Has work on the Rivercenter Mall stalled? I haven't been down there in a long time so I'd have no idea if it's changed much.

Fogo De Chao has opened (or at least looks open), but they haven't started work yet on changing the facade in the lagoon or on Commerce St - although I didn't actually see anything on street level. We went in Sam Goody, which is next to the former Dillards, because they were having a going out of business sale and I asked the manager if he had any idea what was going on in that part of the mall but he said he didnt have any info.

Sadly a lot of them are. Many others projects have been scaled back or slowed just because the mass of projects that are stalled. Less money is available for these projects than there was 2 years ago. San Antonio would be hurting a lot more if we didn't have guranteed funding for projects like BRAC.

Sam Goody leaving Rivercenter Mall and other mall updates

courtesy of Ben olivo @ mysa.com's downtown blog

http://blogs.mysanantonio.com/weblog...nter.html#more

DVD and CD store Sam Goody is projected to close its doors at Rivercenter Mall in late January or sooner depending on when merchandise sells out. In short, the store's lease is up. It's also currently advertising an everything-must-go sale — you know, if you haven't done your Christmas shopping, yet.

In this age of Internet shopping and MP3 purchases, the days of a music store occupying 25,000-square-feet of retail space are over, according Chris Oviatt, the mall's general manager.

"When was the last time you bought a CD at a store?" Oviatt said.

Sam Goody's exit falls in line with the mall's identity shift from traditional mall to more of an entertainment and dining complex.

The second phase of the plan calls for the construction of a hotel in the section of the old Joske's building where the Sam Goody is located. The hotel would have a River Walk entrance and face Commerce Street. No word on which hotel; "we've been in active negotiations with multiple hotels," Oviatt said.

The first phase is still in the works and includes the remodeling of the river and street level spaces at the Commerce Street bridge near the lagoon. The Brazilian steakhouse Fogo de Chao is the first and only of a handful of restaurant tenants to move in. The others have yet to be announced. Spaces on the west bank have yet to be remodeled. Plans have been approved by the city and construction could begin in March or April.

"We're long-term, patient investors and we'll get the deal done when the economy starts to rebound," Oviatt said.

There are no architectural plans for the former Joske's building, most recently Dillard's. That phase is a long ways away from beginning, though, when completed, will add hundreds of thousands of square feet of retail space.

"Right now, it would be difficult if not impossible to get a good pre-lease of that space," Oviatt said. "So we're just going to wait."

The mall's owner, New York-based Ashkenazy Acquisition Corp., envisions the mall as more of an entertainment complex than a traditional suburban mall. Ashkenazy purchased the mall in 2005 and the Joske's building in June 2008.

"We're certainly going to have some traditional retail, but that that has been the most successful at Rivercenter over the years is the dining and entertainment," Oviatt said. "We're glad there's interest (in the mall) and we aren't waiting because we want to, but because it's the prudent thing to do right now."

Well I'm glad their still going on with the plans. I wonder what type of hotel they'll put in. Luxury right? Hope this spurs more activity downtown.

There were rumors of a Four Seasons or a Ritz Carlton.

Sam Goody's prices are to high. I went to RC mall a couple of days before christmas. Sadly it was dead, very sad. One a side note who wants to pay 3 bucks to park just to do a little shopping. No wander it was dead. Just my thoughts on that...

I used to go to Rivercenter all the time but since they jacked up the parking price I don't go nearly as much now. Not that it's completely outrageous, it's just sort of annoying.

I agree I refuse to pay for parking unless it's valet. Why would anyone pay to park at Rivercenter mall when they don't have any exclusive stores or boutiques.

Years ago Rivercenter would validate up to 3 hours of free parking in it's garage, which was a great thing. The problem was that everyone would park in the garage, go in the mall and get the ticket validated, and just go downtown and visit other attractions without patronizing the mall at all. The garage would always be packed even if the mall wasn't. I'm guilty of doing this a few times myself. So, I definitely can understand why they changed their system.

Sam Goody

I didn't even know Sam Goody was still open but then again, I haven't been to Rivercenter in a couple of years. I used to shop/hang out at that mall alot back in the early/mid 90's. Even back then, Sam Goody's prices were to high but I would still buy from there occasionally. That's too bad they're closing. I will miss it.

