I love the way they call this project an "apartment block". To me, 14 stories is more than an apartment block. Surely we could call this a highrise, or tower?

New apartment block downtown to include affordable housing

I always wanted to go in the Army Surplus store but I never had a chance. My brothers had been in there lots and I was always really curious but I think my mom didn't want me in there lol glad to see that space will now be fully developed.

I walked by this project a month ago and was struck by the huge concrete supports. Makes for a bold street front at ground level! I think this will be a good addition to downtown.

Is there an army surplus anywhere in Winnipeg? I was looking for one last year and was surprised that there didn't seem to be anything...

Google says there is Winnipeg Army Surplus at 22-1862 Sargent Ave.

Never been in so I don't know all what they carry.

That one as far as I have been told by friends in the police/ems is all new stuff.

Looking on the website for the other store I mentioned above looks like they have used gas masks, uniforms, hats etc. Sort of what the old Army Surplus had minus the new camping and fishing supplies.

that one is gone. As far as I know there are two places, Laser Security in the strip mall at Mount Royal and Ness (across from Tim's) and high Viz city on Century.

You are talking about Gordon Contract and apparently they went under from what I was told by the owner of Laser security.

They moved from William to the Cassa Loma building on Portage and Sherbrook and then the chain went under.

Yeah, great little outlet across the street and convenient.

Thanks for the other update on similar locations. I still have most of my gear, seems to last forever..

Grabbed a quick photo of this while walking near Husdon's Bay. It's getting tall.

Anyone know what the base of the University of Winnipeg Commons building is being planned as since it seems to have really high ceilings.

It was originally planned for Plug-In to move into the space. I'm not sure as an extension of the existing gallery, or a new space completely. Either way, from what I'm hearing, neither is happening. It'll be parking until somebody comes along and figures out a use for it.

Why are some walls poured concrete and some walls cement blocks?

i don't understand how a residential building with 100 units (half of them student residences) could cost $27 million. It's $270/square foot....

That's way higher than what a developer driven residential building would cost. Where is that cost coming from?

Honestly, it's complete incompetence up and down the line. There's no actual developer involved in this project - there's Sherman Kreiner who's more or less walked the plank on this project and the university's development arm which has never employed anybody who hasn't worked almost exclusively in the public sector. That said, $270/ft including soft cost and land - if it does - is not wildly out of line for a project of this nature. That's why rents in these newer rental builds are being projected out at $2.10/ft; it's the only way to make it work if you buy the land undervalued and take on the entitlement risk. Whether they'll get them, who knows.

But this one is slated to be 'affordable'! This building will literally lose money year to year and hence the subsidies in place.
