Looks like they hired a lobbyist for this project back in November. The lobbyist just registered recently. Looks like they expect to start moving by June.

This mandate is to request a construction building permit on behalf of the owner of the building at 440, boulevard Rene Levesque ouest for the enlargement of the ground floor and modification of the facade to accommodate three new commercial tenants on the ground floor. It involves approval of the change to the appearance of the building by the City of Montreal and the Ministry of Culture and Communications because it falls within the radius of a patrimonially protected church nearby.

Renseignements utiles :
The client owns the run-down and abandoned buildings located at 1866 Sainte-Catherine O./1279-1285 St-Marc in downtown Montreal. He would like to transform the property into a residential rental apartment building of about 8 storeys with commercial usage on the ground floor. Currently the zoning allows for only a 3 storey building which makes it economically unfeasible. In order to create the circumstances necessary for an economically viable project, the zoning must be changed to allow for a taller building. Our mandate consists of working with the Ville Marie Borough to coordinate a "projet particulier" process to allow for a change in zoning for a larger building. The change in zoning must be approved by municipal resolution. Many buildings nearby are much taller and the Plan d'Urbanisme for the sector also allows for a taller building.

Condos Mackay | 63.6 M | 20 FLOORS

Can someone please get a shot of this?

20-floor condo building slated for Mackay just behind Buffet Maharaja. It was approved back in November.

Big ads on Buffet Maharaja and neighbouring buildings for the condo. Got a quick glimpse of the render but didn't get the chance to take a shot. It looked bland/ugly. Looked to be 100% residential with no commercial at ground level. City seems fine with that and doesn't seem to care if Mackay is not very frequented.

They listed a website, although it isn't live yet. http://www.condosmackay.com/

Quote:

I would not shed a tear if Buffet Maharajah had to go. Diarrhea city.

Don't get me wrong: I love Indian food. But Barfet Maharajah is just awful.

You will be happy then. The buffet no longer exist, and it has been the case for a few months now.

Never been there - it always used to show up on local commercials. Largest Indian buffet? Houston? NO.... New York City ? No... it is right here in Montreal!

Though, hands down, best Indian buffets are at Indian weddings.

Sales of new downtown Montreal condos slowed in 2013 but report points out positive trend

More than 60 per cent of units developed during the latest housing boom have been purchased, Altus Group says

By Allison Lampert, GAZETTE real estate reporter

MONTREAL – Sales of new downtown Montreal condos slowed toward the end of 2013, but more than 60 per cent of the units developed during the latest housing boom have been purchased, a new report by Altus Group said.

An expected softening in new downtown condo construction this year will bolster sales of completed but empty apartments, says the 2013 report which was published Thursday. The report’s conclusions run contrary to broader industry fears of overbuilding, amid Montreal’s softening condo market.

New condominium project in Notre-Dame-de-Grâce

DevMcGill and Sobeys are partnering to realise a new mixed-use residential/commercial real estate development in Notre-Dame-de-Grâce located on Cote Saint-Luc Road, between Earnscliffe Avenue and Clanranald Avenue.

On the ground floor, the project will include a full-sized neighborhood grocery store as well as a dry cleaner.

The residential portion of the project consists of two buildings, one of six stories and the other of nine, linked together by multi-level glassed in walkway overlooking the landscaped courtyard.

The project is designed to integrate seamlessly with the local architecture and a large landscaped area will separate the buildings from their neighbors, reflecting the green nature of the NDG neighbourhood and assuring the privacy and tranquility of the residents.

This condominium project will offer at total of approximately 150 condominiums with 1 to 3 bedrooms. Many units will also benefit from a private balcony or large private terrace.

The project will also will include indoor underground parking.

This condominium project is in the planning stages and requires further approvals from Montreal’s Urban Planning Advisory Committee, the Borough Councils of the City of Montreal and Quebec’s Ministère de la culture et des communications.

As I departed from Hurley's late last night in a drunken stupor, I noticed they fenced up the site and put up a big picture billboard on the AXIS site. So this project is a go. Pretty happy about that. The Crescent street of today is mired in unfortunate parking lot interruptions. In a few years in will look like a street worthy of being in downtown.
