The empty lot at 11 West 126th Street now has some major construction happening on site and the foundation work has been under way for the past few weeks. We walked by this block just west of Fifth Avenue a couple of weeks back and noticed that there was an architectural rendering already up on the front fence.

Basically a new construction totaling six floors will eventually finish up by next year but it is unclear if the address will be condos or rentals. This design is a little more advanced than some of the plain brick towers that have been built on the side streets as of late so we expect this one to maybe be open to buyers eventually. The extended glass corner units almost look like modern balconies and provide an element of architectural interest in this part of Central Harlem.

The design architects, Bed-Stuy-based Samuel Wieder Associates, sent along this rendering of the seven-story building. The facade will be boxy and stacked, much like ODA New York’s singular geometric style, and feature a palette of red, white, and black panels. Rego Park-based Diego Aguilera Architects are the architects of record, which means they applied for the permits.

The building will host 75 apartments across 49,664 square feet of residential space. The apartments will be rentals, and the average unit will measure about 660 square feet. The developer also hopes to build a larger project than zoning would typically allow here, which could means that some of the apartments will be affordable. And the plans call for 36 parking spots in a lot behind the building, which is less than the 53 spots the city requires for 75 apartments in this part of Williamsburg.

The building was constructed in 1906 and operated as an elementary school, P.S. 64, until its closure in the mid-1970s. The borrower first acquired the vacant asset in 1999 and has since been pursuing the entitlement and redevelopment of the property, according to an announcement by MRC. The financing will retire the existing indebtedness and provide capital for pre-development.

“There is a shortage of quality student housing options in Manhattan,” Joshua Zegen, a managing principal and a co-founder of MRC, said in prepared remarks provided to COF. “Our financing of this project will help the borrower tap into that demand and turn a vacant building into a thriving housing option for students residing in New York City. This new development will provide a brand new student living facility with contemporary amenities, right in the heart of the East Village, one of the most artistic and diverse communities in the city.”

The 225-unit building will house 535 students and have various amenities, including a fitness room and outdoor spaces.

Since the site sits in a prime location between Fillmore Place and Metropolitan Avenue, the retail has attracted interest from several high-profile tenants, including Shake Shack, according to The Real Deal. Asking rents last fall were around $135 a square foot.

Those six apartments would be spread across 8,084 square feet of residential space, for average units of 1,350 square feet. The expensive neighborhood and spacious apartments strongly signal that these will be condos. The lot is triangular, and as can be seen on the floor plans, the triangular apartments will have some unusual layouts.

The facade is clearly meant to reference the cast-iron factories scattered throughout South Williamsburg, like the one around the corner on Grand Street. The Fillmore Place Historic District is right next door, and while the lot isn’t inside the district, the design evidently pays tribute to the landmarked buildings nearby.

T.F. Cusanelli & Filletti Architects is designing the building. The developer is Soho-based Brooklyn Boss Properties, which has built a few small projects in the neighborhood.

The 18-unit development, from the Gotham Organization, is housed at 520 West 45th Street inside a former grade school, with enough vintage flourishes to make it feel as if a teacher is going to walk around the corner at any second.

On the ground level, the small gym, which opens to an outdoor lounge, also evokes the past. A tile mosaic on the wall spells out “P.S. 51,” the public school that was the previous occupant and that moved to West 44th Street. And the gym’s ceiling fans are encased in cages, as if to insure that no stray basketballs get shredded.

The lobby features a card-catalog-type mailbox, which resembles the menu-stuffed card catalog AvroKO installed in Public, the NoLIta restaurant the firm designed.

Though reproductions may fill Inkwell, some mementos were preserved elsewhere. For instance, a wall-mounted pencil sharpener wound up in AvroKO’s conference room, Mr. Goodrich said, along with a 1990s-era fire-drill poster. A claim to fame for the school is that, in 1908, it was one of the first to serve lunch to its students, according to a site study by AKRF, an environmental, planning and engineering consulting firm.

Prices at Inkwell, which is being marketed by Brown Harris Stevens Development Marketing, start at about $1.78 million for two-bedrooms and average about $1,600 per square foot. Sales are expected to begin in late summer, and the condominium is expected to open in the fall.

The Bronx-based developer filed plans on Friday to add eight stories to an existing two-story building at 1880 Boston Road, just off the Cross Bronx Expressway. The Cerebral Palsy Association of New York currently leases the building and plans indicate that a “not for profit and ambulatory diagnostic center” will move into the basement and first floor of the completed project. Representatives for Foxy, led by Shelly and Jeff Fox, didn’t immediately return a call seeking comment.

The apartments will be for senior citizens and will be co-developed with Alembic Community Development and the Hebrew Home for the Aged in Riverdale, according to Foxy’s website. The project is expected to cost $70 million and will be financed, in part, through the city’s Department of Housing Preservation & Development’s SARA program, which provides low-interest loans for affordable housing for seniors.

The project is expected to have 133,812 square feet of residential space across the second through 10th floors, according to a permit application filed with the city’s Department of Buildings. The 10-story building will also have 2,317 square feet of retail in the basement.

The design, from Robert Bianchini’s ARC Architecture and Design, is attractive for new construction in the neighborhood. There are huge casement-style windows, along with a roof deck, and even some greenery integrated into the facade. But it does commit an architectural sin by breaking the street wall, because it extends past the edges of the rowhouse and school on either side.
