I've got a couple of cool new developments to talk about...


But first, I need to do some updates on existing projects.

In the last post on this from early summer, the steel for the new building under construction was just rising.

The new construction - for The Clara Luper Center - is nearly structurally complete now.

The Benz Building (a former Mercedes dealership converted to office space) is all but finished now.
The anchor tenant, Hogan Taylor, has moved in.

New Mixed-Use Development at 9400 N. Broadway

An 8 story office complex on north Broadway is about to get more interesting.

This complex was purchased by Le Norman Properties back in 2011.
David Le Norman, an OKC oil executive, owns this real estate / development firm.

Le Norman Properties now plans to develop the land immediately east of the tower.




This plot is to be developed into a 3 story mixed-use building with its own dedicated parking garage in the rear.

No details yet about the mix of possible tenants.

Note that this property is immediately north of The Half development of American Fidelity.

Perhaps it was the spawning of new development in the American Fidelity property that spurred on this proposal.
In any event, it would be great to see this section of Broadway start to come alive.

Level East

A new apartment complex is coming to the Deep Deuce section of downtown.

Immediately east of the existing "Level" apartments, the new complex is dubbed "Level East".

This will have 6 floors, including one underground level.

The neighborhood

This is an interesting area of Deep Deuce with lots of new builds and renovations in the past 7 or 8 years.
Let's take a tour.

To the south of the lot is the historic Calvary Baptist Church - which was renovated several years ago.

Part of the Plan

The developer, Richard McKown, also built both the Level and Mosaic apartments.
With the Level East apartments, this would complete a trio of residential projects in this one area.

The original member of the trio, the Level apartments were completed in 2012.

The complex contains a small, local grocery store - Native Roots Market - as an amenity.
At the moment, it remains the only true grocery in the downtown area.

It originally featured a restaurant on the ground level - Urban Johnnie.
This has since changed concepts - recently redone as 'Bar Cicchetti', an Italian restaurant and sports bar.

The newly proposed building has the same general design as the other two.
One difference though is that Level East will have a brick exterior as opposed to the stucco used in the first two projects.

Flixbus announces a new Oklahoma / Texas route.

Flixbus offers bus service between cities with very low fares.
Currently, they operate on the east and west coasts of the US, plus Texas-Louisiana.

They also operate in several European countries.


The newly announced route will connect Tulsa -> OKC -> Dallas -> Houston.

This is pretty cool.
Not exactly high speed rail, but hey...

And the fares are amazingly cheap.

Clark Crew BBQ

When I posted several months back about the renovation being done by Clark Crew BBQ, here's what the building originally looked like:

It had previously been an Italian restaurant.

Clark Crew had plans to build a new smokehouse.
But I figured that the changes to the existing building would be largely on the interior, not so much on the exterior.

Um.... WRONG!

The transformation is so great, I can hardly even tell that it's the same structure.

Looks great.
That's a lot of money they've plunked down on the rehab.
Hopefully it turns out to be worth it.

It's not open yet, but apparently that date is not far off.

Just for reference, I'll point out some of the surrounding structures...

In the background, to the right, is a trio of nearly identical office buildings.
This is Landmark Towers.

At the intersection of NW Expressway and Grand Blvd, the group of (mostly) beige/brown brick buildings is the Integris Baptist Medical Center.

Further down NW Expressway, the black tower with red trim is Union Plaza.

Also down the road, but on the left, the white tower is Embassy Suites (originally a Marriott Hotel) that is receiving an extensive renovation.

This is all slightly south of Lake Hefner.
A lot of activity has been occurring in this area -- it's worth another post of its own.

You can also tell that a section of NW Expressway has recently been re-paved.
That was done several month ago.

These are nearly complete now.

There are still a number of residential units left to be built, including a 160 unit apartment complex.
Plus offices, community buildings, trails, etc.
Much more left to develop for this project.

But it has come quite a ways so far.

