Can't they move the Dickey House? It seems sort of ridiculous they're accommodating such an unimportant historic structure. And it's street presence absolutely sucks, particularly facing Trinity.

Less Overhang Paves Way For Landmarks Approval Of Mixed-Use Tower At 77 Greenwich Street

EVAN BINDELGLASS
MARCH 9, 2016

Quote:
A 35-story mixed-use project in the Financial District can now go forward, thanks to approval from the Landmarks Preservation on Tuesday. The project is at 77 Greenwich Street (a.k.a. 42 Trinity Place) and needed LPC approval because it would cantilever over the Robert and Anne Dickey House, an individual landmark immediately to the south at 67 Greenwich Street (a.k.a. 28-30 Trinity Place). The changes to the design weren’t too dramatic and one of them was described as a “no-brainer” by the LPC chair.

kinda off topic.. but that Manhattan entrance to the Brooklyn-Battery Tunnel has always kind of annoyed me. Why couldn't they just build a cloverleaf-type T-intersection under battery park, connecting the tunnel directly to the battery park underpass?

It would smooth out traffic on west street, not to mention freeing up a few blocks of land right next to Battery Park, which is sure to be worth something.

^The Brooklyn-Battery Tunnel was built before the Battery Park Bypass, and the ramps fed directly into the then elevated West Side Highway.

Looks like this will be 35 floors.

=====================

Quote:
Located in New York's Financial District, FXFOWLE's 35-story stone and glass tower will feature three gracefully stepped cantilevers and a mix of retail, educational, and residential programming. The tower's limestone base will be comprised of 7,000 square feet of retail space as well as a new 476-seat pre-K to fifth grade public school, which will be incorporated into the first nine floors. A portion of the school will occupy the renovated Dickey House, one of five Federalist-era row-houses remaining in Lower Manhattan. The unique serrated form of the tower will allow all 85 residences to enjoy views of the harbor through all-glass wraparound corners. The building is crowned with a graceful composition that incorporates the penthouse residence with a south-facing loggia, shared amenity spaces, and a full-floor roof deck.

I think it might be from the inside. Or interior. Possibly moving items out to make way for the full exterior/interior demo.

Trinity Place Holdings plans 90 condo units for FiDi tower

Quote:
Matthew Messinger’s Trinity Place Holdings plans to bring 90 apartments to its Financial District condominium tower at 77 Greenwich Street, where prices will reportedly be in the range of $2,000 to $3,000 per square foot.
Messinger’s firm filed a permit application for the long-planned tower, also known as 42 Trinity Place, which will rise 40 stories in the air and span 280,700 square feet, according to New York YIMBY.

The 40-story building, which will climb from the site of the shuttered Syms clothing store between Edgar and Rector Streets, will also include 4,800 square feet of retail on the ground floor and a 476-seat elementary school that will span roughly 56,000 square feet.

The project has been years in the planning stages including a review by the Landmarks Preservation Commission regarding an architectural cantilever feature above an early 20th-century townhouse next door known as Dickey House.

In March, Landmarks gave the go-head to the cantilever and the renovation of the Dickey House, which will play home to a roof deck and recreation area for the school.

FXFOWLE is designing the building for Messinger, a former Forest City Ratner executive, which is slated for completion in 2019.

Nice project but I would have prefereed the earlier envisioning of a 1,000 ft tower, would have been a really nice addition to the area. Lopping it off to 500 ft seems shortsighted, especially when there are a number of towers closer to 800ft and higher being developed there, or already built out.

All Engines Go for 40-Story Condo with New Elementary School; See How it Will Change the Downtown Skyline
December 01, 2016

Quote:
A highly anticipated condominium tower at the foot of lower Manhattan is gearing up for construction. Addressed as 77 Greenwich Street, the building will join a bevy of new condo projects such as One Wall Street, 45 Broad Street and 50 West Street, which have high-tailed off of the area’s resurgence. The project’s development team, led by Trinity Place Holdings (TPH), will erect a 40-story, 503-foot tall skyscraper with 90 one- to four-bedroom homes, and a 476-seat elementary school at its base. Earlier this week, it was announced that Marketing Directors will oversee the marketing and sales of the residential units, which will all offer incredible water and city views.

^^^^

Looks like the new data indicates a 5 floor jump to 40 floors from 35.
