New York City-based Thor Equities will break ground on the Kirby Collection, a $125 million mixed-use development that will total more than 1 million square feet, on Oct. 5, a representative from Thor Equities said.

Little Rock-based Bank of the Ozarks will provide financing for the project, which will encompass the block bounded by Kirby Drive, West Main Street, Colquitt Street and Lake Street.

Upper Kirby mixed-use is targeting these types of office tenants

Quote:
The Kirby Collection, a $146 million mixed-use project in Upper Kirby, is one of the city's most ambitious undertakings – especially considering how much of a down cycle the office market is in.

The million-plus-square-foot development will have a 13-story, 210,000-square-foot Class A office building. New York-based Thor Equities is developing the project, and Jack Bousquet, a developer at Thor Equities, said he's received interest from law firms, real estate companies, brokers and other boutique-oriented users. He's also designing the office space with a specific kind of tenant in mind.

"Houston's office (market) isn’t great right now. But, at the same time, we never thought that this building would attract an energy user," said Jack Bousquet, a developer at Thor Equities. "We specifically designed this to attract a nonenergy user."

Exclusive: Details on swanky penthouses, apartments in Upper Kirby mixed-use

Quote:
Swanky new details have emerged about the residential portion of the Kirby Collection, a $125 million mixed-use project in Upper Kirby.

Residences will include townhomes, garden lofts, apartments and penthouses, Thor Equities CEO Joseph Sitt and Houston-based developer Jack Bousquet told the Houston Business Journal. The development's seven townhomes will average 1,800 square feet and feature concrete floors, high ceilings and open floor plans.

Kirby Collection apartment units will include floor-to-ceiling glass walls, private balconies, walk-in closets and European-style kitchens with a central island. The development will offer 180 standard apartment units ranging from 1,000 square feet to 1,800 square feet. Garden lofts with outdoor bars and grills will range from 1,700 square feet to 3,000 square feet, and five penthouse units will range from 1,900 square feet to 3,000 square feet and offer double master suites and more.

"We want something that’s truly iconic," Sitt said. "When this thing is done, it’s going to be the most spectacular thing that anyone in this area has even seen."

Between 2727 Kirby and Gables West Ave, which are fairly recent additions, and this project along with the Hanover tower...even the potential for that 700' building off San Felipe nearby...this corridor is exploding. It'll do a good job working towards uniting Downtown and Uptown in wedded urban bliss!
