If you stand on certain angles, you will have the blue glass overtake the sight of the red cladding and the red behind the glass gets completely covered with a reflection, you can see that on my other photo on post #343 (south face of the tower). The red is greatly seen in the sunlight, and is barely seen but noticable in the shade. I'm liking how it's turning out, but based off renderings all of the red metal is done being installed as the last four residential floors do not feature the red metal. We'll see some balconies on the north, east, and south faces too

A new high-end Center City residential tower is hitting the market, just as many experts fear an apartment glut
The building has retail space, underground parking spaces with EV charging, and a suite of amenities that includes an outdoor pool.

I didn't realize this but I think this was a good move on the developer's part:

Given the location, it will do well. So much "expert" talk about an apartment glut, yet it hasn't happened.

Plus, there will be a slowdown in large projects coming online after this year, which is a good breather for absorption.

Hopefully completion of this means Midwood will start their 9th and Washington project which has been sitting for at least a year. Take this with a grain of salt but Yimby noticed some activity on the site and the Center City District yearly report says under construction...

Checked the Ludlow, the building at the southwest corner of 11th & Market. They have 13 of 323 units available listed as available. 96% occupancy of a building renting at $3.70 per sq.ft. is not an apartment glut IMO.