This is kind of bittersweet; I remember going to SG's well before the days of mass digital downloads were here. Now that I'm all about the redevelopment of RC, I like that this is a huge space available in the Joske's building. Isn't Express closing/or closed as well? That would provide a huge amount of space right next to the parking garage and fronting Commerce St.

Express is still there I think I was down there the other day. It was dark, so maybe just the sign was up, but who knows. Express is a prime location for a restaurant/bar/club.

I'm sure everyone has probably read this on mySA.com.
Hotel fight now in court
Well, I just so happened to go to the mall's wiki site and saw it had been updated with this:
Quote:
Planned Change of Ownership

In June of 2005, Ashkenazy purchased the mall and took ownership of it a few months later. When the properties were first built, Marriott Owned Rivercenter Mall and as stated in the contract, Marriott is to receive ownership of the mall should it be sold. Contract Infringement is said to have taken place.

In January 2010, unoffically, Host Hotels/Marriott Corporation will announce the acquisition of the Rivercenter Mall. Several meetings are scheduled to take place at the Marriott Rivercenter Hotel in January 2010 to discuss the acquisition of the mall. Unoffical plans are to expand the 3rd floor meeting rooms of the Marriott Rivercenter Hotel and build a bigger ballroom in the existing unused space. This would directly affect the Grand Hyatt and transform the Marriott Rivercenter Hotel into the largest convention hotel in South Texas.

Several stores in the mall have announced their closure. This has not been confirmed with the purchasing of a new owner.

The old five-floor Dillard's/Joseke's building is planned to be the newest ballrooms of the Marriott Rivercenter Hotel. Each Floor will receive a junior to grand ballroom with 10 meeting rooms on each floor. The 5th floor of the building would be a grand ballroom. The Fashion Level of the mall would become Marriott Rivercenter Hotel's newest meeting space. Each of the stores would be transformed into a meeting room. (Similar to the meeting rooms at the Henry B. Gonzales Convention Center). Mall patrons would not have access to this level. The only access to this level would be through Marriott Rivercenter Hotel's big glass window located on the third floor. Parking would be affected by the transformation of the property. Centeral Parking System's Commerce Street Garage is expected to now be a relief Parking Garage owned and operated by Towne Park Valet of the Marriott Rivercenter Hotel. Fogo De Chao's valet parking will be on "A" and "B" levels. Levels "C" and "D",would become hotel patron parking. Level "E" and "F" would become Marriott Rivercenter Hotel's employee parking.

Several new stores are planned to be opened. Plans are to make the mall resemble the "Miracle Mile Shops" at the Planet Hollywood Hotel and Casino in Las Vegas, NV. Louis Vuitton, Burberry, Dolce & Gabbana, Niemen Marcus, Nordstrom, the Apple Store, Gucci, and several other high-end fashion stores are planned to open as well. The mall is also expected to have a multi-million dollar state-of-the-art video, lighting, and audio show. Unconfirmed operation of this is expected to be the existing A/V Department of the Marriott Rivercenter Hotel. A historical view of the City of San Antonio will be shown. "The San Antonio Experience will be the unoffical name of the show.

If the acquistion takes place, construction is said to start July 2010 with a finishing date of Fall 2012.
and of course if its on the internet, it must be true.

That is some mega-news on so many levels (pending confirmation; but someone would have to be really creative to come up with that).

Oh wait....

When you said the "mall's wiki site", I didn't think you meant wikipedia
so...nevermind...

Wow at first I was really intrigued, but eventually became very skeptical. My first thought that this piece was far more descriptive than other wikipedia entries I've read. It just seemed too detailed. then I was like how can this mall which barely attracts enough people to fill the shops it does have all of a sudden transform into a place where super luxury stores are built, almost as if Marriott guests will magicaly transform into people wishing to spend thousands on bags or clothes they could by in their home state. Idk, it just sounded too thought out to be something actually looming, especially with the ongoing court case...which I'm still sorta confused about. O Wikipedia, you're like a forgotten cousin...I'm close enough to trust you but far enough to distrust you.

Woah. Maybe someone's messing with us. It actually sounds like they were talking about another mall and got confused or something(I'm kidding). But I hope it's true because that would be great and give me a reason to go to that mall! Plus, they should really fix the exterior.
