Mana Plans 49-Story Residential Tower – With No Parking

Moishe Mana has submitted plans to build a 49 floor residential project called 200 North Miami Avenue.

Mana’s architect squeezed out the maximum residential unit count that zoning permits on the lot. The project is proposed to include 328 units – exactly what is permitted on the lot, which is zoned for 150 units per acre. Total FLR is 322,355 SF.

The tower will be tall and slender with no podium, rising to a height of 599 feet. Thanks to proximity to public transportation, the project is exempted from building parking, and Mana has opted not to build any at all.

Architects for Mana describe the project as a luxury residential tower. Amenities will include a gym, social room and pool.

Next door, Mana has sued the Miami Parking Authority over a decision to award development rights to a competing developer. That lawsuit is still ongoing.

Zyscovich is the project architect. The project has already been submitted to the city and is set for UDRB review this month.

It'll look nice. Right next to Miami Central which is shown in the rendering as well. What it will look like when complete.

I think the rail project in general will be a huge catalyst for growth, especially near or close to the rails themselves.

Will tiny apartments without parking solve Miami’s rent crunch?

An entrepreneur who’s bought a big chunk of downtown Miami while promising some mold-breaking surprises was apparently not kidding: He wants to build an eye-catching 49-story tower with apartments so small there’s no room for ovens in the tiny kitchens. And there’s no parking.

Actually, that last bit’s not quite right. There will be parking — for bicycles.

Is Miami really ready for this?

Moving-company and arts mogul Moishe Mana — who’s also building a mini-city on a large swath of Wynwood and has lately spent tens of millions to buy up property on and around downtown’s Flagler Street — certainly thinks so.

He’s the first in Miami to formally propose putting up a building consisting entirely of what’s been dubbed “micro-units” — compact, hyper-efficient and affordable apartments meant for young singles who want to live in dense urban neighborhoods and get around primarily on foot and public transit. The plan, which Mana’s team says fully conforms with downtown zoning rules, will have its first and likely only public review before the city’s Urban Design Review Board on Monday

The blueprint calls for 328 apartments starting at 400 square feet, the minimum allowed by city code. The penthouse units top out at a relatively generous 600 square feet, but most will be 500 square feet and under, said the project’s architect, Bernard Zyscovich.

The apartments would be equipped with built-in furnishings, including beds and tables, that tilt, fold or slide into walls and cabinets, Zyscovich said. And the building, at 200 North Miami Ave., would be flush with amenities, including built-in superfast WiFi and fully equipped common kitchens and dining rooms for when residents want to entertain.

“It’s like living in a Transformer,” Zyscovich said. “The idea was, let’s make these apartments in the urban core, let’s make them small and let’s build in all the stuff that makes it desirable. We’re going for that authentic coolness that comes from being in the middle of everything.

The convenience of nearby transit facilities has eliminated the need for parking at a proposed development that would stretch 183 metres (599 feet) above 200 North Miami Avenue. Israeli-born American entrepreneur Moishe Mana is behind the 49-storey project that would contain 328 rental units, the maximum number of dwellings permitted on this lot by the current zoning regulations.

Miami design board OKs micro-living tower, new Worldcenter blueprint

The city's design-review board unanimously endorsed the redesigned Miami Worldcenter retail and residential plan on Monday despite some questions over its landscaping and architecture, likely smoothing the way to its approval by the Miami planning department.

The Urban Design Review Board also “enthusiastically” supported approval of entrepreneur Moishe Mana’s groundbreaking proposal for a “micro-living” apartment tower with no parking in downtown Miami. The architects on the board praised both the project concept for its small, affordable apartments, the lack of a bulky garage and its eye-catching “Rubik’s Cube” design.

“It’s very, very creative addition to the city,” landscape architect and board member Gerald Marston said of the project by Mana and Zyscovich Architects.

—Moishe Mana, the developer who owns large chunks of land in Wynwood and along Flagler Street in downtown Miami, is proceeding with his plan to build a 49-story tower at 200 North Miami Ave. that would include 328 micro-units between 400-500 square feet in size.

“It is our initiative to endorse the development of micro-units in the city of Miami,” said Mana, who has previously expressed a desire to turn into Miami into the Silicon Valley of South America. “It is crucial to provide housing for millennials to ensure the growth of Miami as a global hub for industries and technology. Until today, the need to keep the millennials here was overlooked. Our project is not based on constructing one single condo building, because Miami has enough of those. Our concept is about building connectivity within a neighborhood.”

Moishe Mana's time table for completion will be in the year of 2021.

We'll likely see this break ground early 2020. Q2 if I had to estimate.