OK Distillery and Brewpub

This is the distillery that will be located in west downtown just a short hop from Stonecloud Brewery (at the old Sunshine Cleaners building).




They just posted a pic of the exterior, showing some progress.

Chrysler Plymouth Building

Located at NW 13th & Harvey, Walter E. Allen's Chrysler-Plymouth Dealership was originally built in 1946.

It featured some neat innovations for the time, including a ventilation system that removed engine exhaust gases from the shop, and hydraulic lifts for easier repair.

Unfortunately, the dealership only lasted about a decade, going bankrupt in 1955.
Perhaps the state-of-the-art equipment was too expensive to maintain at that time.

After it went belly up, the building was subdivided:

The western portion (maintenance side) became a mechanic's shop.
The eastern portion (showroom) went through several iterations, eventually becoming the home of an equipment rental company.

Recently, the western end of the old dealership was renovated as office space.
This portion is now referred to as The Monterey (or 309 Monterey).

Showroom Side

The showroom section of the old dealership is the more architecturally interesting side (to me, at least) because of the curved glass.
The interior has a cool design with some thoughtful touches.

It was sold a few months ago to Pivot Project, an OKC development group.

They originally bought it with a specific tenant in mind, but that tenant backed out.
Nevertheless, they are proceeding with the renovation while looking for other prospective tenant(s).

Pivot recently released some renderings for what they plan for the rehab.

This has had a relatively leisurely build pace.

Broadway Park

It's nice to catch of view of this building looking north down Broadway - and see it in the mix of other Auto Alley establishments.
Like this next pic (though it only barely peeks out on the right hand side)

Definitely one of the slower ongoing projects in downtown (although there is stiff competition for that honor).
It appears to be nearing completion, but at the rate this thing progresses, who knows how far off the finish date will actually be.

No word yet on any prospective tenants.

Left Frame Lofts

I just mentioned in the previous post that Broadway Park was one of the slower projects ongoing in the downtown area.
Another contender would be Left Frame Lofts.

Both those projects are great developments though.
Would love to see a dozen more of each.

The gutting appears to be in full swing.
The interiors are being completely overhauled.

Also...

The blue band you see on the street divider is the beginning of a public art display.
Local artist Joe Slack was commissioned to do the work.

All of them are great, but one set particularly grabbed my eye.

The building at the end of the street is the old Santa Fe train depot.
It was replaced with a beautiful art deco building in 1934.

That section of California Avenue and all the old buildings in the 1909 photos are now taken up by the Cox Convention Center superblock.

If (or, more likely, when) the Cox Convention Center is demolished, that section of California Avenue could be restored.
And a new set of buildings sprout up along the street.
But that's another adventure for another day.

Volvo dealership on Broadway closes

Possibly a case of deja vu all over again.

Recently, a Mercedes Benz dealership moved north and left an empty building behind on Broadway.
The building was renovated and now serves as the offices of Hogan Taylor accounting firm.

Immediately to the south of the Benz building was a Volvo dealership.
They have just recently moved to a new location in far north OKC.

This leaves (once again) an empty dealership on Broadway awaiting some kind of re-use.
No word yet on what may become of this property.

I don't think it will take too long before this gets snatched up and re-purposed.
This area of Automobile Alley has seen a lot of renovations and new businesses in the last 5-7 years.

As seen in the photo, the streetcar passes right by as it makes its turn from Broadway onto NW 11th Street.

Between the Buick building and the garage is a unique piece of artwork called "Architectural DNA".
It's a suspended iron staircase (saved from another renovation) balanced by cables between the two buildings.

To the west is the Monarch building, which is nearly finished.


Immediately to the south is a gas station / convenience store.
Next to that is a wholesale florist shop.

Dolese HQ

I've come across some higher quality renderings for the new Dolese Bros. Headquarters.

I've seen most of the exterior renderings before, though not at this large size and resolution.
The interior renderings are completely new to me.

This will be a two-story, 78,000 sf office building for about 150 employees.

It is part of The Half development by American Fidelity on north Broadway.
