It already is another Prospect Street at this point.

I'm cautiously optimistic about the future of Main Street. The plan that the city has is a very solid one. The problem is getting buy-in from developers. It doesn't help that the Pita Pit/Little Caesars building is already going against the plan. IIRC, the city also doesn't plan to add street parking which is crucial if the intent is to build a walkable neighborhood. Edit: The Main Street plan actually does mention the possibility of on-street parking so that is good.

The city needs to take a strict approach to any new development, and not simply cave to the wants of developers and hand out variances.

I also think that some of the success of Main Street hinges on the city's plan to remove the ramps from the south side of the Westmorland Street bridge. If you disincentivize driving to the south side demand for services and employment on the north side will increase. That can also lead to success in redeveloping the exhibition grounds land.

IIRC, the timing of the PitaPit building and the acceptance of the Main Street plan were very coincidental. As in the Pita Pit building was cleared and THEN the Main Street plan was accepted, so Pita Pit didn't need to technically conform to it.

Since the plans were well known at that point, the developer should have tried to match the spirit of the plan at least. (Especially since back then it was supposed to be a "Single Restaurant Pad for a chain new to Freddy"), but regretfully that isn't the case.

At least the place next to Shoppers is going to match the intended plans for the most part.

Fredericton food truck owner seeks new rules to expand access

This could be a good opportunity for the new council to make a visible (but safe) change. But it probably won't do much good for this summer season. Still, having some Food Truck zones downtown would be fantastic and really improve the variety of foods down there.

The development next to the Shoppers plaza actually lines up quite closely with one of the three case studies presented in the Main Street plan:



Hopefully they'll build the second building eventually.

If we are going to have food trucks down town they should at least promote
healthy eating and have good nourishment foods. No more fries and gravy we need to take care of ourselves.

There have been a couple food trucks setting up downtown next to Relish the past few weeks. Let's hope it's a start.

The Province is replacing and expanding the Regent Street overpass. So Regent Street over Route 8 is not passable now.

At the same time, the City is going to upgrade and reconfigure Regent @ Prospect.

It's going to be good when it's done. A nightmare for the next few months.
