ouest. Il sera constitué de trois volumes rectilinéaires sculptés. « Si L’AVENUE avait comporté des façades plates, les vues à mi-hauteur auraient été obstruées par cette tour », explique M. Kazerouni. Pour éviter ce scénario, l’approche préconisée consistait à modeler trois segments réunis les uns aux autres, afin de permettre des vues vers le sud et le nord de Montréal, où seront visibles, entre autres, le fleuve Saint-Laurent et le mont Royal.

L’AVENUE a pris son inspiration à New York, où les tours traditionnelles contemporaines s’amincissent vers le haut, pour se terminer en pointe, créant ainsi des silhouettes uniques et reconnaissables. L’immeuble s’amalgamera harmonieusement au 1250 René-Lévesque Ouest, dont la façade ouest est en bonne partie constituée de pierres, tandis que celle de L’AVENUE comportera du verre, ce qui devrait créer un « dialogue architectural » intéressant, les concepteurs de l’édifice n’ayant surtout pas voulu réaliser un design éphémère, mais plutôt des formes et une allure qui vieilliront bien.

L'AVENUE – Un investissement de 200 M$

En février 2012, Brocollini, en partenariat avec Carterra, a acquis le terrain où sera bâti l’immeuble pour la somme de 14,1 millions $. L’investissement total nécessaire à l’ensemble du projet s’élève à environ 200 millions $. L’AVENUE se joindra à d’autres projets annoncés récemment dans le secteur du Centre Bell, dont la Tour des Canadiens et la tour de bureaux Deloitte.
