^I'm late on this one, but just as excited as you are Cold! With all of this over-the-top excitement about mega-projects, let's get back to basics.

Am I the only one who gets just as excited about streetscapes and parks? This is what we use.

^exactly... and why we supported the arena, ie. it will help facilitate and accelerate new projects such as this.

^Yeah, I'm starting to believe that. That's the funny thing about the arena debate (at least the rational one). What is our ability to finance without sacrificing other priorities? Now here we are talking about accelerating those priorities instead of cutting them!

Good to see some infectious optimism out there.

^TBD... but we have a 2mil line item in the CRL. That should be close to bang on.

I thought initial estimates of full build out was something like $35m? Am I getting confused with something else?

2mil is for the Scott parcel on the NWC of 105st/102ave. Phase 1 of the larger 'planned' warehouse park... which is $46mil and much larger, but also a lot further off.

Excellent. I was confused by this as well. I knew that there was talk of a larger central park but thought that the 46 was for this smaller parcel. (Shows what I know about costs...)

So would this 105 St park be folded into the larger piece or mostly separate? And not trying to derail but what land parcel are we looking at for the larger?

yes, significant land acquisition will be required... hence the cost and longer timelines... whereas the Scott Brothers property is owned by the city and essentially ready to go.

This park will be a central component to making the Warehouse District a truly livable, family-oriented urban neighbourhood. This is a long term plan that will see density rights given to land owners who work with administration towards achieving this important objective. Much like how the water front along Coal Harbour serves as today, this is long term thinking and something we won't see happen for a number of years. But maybe, just maybe 20 years from now we'll have a great urban neighbourhood that caters to all demographics - singles, families, empty-nesters, and seniors.

I'd be glad of the land acquisition by the city, period. If the park plans fall through, they can flip the land to those who are willing to turn those dusty parking lots into some highrises.
