Emporis is incorrect, and usually is.

If you look at page 10 of the CDR submission to the city by the developers, the tower is 370 FT to the roof, and at most 380 FT to the top of the mechanicals:

Maybe its one of those City Datum things: 407 feet from City Datum. 27 feet . . . about the same as the City Datum thing that got everyone thinking CITC was 26 feet taller at 1147.

Good point, that might be the discrepancy there. Though I have to say in my experience Emporis has generally not been the most reliable in terms of figures.

Not it's not at all. It has Evo listed at 420 feet tall when it's 430 feet. It has 1706 Rittenhouse listed at 394 feet when it is 400 feet tall. It has 2116 Chestnut listed at 433 feet when it is 379 feet tall. It has Temple University Morgan Hall listed at 344 feet when it is 312 feet tall. It has The Summit at 318 feet when it is 279 feet tall. The list goes on and on... Emporis is just not useful for accurate information.

I believe Emporis uses the amount of stories to estimate the height if they don't have an official height number. In this case, Wikipedia is way more accurate (probably cause it's updated by people like us ). Emporis also sucks cause their lists are not at all useful. They include transmission towers and all this other junk.

you get a great view of this and CITC from the CBS3 skydeck where they do the weathe report. In a year that view is going to look drastically different.

the tower has been redesigned?

I think this is going to be a tough location to rent out for retail. You have no other residential properties along 16th until you get north of spring garden and there is nothing to the immediate west of this property plus you have highway ramps to the east. Im surprised the marketing documents don't mention the franklin plaza building being under renovation- that is almost literally across the street. Currently this stretch of vine street has minimal foot traffic and there is little reason for the office workers 4 blocks south to ever venture in this direction looking for anything.

The original footprint was an "H" shaped base. The west part of the "H" has not (yet) been constructed.

Isn't there retail going in on the ground floor of the new developments a block away on Broad street? Even if not that's a lot of residential going in at those two developments and in 1601 itself.

Plus, it could be a restaurant. That's what they seem to prefer and to be going for. I think that may be an easier sell and more successful there.

yes both broad street buildings will have some retail, although I believe the building on the east side will have a very modest amount of space. It would be nice to have some sort of modest grocery store in this area- residents don't have a lot of options beyond going to whole foods near the parkway. I think part of the challenge with a restaurant would be attracting a lunch crowd- but perhaps if its more of a real sit down bar/restaurant aimed at residents specifically.

If you look at the photos above, the area where the "missing" parts of the H would be are clearly being used as a staging area.

My assumption is that because the low-rise "legs" of the H are non-structural, they are being built last. The top "arms" of the H and the main tower are being built now and when they are done the staging area will be cleared and the rest of the low-rise parts built. The amount of square footage required for staging of materials and machines for those remaining parts should be drastically less then for the bulk of the building.

looks like they are up to 8th floor. This is going to be so prominent coming down the parkway. What's there now is already a significant presence when coming east towards City hall- you just have to be near 20th to see it.
