Martin Selig Real Estate on Tuesday unveiled early plans for a 440-foot-tall residential and office tower in downtown Seattle on a quarter block that the company bought last week.
The Seattle-based company paid nearly $16.9 million for the property at the southwest corner of Third Avenue and Lenora Street. Currently on the site are the Jewish Federation of Greater Seattle and two small commercial buildings.
Martin Selig, one of the city's most prolific commercial real estate developers, said the approximately 210,000 square feet of office will be at the base of the 36-story building with around 140 high-end apartments above. There will be two entrances, with people accessing the office space via Third Avenue and residents and their guests entering from Lenora. It will have five floors of underground parking.
The project timeline has not been set.
"I closed on the ground last Monday," Selig said, explaining it's early. The development team will start meeting with city officials in the coming weeks to set the schedule for the design review process. Perkins + Will is the architect, and Lease Crutcher Lewis the general contractor for the project that will cost around $150 million to construct.
Another big building is proposed for Belltown. Perkins+WIll are proposing a 33 story, mixed residential and office tower with six floors of underground parking at the corner of 3rd and Lenora. The site will be on the local high point that's left over from Seattle's era of regrading the hills. The proposal is for about 150 residential units, many of which should get impressive views. One advantage for the siting is being close to Amazon. In addition to the 13 floors of housing there will be 15 floors for offices. Residents may never have to leave the building. The preferred concept is a blocky Z, which makes it easier to have two rooftop terraces that get different views, and not of each other.
The Review Meeting is on January 6th, at 6:30 pm at City Hall, Room L280.
We're in the awkward moment where everyone knows that the height limits have less and less meaning but no one (both those in office or the height-phobic activist) wants to say so. Still, it's a big increase in height from what's currently there.
Was checking out some of the streets. Looks like a lot of those little 1 story structures are ripe for development. Future opportunities possibly. Even at its height, this will really stand out.
WeWork will take the entirety of a planned office and residential tower being developed by Martin Selig Real Estate to bring its new WeLive co-living residential program to the Belltown neighborhood.
The New York-based co-working venture will occupy 200,000 square feet of office space in Selig’s 36-story Third & Lenora tower, and 384 apartments above will be WeLive units.
GeekWire originally broke news of the plan in May, and Martin Selig confirmed it to the Puget Sound Business Journal on Thursday. We have reached out to Selig for further comment and will update this post when we hear back. Construction on the building will begin in about two months, Selig told PSBJ.

The city has granted design approval with minor conditions for the 36-story office and apartment tower Martin Selig has proposed at 2031 Third Ave.
The project has also been given a determination of non-significance, also with minor conditions. No environmental impact statement is required, which clears the way to a master use permit application for the tower.
The site is at Third and Lenora Street in Belltown.
Third & Lenora, as Selig currently calls the tower, will have about 176,500 square feet of office space, 13 hotel rooms, 352 apartments and 5,477 square feet of ground floor retail. Parking for 221 vehicles will be on five levels below grade.
