Will actually improve this area significantly. Longueuil needs more buildings like these, so at least they're going in the right direction.

I'm not pleased with the unnecessary and ultimately harmful indoor parking provisions, but otherwise, this is a good project!

Here's a picture of the Axces right next door, taken by me yesterday.

Thanks for the shot!

This is definitely a high potential area, although slightly isolated (with the bridge, Taschereau, Autoroute 132 and the sea of parking lots and nearby). It would be great to see it integrated into the Longueuil street grid. As of now it can only be reached from two streets: St-Charles and Marquette.

I'm working on it
Agglomeration officials are well aware that the area is constricted by the bridge, Taschereau expressway and Autoroute 20/132. A PPU is on the way, that's all I can say... the expressway's days are numbered.

Le projet de Triovest porte à 265 M$ le montant total des investissements à la Place Charles-Le Moyne

Ville de Longueuil
Longueuil, Mercredi 18 septembre, 2013.

Le promoteur immobilier Triovest propose à la Ville de Longueuil un projet de redéveloppement en trois phases totalisant 160 M$ pour un concept d’aménagement axé sur les transports collectifs et actifs à la Place Charles-Le Moyne. Ce complexe d’affaires et d’habitation tirera profit de la présence de la gare de l’Agence métropolitaine de transport (AMT), du terminus du Réseau de transport de Longueuil (RTL), de la station de métro Longueuil–Université-de-Sherbrooke et des nombreux liens piétonniers et cyclables.

Triovest envisage d’acquérir l’immeuble qui est une propriété de la Ville et de construire un complexe mixte directement au-dessus du métro. Dans sa phase I, un basilaire de deux ou trois étages abritant des commerces de services et de restauration rapide, une clinique médicale et possiblement un cinéma seraient construits. Cette première phase est évaluée à 50 M$.

La phase II prévoit une tour d’habitation de 20 étages d’appartements locatifs. Cette phase est estimée à 60 M$.

La phase III propose une tour de bureaux de 10 étages pouvant accueillir une agence gouvernementale ou une grande société nécessitant une mise de fonds par le promoteur de 50 M$.

« Notre administration s’était engagée à donner un souffle nouveau à ce secteur. Le projet de Triovest confirme ainsi le statut de cette zone destinée à favoriser les transports collectifs et actifs de la Place Charles-Le Moyne. Le fruit de nos années d’efforts et de détermination prend maintenant forme avec ce projet de 160 M$, qui s’ajoute à l’investissement de 65 M$ annoncé cette semaine par SSQ Groupe financier, qui construira un bâtiment de 12 étages abritant des commerces et des bureaux, et au futur complexe culturel de 40 M$ annoncé au printemps dernier. La place Charles-Le Moyne devient un véritable pôle d’affaires, de savoir, de transport, de culture et d’habitation, tout en demeurant un milieu de vie à l’échelle humaine », soutient la mairesse de Longueuil, Caroline St-Hilaire.

Le financement du projet de Triovest sera assuré par des fonds provenant d’importantes caisses de retraite québécoise et d’investisseurs institutionnels. Triovest gère des actifs de 10 G$, plus de 50 millions de pieds carrés d’immeubles et compte plus de 700 M$ en projets de développement. Ses principales réalisations à Toronto et à Vancouver sont axées sur les transports collectifs et actifs.

Really impressed with all the new Longueuil development. And it's about damn time, too.


As for the Triovest towers, I count 30, not 20 floors!

I'm happy to see the development start creeping up Chemin Chambly toward a more established area of Longueuil, although I think on such a major street they should have went with at least 4-5 floors, and had retail on the ground level.

There will be a battle for the mayoralty of Longueuil after all.

Longtime resident and council regular Pardo Chiocchio submitted his nomination papers to the director general of elections on Wednesday. Until then, it looked like incumbent mayor Caroline St-Hilaire would run uncontested for her second term.

But St-Hilaire says she had already been running her campaign as if she had an opponent.

“I have a team that I have to get elected,” said St-Hilaire, the leader of Action Longueuil. “If there is a race for mayor or not, I still have to run a campaign.”

She said she is eager to hear Chiocchio’s vision for Longueuil, and debate with him.

Chiocchio, 70, is a regular attendee of council meetings, and has run in the past to be a councillor. The former president of the Association des Italiens de la Rive-Sud told a local newspaper he will take the weekend to work on his electoral platform before making it public.

Chiocchio ran a construction company, but said he is on the “honest side” of the industry.

He said he didn’t want St-Hilaire to be acclaimed because it would be bad for local democracy.

Chiocchio, who is running as an independent, said he has life experience that is pertinent to the job, in comparison to St-Hilaire, who is a career politician.

Les élus de la Rive-Sud ont de grandes ambitions pour le boulevard Taschereau. Le maire de Brossard veut en faire « le plus grand chantier de requalification urbaine au Québec ». Longueuil est sur la même longueur d'onde et envisage de larges trottoirs, des arbres et même un tramway.

Longueuil illustre son « opération revitalisation de Taschereau » avec une photo de Paris et le maire de Brossard, Paul Leduc, n'hésite pas à qualifier l'avenir du boulevard de « Champs-Élysées ». « Un beau boulevard, quelque chose de beau. C'est notre planification actuellement », résume Paul Leduc, qui consulte depuis plusieurs semaines des gens d'affaires, des urbanistes et des citoyens au sujet de ce projet de « redéveloppement ».

Le boulevard Taschereau, qui a fêté ses 80 ans l'an dernier, est souvent cité comme un exemple type de planification dépassée, le symbole de ce qu'il ne faut plus faire comme développement urbain. Dans un document produit juste avant l'été par la Direction de l'aménagement durable et du territoire de Longueuil, il est question d'un « boulevard comme milieu de vie », avec de « larges trottoirs », des « places publiques » et une « emprise conviviale pour les piétons et les cyclistes ».

Comme l'avenue la plus connue de Paris, Taschereau a quatre voies de circulation par direction et plus de 60 000 véhicules l'empruntent chaque jour. Mais la comparaison s'arrête là. Le maire de Brossard aimerait que les abords du boulevard soient rezonés pour faire la place des bâtiments à usage multiple, plus denses et plus hauts, comme c'est le cas sur les Champs-Élysées, avec des commerces au niveau de la rue, des bureaux au premier étage et des logements au-dessus. Paul Leduc aimerait également que les stationnements soient déplacés de l'avant à l'arrière des édifices.

Le premier projet à voir le jour sera situé sur le chemin de Chambly, sur un terrain à l'arrière des Résidences Les Fontaines, voisin du supermarché IGA. Le nouveau complexe, un projet de la Coopérative de solidarité en habitation Montérégie/Rive-Sud, sera doté de 74 logements destinés aux aînés en perte d'autonomie.

Le 2e projet consiste à rénover l'ensemble des habitations Terrasses Mousseau qui datent de 1971 et situés sur le boul. des Ormeaux, ce qui permettra du même coup de revitaliser le quartier Sacré-Coeur. Le complexe compte actuellement 178 logements destinés aux familles et personnes seules. La première phase du projet consiste à rénover 91 de ces logements.

Le 3e projet de l'organisme Les Habitations Paul-Pratt est situé sur la rue Pratt, dans le secteur du Vieux-Longueuil. Il prévoit la rénovation des trois bâtiments qui ont abrité l'ancien Centre d'hébergement de soins de longue durée, dont l'ancien Manoir-Trinité qui sera restauré tout en préservant son caractère patrimonial. Un nouvel immeuble sera également construit sur le site. Au total, 109 logements seront offerts à des aînés en légère perte d'autonomie.
