When so much time is spent on talking about a 3-4 story building. Who gives a rip if he is behind above or below the curve. Just build the thing a call it a day. Do we have to spend this much time typing (talking) about it?

I was complimenting the use of retail, not criticizing. If every lowrise apartment came with space for at least 1 local business, there'd be far fewer dead zones.

PHOENIX HAS RISEN!!
After what seems like decades of planning and discussion, a bevy of great apartment complexes near completion or are under construction in and just north of downtown PHX: three at the corner of 3rd Street and Roosevelt, one just down the street at 1st Ave and Roosevelt, two on McDowell between 1st Avenue and 3rd Street and one on Fillmore at 7th Avenue.

I admit I am a sucker for exposed stair cases!

Pics of Alta Fillmore taken 9/10/16

I love the way the project when viewed from north to south shows little or none of the reddish paint used next to the balconies, but when viewed from south to north all the red paint just pops! Plus you will never hear me complain about the use of brick - even if only facade brick. And this project is very urban! The first story units have patios/doors that face the street; all the parking is within the complex.

Pics of the Broadstone Apartment Complex on 2nd Street and McDowell taken 9/10/16

I love all the large windows and and once again how the complex is urban. The parking is underneath the units and along the west, east, and south sides the complex greets the streets as is fitting an urban setting. This should be beautiful once completed early next year.

View of Portland Place 2 from the south - it looks awesome.

Once residents move in and the hotel is finished, this area will really start to pop even more than it does now.

Does anyone know if AltaMidtown has stalled or if they're just moving very slowly? I work in the Phoenix Plaza just to the west and pass it every day. Since July it doesn't seem like much, if anything, has been done. Maybe it's just because I see it everyday that I'm not noticing the changes, but it sure seems to be taking a long time.

Infill developer brings Seattle designs to Phoenix, eyes second downtown project

I love Proxy 333's design. Assuming this is the big parking lot immediately south of the CVS? Pretty big lot, I wonder if it will extend down all the way to Willetta?

"A lot" of infill houses (maybe townhouses) going on in my neck of the woods. 3 lots that have been empty for over 5 years: 2 by about the mid 20's streets and Osborn and 1 at the corner of 40th st and Oak.

That neighborhood has been going crazy for the past year or so, I have a building near 36th and Earll and have been watching Earll be completely re-developed. All of the white women who don't have enough money to live in Arcadia need something affordable they can call Arcadia. Maybe it will be SoDA (south of da arcadia).

I've heard 20 something trying to buy in that area as "New arcadia" basically from the canal down to Thomas.
