Rumeurs de L'immobilier

Salut les filles. J'ai une petite nouvelle pour vous.

Une grosse compagnie(je ne peux pas vous dire qui encore) est à la recherche d'espaces à Bureau ici. et selon nos sources, le Projet de Westcliff (PdlCI phase 2) serait en avance.

Malheureusement, c'est tous ce que je peux vous dire présentment!

Nice, avec le PDC2 on va presque fermer la boucle autour du Square Victoria!

Superbe parc entouré de tours et d'immeubles de prestige!

I say its SAP. The're expanding like motherfu**ers

I hope it isn't; it would mean more need for space!

Il serait génial que ce tenant puisse faire lever un projet de tour ou simplement d`abaisser le taux d`innocupation sous la barre des 9 % pour le CBD.

they would move out from the CCMM and leave more space for us

Hey habsfan, I remember you posted a while back the latest details on the re-launch of the PdlCI phase 2 Westcliff project. It was a presentation that Westcliff gave to your company...I belive.

Could post those details again?

Sorry Sammy, i'm not sure exactly what you are talking about?

What I can tell you is that teh second phase of PdlCI will have approx 31 floors. That is if it is built to it,s amximum height. The promotor has taken steps to make sure that he isn't stuck with a half empty building. I know that the building will be built in 3 phases. The Parking Garge is already built. if this tenant does take the spoace in PdlCI 2, then Westcliff will build phase 1 of PdlCI 2, If he can find other tenants he will go ahead with the rest of the tower.

Si tu peux donner ou si tu connais l`information, la première phase consiste à quoi exactement ? 10 étages?

Le tenant en question recherche de l`espace dans quel ordre de grandeur ?

Si je me souviens bien, la première phase consiste d'une tour de 13-15 étages. Si jamais la location va bien, il peuvent monter la tour jusqu'à 31 étages. :LE Locataire en question recherche environs 200,000 à 250,000 p².

Il y avait aussi une tour résidentielle de 10 étages d'inclue au projet. Je crois que c'était le Victoria. Par contre je ne sais pas si ce sera toujours le cas?

Aren't there plenty of buildings that have 200k available? With Bell moving out, won't le1000 and the Bell tower on Square Victoria have plenty of room?

On the same note, is the Bell tower considered class A office space? I know le 1000 is
I'm asking because I've heard people complain about several aspects of the Bnq Nat tower next door (mostly air quality), and I'm assuming the Bell tower is identical

You'd think so, but nope. Most of the space left behind by Bell at 700 de la Gauchetière was gobbled up by Banque National(who are already located in the building next door).

As far as 1000 de la Gauchetière is concerned, they do have large blocs of CONTIGUOUS space(ie: 75,000 to 100,000 sq. feet) but they don't have a single bloc of 200,000 square feet.

Yes, the 700 de la Gauchetière is considered a class "A" office building.

Yeah - but I am sure they could arrange for it if they had a guaranteed tenant. Construction time for occupancy with Westcliff would be atleast 3 years so they have a window to make that space available.

no its Westcliff, SITQ has its own project (900 maisoneuve).
