I agree that all of those areas have great potential for denser development.
Coconut Grove still seems to be going the route of: large, 30-story or so resort condo towers or ultra modern single family homes. There doesn't seem to be much interest in 3-5 story residential there. But as the West Grove gentrifies more, I could see that level of development along Grand Ave. At the same time, I would hate to see the local community get pushed out more... it's happening already.
I think Little Havana probably has best potential for this type of smaller-scale dense development, given its existing built environment and its linear proximity to downtown. The general area already has many older (1930s-1960s) low-rise apartment buildings. I really like those, and hope that they aren't completely lost in favor of "luxury" apartment/condo buildings. They are
real Miami to me.
My main interest in Downtown proper is that the historic buildings are preserved. There are some great examples of Art Deco and Miami Modern architecture there, and much of it is underutilized. I'd really like to see the old part of downtown develop more of a vibrant scene. I's a relatively small area, but I think it's really cool.
