Just curious if anyone has been by the site in the last week or so. Are they still doing the soil remediation work? I'm actually a little surprised that Golub didn't begin this until they had landed construction financing for the project. In full context, that seems too risk averse if you ask me.....

They already have financing in place. From Crain's: "Golub & Co. and partner General Investment & Development Cos. in Boston are moving forward with a 44-story tower with 490 luxury apartments at 545 N. McClurg Court after obtaining a $90 million construction loan..."

I was gonna say, Michels is a huge contractor up in Wisconsin, but I've not once seen them doing work down here. Looks like they've decided to jump in the game down here though since they've emblazoned "Milwaukee - Chicago" on their equipment. I welcome another big time contractor to the market, hopefully they will shake up the McHugh/Walsh/Bovis/WE Oneil club a bit.

Come to think of it, WE O'Neil jumps in sporadically, as do probably a few other players, but when it comes to downtown residential high-rise construction, the big four have really been McHugh, Power, Lend Lease and Walsh.....(my guess is they control over 90% of that market over the past several years).......

Welcome, 410 East Grand. It’s Been a Long Time Coming

One sign of a recovering economy is real estate developers jockeying to build new buildings so that they’re ready when the economy improves. An even better sign is when old projects that seemed dead get pulled off the shelves, dusted off, and actually happen.

410 East Grand under construction. That’s the case at 410 East Grand Avenue in Streeterville. We started reporting on it in 2011, but its history goes back further than that. But since it was approved by the city 989 days ago (that’s 141 weeks), we’ve hard bupkis. Now Streeterville Spy Jody has sent in pictures of actual work happening at the site.

IIRC almost the entire parking podium is wrapped in a combination of office and residential. Only a small part of the deck is visible (but still clad) mid block on McClurg.

I know some people dislike this building, but it's really not that bad. It's design is sort of forgettable, but not offensive. It has ground floor retail. A wrapped podium. A green roof. There are much, much bigger street level offenders in this neighborhood more worthy of condemnation. The neighborhood certainly doesn't have a density problem, it has a street level problem, and any development that addresses this gets a pass in my book.

Why does this building have a separate thread as it is less than 500' ? I thought Chicago projects unless greater than 500' are compiled in Chicago Projects Thread...Thanks

^^^It used to be for buildings over 700', but they've been easing the rules since we've got such a boom of mid sized and small buildings that the compilation is too cluttered.

I think it could come out pretty awesome if they buck up on the facade quality. And, as you mention, the urban planning elements are almost all spot on.

^^ Agree 100%. Count me among the perplexed as to Mr. Servo's hatred for this design. This, particularly in light of previous comments on in general passable work from SCB and giving 4 E Elm a complete pass in spite of its rather insetting base.....
