I'd love to see an 1,100' tower rise here. While I'm not expecting a landmark (but for the height), I hope that it has a tapered design with setbacks and a crown.

300k sf of retail is a lot. I anticipate a nice market like Whole Foods and a store like Target, to anchor it. This could be everyday retail for the masses, whereas HY will be very high end.

Silverstein pays $100M for site of future 1K-foot tower

Silverstein Properties first entered into a contract for the parcel with the luxury automaker back in 2011. Mercedes then relocated its dealership to the base of developer Two Trees' new luxury rental building Mercedes House, between West 53rd and West 54th streets.

Silverstein Properties is currently in the process of a land-use review with the city to try to change the commercial zoning on 514 11th Ave. to allow for residential development. Several renderings by the developer have been released in recent years, revealing plans for one or possibly two soaring spires with sizable ground-floor retail space at the site, which takes up the full block between West 40th and West 41st streets, and between 11th Avenue and a mid-block on-ramp to the Lincoln Tunnel.

One plan that drew widespread attention envisions a pair of spires connected at the top by a large enclosed horizontal platform. A source said Silverstein Properties has shifted its focus to a single tower that could be more than 1,000-feet tall and accommodate 900 units of rental housing.

The development site sits just east of Silver Towers, a pair of residential buildings holding more than 1,300 units that were built in recent years by Silverstein Properties.

I hate when they use the spire description to describe any skyscraper. Just say building or skyscraper.

The plan currently making its way through the approvals process calls for more units, but maybe would include some condos as well. We'll just have to see.

Not only tall, but thick. 1400 units is a lot. Probably in the top three in terms of raw units for a actual tower.

In total, close to 1.7 million square feet.

^ That's the rendering they're using to move through the approvals process, which won't be the exact design we get. However, I don't mind that it is a box, and actually think it's best designed as such. It'll be a mostly, it not all rental tower, so I don't expect any extravagant, multi-floor duplexes at the top.

Don't we know when they will start construction? How much longer is that?

Tentative. Will likely see some changes but I don't think it will deviate much from the approvals stage rendering. Still has a while before it rises to fruition.

Yeah, it will most likely be in that form (a box), but there's not even an architect selected yet.

I wouldn't worry. Its too early for this nonsense to be taken seriously,and it will change once talks/negotiations commence. This is merely a reactionary response based on opinion/preference, in this case, height. Although maybe if they include more affordable they won't make a fuss about height.

I'm not worried, and doubt it will be taken seriously at all. The argument for the tower has been made in the EIS, but to see the CB still yapping about "out of context" and "400-500" ft towers in the area is a bit silly. That's like saying with the new towers rising on 57th street being supertalls, every other building in that area needs to be a supertall.

Let's see...that neighborhood is comprised of either blockish towers, Lincoln Tunnel entrance/exit ramps, industrial lots and this tower has to be in context with that because...?

^ Because these people just want something to whine about. Even if Silverstein's proposal was for a 400 ft building they would be whining about it.
