The Toronto Junction is increasingly getting new developments--DuKe Condos and a new apartment building. One site in particular interests me: The triangle currently occupied by a Tim Hortons at St Johns Road and Dundas Street West:


My first quick concept for what I believe is begging to go up here:


The Junction Flatiron - a 6 storey condo loft building:




PH steps back--not fully resolved yet. Ground floor retail. 16-20 units. Could possibly be brick to match the neighbourhood aesthetic. Height lines up with c.1960s office building across the street.

What happens when your neighbourhood bores you? (Or at least bugs you because it has so much potential yet remains for the most part a strip of empty storefronts?) What happens when local media deem it the new hip neighbourhood?

Does anyone remember my plans for Brant & Camden Street?


The Factory Park was designed to make grey look good.

Now, I've asked this question before: is brown the new grey?

It may be if 39 Camden gets out of my head and above ground:


The hole in the streetwall (including the old warehouse on the left) must be filled!

^It depends. If there's more details and interesting design then obviously longer--perhaps 4-6 hours? If it's a simple quick sketch like Spadina Lofts below, then maybe an hour or two. I have been so busy with life the past 3 weeks I've had trouble finishing something I like--when I'm creating design concepts that challenge me is when I'm happiest.

Ha I don't have the patience nor ability to focus on a single design for weeks' at a time. Although today I rewind back 3 months to King Brant and update the look in stone and red brick:
