L.A. Council backs $39-million subsidy for downtown hotel project

by David Zahniser

The Los Angeles City Council moved forward Tuesday with plans to allow a real estate developer to keep $39.2 million in taxes expected over 25 years from a downtown hotel and residential project planned next to the 110 Freeway.

The council voted 11 to 0 to negotiate agreements that would let Greenland L.A. Metropolis Hotel Development retain one-fourth of the property, sales, hotel, parking, business, utility and other taxes that would normally flow to the city budget.

Greenland L.A., a company afiliated with Shanghai-based development firm Greenland Group, is seeking to build a 19-story hotel and a 38-story residential tower on a site just north of the L.A. Live entertainment complex. The taxpayer help was approved despite objections from Robert "Bud" Ovrom, top executive at the city's Convention Center.

This is a really exciting project for LA in addition to the Grand Hotel. So many shiny new towers will join the skyline by 2020

Trying to estimate how long the excavation will take before they actually start building up. How deep of a hole do they have to dig? is there a lot of underground parking, or is all the parking in the massive podiums? Probably a lot of space in the podiums is for convention and meeting rooms and other amenities.

Very nice looking project. LA's skyline is pretty exciting to watch these days.

I especially like the third iteration better than the second, it's less repetitive. The tallest tower looks like a taller version of the Columbia Square tower.
What I love most is how, in the renderings, the four towers are placed to "climb up" towards the Wilshire Grand tower. It's like these new towers are built around WG, the way our skyline once looked like it's built around the USBT.
Can you imagine? You're driving 110 North in the future, the skyline will be dominated by modern towers and slanted roofs.
I wonder if they'd be lighting these towers up?

We'll be able to answer mdiereri's question pretty quickly when they roll the pile drivers in for site shoring. Glad to see some dirt being turned over!

Metropolis without the other two towers wouldn't be so great. Greenland will break ground on the second phase soon. There is no reason to wait, the real estate market is growing and other big projects are planned. The Skyline of Los Angeles will be amazing.

The early bird catches the worm. Go for it Greenland.

Soooooo excited for this. The most significant deadzone in DTLA is gone. After 20 years a Metropolis rises.

Some more info on Metropolis, plus additional renderings. If the presentation is to be believed, the larger tower will be 58 stories rather than 54 as previously stated by the Greenland Group. Exact heights are 451' and 647'. The larger building would become Los Angeles' tallest residential structure, narrowly edging out the proposed tower at 820 Olive Street (50 stories/637').

Great work as always. It's always nice to have official height estimates:

19 stories (271 feet)
38 stories (442 feet)
40 stories (451 feet)
58 stories (647 feet)

These latest renderings show the fenestration scheme to be more or less what was planned previously. I know a few LA forumers (Wilcal, StethJeff) voiced displeasure after they thought this design element had been removed. Rest assured, it's still there.

They got those posts stuck in the ground around three sides now. They used to be all piled up in the middle of the lot, just a few left.
