Vornado making moves...

http://www.thestreet.com/story/13050...ranscript.html

Quote:
At 220 Central Park South, we recently completed excavation and foundations for our 950-foot tall luxury residential condominium tower. Starting in April, you'll begin to see the building coming out of the ground.

We also have vacated and commenced demolition of a spectacular development site we own with a 50% partner at 29 to 33 West 57th Street. It's just west of Nine West 57th Street, and steps off of Fifth Avenue.

And Vornado has been filing additional demolition permits in recent days.

I'm very excited to hear what they have planned for this site.

Back in september, there was some talk about a 7 star hotel.Guess some condos are possible too. We will know soon

Quote:
Vornado Realty Trust and the LeFrak Organization plan to build a “seven-star hotel” on the site of iconic Rizzoli Bookstore, Vornado CEO Steven Roth said at a panel talk today. The developers filed plans in May to demolish the bookstore at 31 West 57th Street. It was reported at the time that high-rise condominiums would rise on the site, but instead, Roth said, it will be a commercial use. Vornado’s priorities have largely been retail and office development in recent years. After 29 years, the bookstore closed in April, but is set to reopen in NoMad next year, reports said. Manhattan Borough President Gale Brewer had rallied for the city Landmarks Preservation Commission to designate the property a landmark, but the commission denied the bid. - See more at: http://therealdeal.com/blog/2014/09/....gmHjZc55.dpuf

Demolition continues, notice that Rizzoli bookstore is the first of 3 buildings to be razed. Is that coincidence or a message to Mrs. Gale Brewer?

^ A message to stay out of the way, though she's found a new target in the Seaport.

Council to take up park shadows

Dana Rubinstein
Mar. 31, 2015

Quote:
The shadows cast on parks by tall buildings are about to come under City Council scrutiny.

On Tuesday, Councilman Mark Levine, who chairs the parks committee, will introduce legislation that would create a task force to examine what he described, in an interview, as "the looming threat of shadows falling on our parks from the rising number of skyscrapers."

The issue dates back to the days of Jane Jacobs, but has gained renewed traction in recent years as developers have begun to line the blocks south of Central Park with hyper-luxury, very tall towers that block the sun.

In 2013, a journalist named Warren St. John directed public attention to the issue with a New York Times op-ed in which he warned a "Billionaires' Row" of new skyscrapers would block much of Central Park's "southern exposure, especially in months when the sun stays low in the sky."

A few months later, during a packed meeting at the New York Public Library, Municipal Art Society executive director Margaret Newman noted that San Francisco "has a sunlight ordinance, which blocks construction of buildings over 40 feet casting a shadow on particular parks."

Boston has something similar.

Levine's legislation wouldn't go that far, at least not yet.

Instead, it would "get us talking about this and tracking it and exploring possible solutions," he said.

The task force would feature the parks commissioner, as well the city planning commission chair and commissioners from the departments of buildings, environmental protection, and housing preservation and development.

They would meet at least twice yearly, catalogue new and prospective developments that might cast shadows on parks, recommend ways to mitigate those shadows, and report on their findings at the end of every year.

Levine argued that sunlight is good for parkgoers who "kind of hop around to stay out of the shadows" on chilly days, as well as park greenery and real estate developers.

"Developers want parks to remain vibrant places," he said.

Asked for comment, parks department spokesman Sam Biederman said, "We look forward to reviewing the bill."

^^ Ruh roh. Both Boston and San Francisco are NIMBY nightmares. Not models to follow.

If they want to reduce shadows, they need to mandate taller, thinner towers. Shorter, bulkier towers create more shadows than taller, thinner ones.

But we all know this has nothing to do with shadows. It's just a NIMBY tactic. They want no development. They tried landmarking, downzoning, height limits, special districts, and when the city doesn't go for those options, time to get creative/desperate.

Central Park is heavily wooded, and the trees are the primary source of park shadows. If shadows are really some huge problem for the park, then obviously we need to cut down all the trees...

Just more nonsense from the ship of fools known as the city council. I can assure you that on a long list of New Yorker's concerns, park shadows wouldn't make the cut.

And speaking of ships, if there were a problem with that non-issue, that ship has sailed.

Yes, I believe that is part of the tower assemblage. Vornado owns that site, so I would imagine they're going to use it.

If these New York Politicians have their way we will soon be the next Detroit. We will be a ghost town with no development.

Hyperbole aside, Detroit is the way it is for a far more complex, serious set of problems than lack of skyscrapers.

Still, I agree with you that this anti-development nonsense is bad for the city.

I still fail to understand why someone would live in one of the world's skyscraper capitals and complain about high buildings. It makes zero sense.

It makes perfect sense. Understanding how NYC NIMBYS work:

= = = =

Just study figure 1.1:

Figure 1.1:

As you can see, this may cause confusion as to if one lives in NYC. They might think they live in Kansas, and thus think that the tallest object should be the corn silo.

As time goes by, memory retention as to if someone lives in a city declines:

Figure 1.2:

But with reinforcement that they live in NYC, they may actually have a high retention. See the line with the slope of almost 0 at about 4 days onwards.

So in conclusion, the study indicates that an effective NIMBY treatment could be just to remind them where they live. They might of forgotten. Also a helmet to avoid head injuries.
