You could be right, the parking garage itself will be 8st. with the tower itself being 16st. One thing why the parking garage might be so tall is the lack of space they are developing.

Im thinking/asking will this building sort of help tie in the skyline between 360 and Monarch? I do like that latest rendering.

I think 7 Rio will be a bit too far to the north to fill in between 360 and Monarch. Seaholm and the old waste water plant site will take care of that better. That being said, this one will certainly help tie in the line of towers along the lake to central dt. What I think is pretty cool is that just about anything that gets built now will be filling in a gap and connecting to something, in other words, we are getting density from here on out.

No reduction. The building elevations I have that show it at 24 floors and 263 feet, show the tower with 17 floors and 7 levels in the parking garage. The 23rd floor units are actually two floors with a loft upstairs on the 24th floor. That's why the top floor in the rendering shown above appears to be one floor, but it's actually two levels.

Here's the other rendering we've seen of it. That lighter area at the top is actually two floors. The 24th level is a loft level.

From Zilker Clubhouse.

This one's going to make a nice impact on the skyline from this view. The crane seems to be about 300 feet, so it's taller than what the building will be, but 7th & Rio Grande will end up blocking most of the view of 700 Lavaca - the building behind it. And it will be taller than 700 Lavaca.

I'm pretty sure that that's a different exposure, because the "3" on the building looks partially obscured in the larger photo.

Yes, it's different. I wish I had a wide angle lens for that view. It's hard to get it all in there without zooming way out and losing detail.

I don't know if it's just me, but it seems like these projects have been crawling. 7th & Rio Grande, The Catherline, IBC Bank Plaza, Colorado Tower and The Bowie. They aren't even large buildings.

What's really funny is if you look at the JW Marriott's webcam. They have been working on that second floor deck on the old Spaghetti Warehouse the whole past year that the Marriott has been under construction.

I work really close to this one and to me its seemed like a small crew for this building. When it was just at the ground level I counted the visible guys and it was something like 30. So I think its just not very many guys. IBC and this one are both under construction buy JeDunn so maybe the company got thinned out for employees with both projects starting at nearly the same time. Remember this one was to build years ago. Could be bad timing or just difficult to build.

Or could it be that they are timing the completion date? JW has deadlines to booked rooms so they seem to be hauling ass. Maybe this project is in no hurry to get built for some reason...
