As dumb as it is, even if they cut it down to 837' JC still gets a new tallest and it would be a nice addition regardless.

New York area flight patterns seem aligned with Manhattan.

correct me if i'm wrong but wouldn't the flight pattern over the hudson river be near exclusively helicopters, mostly flying out of manhattan?

While there are lots of helicopters and light general aviation traffic strictly over the hudson below 1300', the lines on that map I believe also correspond to commercial traffic typically headed towards LGA. At that point they would be several thousand feet up, well over any buildings even in Manhattan. They often route traffic landing at LGA via that route, I'll watch them basically pass over my head every minute or so when the route is active.

I agree it is ridiculous to limit this building to anything below 2000'. It is no different than WTC on the other side. And if this location is limited, then all of downtown Jersey City would be similarly limited. We shouldn't limit height in an area where development is needed just for aviation concerns. They will work around it.

Also yes a lot of those lines are helicopters which already fly well below current building heights in Jersey City. I've sat on my building's roof and looked down at helicopters just a few hundred feet away.

Good news!! The FAA has signed off on December 18 with a determination of no hazard to air navigation for 99 Hudson. The final height will be 899 feet, a new tallest for Jersey City!

Nice!

I wonder if it's to the top floor or roof, either way it will be noticeably taller than the current tallest.

Interesting. If they let 900 maybe they'll let them get back to 990.

Plans for N.J.'s new tallest tower get federal OK

Also, reading on another site about misinformation that China Overseas America was land banking this site and cut the height of the tower due to lack of investor demand in China. That's complete uninformed bull----. Reality is the tower was still in a design phase when first announced.

The original plan called for 950ft height, 95 storys, and nearly 1 million sqft of residential space.

Zoning was changed to allow for a maximum height of 990ft, no limit on the number of storys, and nearly 1 million sqft of residential space.

Once the design was finalized, it will be 900ft, 76 storys, and nearly 1 million sqft of residential space.

The design of the building has changed but there has been no cut in the amount of development space. We focus big on height and number of storys on the various skyscraper forums, but the actual amount of development, 1 million sqft of residential space, has not changed and China Overseas America is utilizing the full development potential of the site. That remains true when the tower was first unveiled to the public January 20, 2015. There has been no cut in the square footage of this development, and certainly no cut because of a lack of demand.

In a developer's world, there is a pro forma floating around somewhere that allocates the one million sqft of residential space to 743 units and the amount they believe they will be able to sell for each unit/square foot of development. This document existed before the tower was even designed and will continue to change until the last units are sold. The one thing that has remained consistent since the property has been bought is the plan to develop nearly one million sqft of development.

New Jersey’s Future Tallest Tower Downsizes by 15 Meters

Jersey City, United States – 20 January 2016

Quote:
What will be New Jersey's tallest building has shrunk a bit, but it will still tower over the competition.

The skyscraper set for 99 Hudson Street on Jersey City's waterfront has been knocked down 15 meters to 271 meters. Additionally, it’s no longer 95 stories, but will instead stand at a humble 76. The state's current highest building is the Goldman Sachs tower, also on the Jersey City waterfront, standing at 238 meters.

The tower proposal comes with about 697 square meters of public plazas, and the newest plans show 1,454 square meters of retail space, versus the 1,672 square meters initially announced.

Still, George Garcia, attorney for the developer, told The Jersey Journal that the 781-unit condo building will put Jersey City in rare company. Only 28 buildings in the United States are taller than 271 meters, and all but four are office buildings, according to data from the Council on Tall Buildings and Urban Habitat.

New York YIMBY reported on January 12 that the building has received approval from the FAA.

"It's a signature project for Jersey City," Garcia said. He added that construction on 99 Hudson Street is expected to begin in February.

GROUNDBREAKING TODAY!

Quote:
Later this morning design team members from Perkins Eastman will join Jersey City Mayor Steven M. Fulop, representatives of the Jersey City Council and Planning Board, developer China Overseas America, Inc., Plaza Construction, and a host of other dignitaries for the groundbreaking of 99 Hudson St. (aka 99 Hudson). At 79 stories tall and measuring 900 feet from sea level, 99 Hudson will be the tallest building in the state of New Jersey, surpassing the 781-foot tall Goldman Sachs building at 30 Hudson. The new tower will comprise nearly 800 condominiums and will further enhance the city's ongoing campaign to “dramatically remake the Jersey City skyline,” according to Mayor Fulop.

Mr. Ming Wu AIA, Principal with Perkins Eastman, was in attendance along with key members of his design team. Speaking at today’s ceremony, Wu said, “99 Hudson will mark a new milestone for Jersey City’s resurgence as a truly great city in which to live and work. For decades now, people on the west side of the Hudson have marveled at Manhattan’s skyline, but today Jersey City is developing its own dynamic city, along with a world-class skyline. To play a part in this transformation is quite an honor.”

I like it a lot. I'd like to see all angles, but so far it has everything you want on a modern building. A touch of class and sophistication.

It's been 30 days since the FAA signed off on this one to get to groundbreaking (with a blizzard that shutdown the city in between).

And to think some guy was insisting the cause of the delay was because this was being landbanked.

Mayor Fulop is second from the left

Quote:
"This building will literally have the best views in the world," said Cindy Xiu, president of China Overseas America, which is behind the $500 million-plus tower.

Xiu was speaking this morning at the ceremonial groundbreaking for 99 Hudson, which is expected to be completed in 2018. The tower will house 781 condos and at least 15,000 square feet of commercial space.

Mayor Steve Fulop said China Overseas' investment, especially for a condominium project, is a "significant" sign of optimism about Jersey City and yet more proof that this is a "global city."

Once completed, 99 Hudson will give city residents a sense of pride, he said.

"It's going to remake the New Jersey skyline and the Jersey City skyline with a new, iconic building," Fulop said.
and this gem:
Quote:
Ward E Councilwoman Candice Osborne said 99 Hudson will help create a skyline to rival the one across the Hudson River. It will show Manhattanites that "our skyline's pretty cool, too," Osborne said.
Alright, we hit the 900ft mark. Now if Mayor Fulop and team can deliver a bonafide 1000+ foot building in Journal Square I'll be truly impressed, and so would the world.

The man will deliver!

Things are going eerily well for Steven Fulop
Quote:
AT THE topping out ceremony held on the upper floors of the first of three towers being built in a hitherto unloved corner of Jersey City, Steven Fulop, the mayor, gazed across the water at Manhattan’s skyline, New York Harbour, the Statue of Liberty and bits of his home state. He shook his head and said to himself, “this is crazy, this is crazy”...

This is a turn-up for a place that, thirty years ago, was one of most troubled cities in the state. Manufacturing and the warehouse industries had long since left, leaving behind empty buildings, high unemployment and a dwindling tax base. Financial companies began moving their back offices to Jersey City in the 1990s. Now millennials and arty sorts priced out of Brooklyn are moving in. Jersey City could soon pass Newark as the state’s largest city. Its schools, where around 80 languages are spoken, are bursting at the seams.

So someone dropped the height from 900 to 889 -- why?

Everything we have now points to 900. (the FAA's measuring instruments are off by 1 foot
