$/sq-ft. Those towers are also massive as well. 50 Hudson, the Spiral. Height doesn't always equal higher cost, but how much sq-footage is being developed along with the materials and specifications needed.

If it were to be the size of 432 Park, with the same floor area or size, assuming no architectural elements that shrinks the space, but a type of design that further maximizes sq-footage, it'll be way more expensive along with associated costs to build higher (PSI, engineering requirements, and so on).

What does it have to do with it? The two towers cannot be compared. You must think of a tower similar to 432 Park.

432 Park
412,637 square feet
1,396 ft
US$1.25 billion

360 10th Avenue
840,000 square feet
over 1,300 ft
US$ 3 billion

Was this explicitly stated? Where did you hear that?

I hope it's at least 1,150+ if that's the case

The guy that runs yimby checked the design out. I'll take his word on it lol.

But obviously for confidential reasons, one can't burp out details.

Probably YIMBY has seen one of the proposals made for the project but it is not necessarily the deffinitive one.

Considering that this probably won’t be built for 5-7 years, I doubt that any tentative design is final.

50 HY is 3 million square feet, so about three times the size of 360 10th. And it's an office tower, which has much higher construction costs.

If it costs $4 billion, it will be much taller than 1,000 ft. But we have no clue (yet). I'm hoping we get a dominant spire for HY.

We haven't heard from this project anymore ... What does Frank McCourt want to do with this place?

Maybe he'll wait for all of the New Build Office Towers in the neighborhood to finish up, and for the bigshot tenants to move into the renovated 410 10th. I wouldn't be surprised if Brookfield comes on board and together they brand this as 10 or 360 Manhattan West. I'm pretty sure McCourt will be looking for another partner after Hines bailed.

There's going to be a second wave of construction in Hudson Yards once all of these finish up. Tishman Speyer's 99 Hudson, Related/Spitzer's 451 Tenth phase 2 ("70 Hudson Yards"), and Rockrose's 555 west 38th phase 2. This tower will probably rise alongside those.

He wants to develop it same as everyone else wants to do with their properties. But you can call him personally to get more specific.

Maybe all of this. But I'm not sure McCourt will wait until 2025/26 for Hudson Yards Phase 2 to be completed. As you say ... McCourt will look for a new partner or he could sell to Brookfield but in this case we will no longer see a very tall tower.

I'll say it one time. Stop bumping threads that you have no information on.

When they finally get around to this, I want another connection to the High Line here. Current plans show an extension to the park running just south of the site, but a connection in front of the 360 site (Dyer and 10th) would help a lot. That traffic configuration, because of the tunnel traffic, can get a little crazy, and you have to walk through it. We'll see what happens.

I’m shocked that McCourt is sitting on this in light of the scorching hot condo market. Does anyone know if he has partnered with a real developer? I thought that he did.
