We have some updated elevations for Broadmoor Block A. Both the office and residential towers gained a little height. Block A faces Burnet and is largely one of the current IBM surface lots.

how is brandywine financing the broadmoor redevelopment?

they are big but surely they can't be singlehandedly doing this, right?

If that happens, you can go to the site plan application to get the attached file.

The city has started attaching more files to the site plan applications. The site plan with elevations are often showing up now before site plans are approved and released. They are usually in a file with "AW" or "Red Line" in the description. But sometimes not, so you may have to open a few files before you find the right one.

AULCC document up for Fairfield at Metric, a 5-story 390 unit apartment complex set to replace the Goodwill that fronts 183 near Metric. It does not appear to have any retail, at least from my quick viewing of the file.

I'll trade a 5 story Texas donut for a big surface lot any day of the week. I'm even probably okay with no retail, as there's not yet a lot of residential otherwise in this area, and new residential will eventually invigorate the other existing retail around there. (across metric and just further up research).

I hadn't noticed, but in yesterday's CapMetro board meeting there was originally supposed to be an item on the Broadmoor station. It got pulled (sounds like it wasn't quite ready for the board).

but at least for the monent, if you go to that item (5) in the video stream and click on it, you can see a short 5 or so page presentation. (it's in their viewer app, so I can't direct link it).

Looks like the current estimate is a cost of $24M, with CapMetro paying half (though if it's still under negotiations, who knows).

Estimated construction complete Summer 2022.

This channel has been very quiet since WFH/COVID and TheATX leaving us.

Here is a picture of Bowen and Tower2 from the Indeed/IBM parking lot.

I am wondering if Tower 3 and 4 will be delayed because of the WFH/covid effecting the commercial rental market.

In this picture, notice the tree on the left by the light blue on Bowen. Beautiful tree. Last week it was moved from where the blue X is. It was moved as part of making room for Tower4.

I don't have pictures but there has been major changes done south of IBM, west of Indeed to make room for Tower3. New entrance to parking garage, new entrance to bank, new road, new loading dock for IBM.

On the north side, I don't have a picture but that is looking nice as far as the road and landscaping, the area between Bowen and Flatirons.

It looks like they are getting ready for Towers 3 and 4; however, that might just be prep work for South Domain and Towers 3/4 could be delayed. I would think they would have already started if there was interest.

Once all that is done, IBM will be torn down. If the WFH/covid delays things maybe 045 will hang around for a lot longer since the landowner can continue to take in rent and IBM can continue to delay their plans as they decide what to do with their hw division.

I don't work in my office these days but I still live close-by so I am in the area often. I forget that others aren't and might want updates. The area is certainly blowing up big-time. It feels like a West Campus-esque explosion.

It's not much but here are a couple. Sorry, I forget the names of the projects.

First building is a hotel (Holiday Inn I think? I don't remember). Second is tower 3.

Right now, this corner of Burnet has 2 hotels that are almost finished, the Modera apartment complex which is probably the only wood construction building I've seen that involves a crane (it's so adorable), Tower 3 and the Bowen, and maybe you can even count the MLS stadium. So it's still hoppin' over here, and most everything is being thrown up incredibly fast.

There are renderings up for tower 9 on along the fence on the northside, but not a lick of work being done. Guessing the project is frozen for now.
