"The site is one of downtown Calgary's few remaining privately owned full city blocks. The site was acquired on a 50/50 joint venture basis between RioCan and KingSett at a purchase price of $20 million ($10 million at RioCan's interest)"

My speculation is that it's gotta be the block between 5th and 6th Aves, 3rd and 4th sts SE. Easy access for pm traffic leaving downtown on 5th ave and to Vic park via 4th st. They will get a lot of Bridgeland, EV, and Inglewood's market share. Given that it says the grocery store will be on the 2nd floor, I assume +15 access will be part of the project, presumably through BVC.

This is a major game changer, not just for EV, but for the whole inner city. I'm really interest to learn more as details emerge! From the sounds of that article this is very likely going to actually happen. Am I interpreting this right?

so this riocan development might have a theatre and the first south development also may have a theatre.

So I'm assuming this new Riocan proposal is different than the "Block39" mixed use project?

The Mount Royal Block proposal also is rumored to want a theatre as part of the commercial/retail podium. Lots of potential new grocery stores too. First mover advantages will be big. Whoever moves first will likely stake out their territory within each area.

Very true. I was just being a smartass about being able to actually read the labels / prices... Should've added a smilie like

I've never been to Vine Arts, but I think I'll try and make it down there this weekend. What you say tends to ring especially true with liquor stores. If that price comes with great suggestions / "free" advice, then it's a heck of a lot cheaper than buying a bad bottle.

No worries. The nice thing about Vine Arts is that with regards to their wines, every bottle in the store is a winner and they do have some bottles under $20. Plus everyone there knows their stuff but aren't pretentious dicks about it.

And fully agreed, super approachable and awesome staff. Helps that they are all pretty much party animals.

RioCan after losing out on block 39 bought the CPA lot which is the one referred to above between 5 and 6 ave

Good to hear. 600,000 sq feet hey? I'm assuming similar design as First South, with a couple office floors tacked on top? Will help to create a good buffer between the drop-in centre and the rest of the East Village. This lot would have been a tough sell residential-wise for sure.

Joey Tomatoes is opening somewhere on Stephen Ave. Anyone know where this one is going? Possibly the HMV space although that had been rumoured to be a Cactus Club.

Where did you hear that? At first this struck me as odd-opening a second location so close to their big restaurant in Eau-Claire? I would have thought they'd chose somewhere south of the track for that. Similar set up to most other chains in the inner-city here(Keg, Moxies, Earls, OJ's) etc.

Now I'm thinking these guys must have been given the heads up about the Eau Claire market re-development. It was also announced recently that another main tenant in the Eau Claire market, GoodLife Fitness, is leasing the bottom two floors of the old Bank of Montreal building on Stephen......

Reliable source from a brokerage. I thought is was strange as well, given their location so close by, but I think Stephen Ave and Eau Claire tend to serve different markets anyways.
