SALT LAKE CITY | South West Temple | 278 FT | 26 FLOORS

Downtown Update - Mixed-Use Tower Planned For West Temple

10/1/2020...Note: This development site has just taken on a very serious developer and proposal. What were historic levels of development in Salt Lake City and CSA have now increased even more dramatically with it having the lowest unemployment in the nation and large numbers of people seeking cleaner and safer metros to move to. Forthcoming announcements are imminent.

The Domain Companies are currently finishing up their highly successful 'Exchange Project' across the street from the SLC library.
Their plans are to now begin to transition onto this project from the winding down of their 'Exchange Project'

Oops, I noticed the address is incorrect. Should read 400 So. West Temple, not 400 West. Hopefully, the moderator can correct that.

We will have some big announcements coming soon, including the hotel group we have chosen (you will not be disappointed). The following renderings are not final quality, but provide
a good overview of the design/layout. In the next month we should have complete renderings, which will include the materials/skins and other design related details. Many details that
will warm up our design are still forth coming. AUC will project high energy at street-level, yet will be warm and inviting when completed (details are not yet shown in these preliminary
renderings).

Special thanks going out to our Architects/IBI, who I believe have done an amazing job at coming up with an original and beautiful design for AUC!

We are very close to having all of the pieces to get AUC underway ...

Cheers, Ken

Update - Air Urban Center Becomes VOID Corporate Center

Hi as promised I wanted to provide an update on our project. As most of you are aware, our original development was named the AIR URBAN CENTER (AUC). We are now adding a large amount of class A office space in our podium to house all corporate, licensing and sales functions for a new technology/entertainment company I founded last year in Utah called THE VOID. Because of this decision and due to the massive exposure we have received worldwide, especially in Asian markets (which BTW has aided in our capital raising efforts for this project) we have decided to rename AUC as - THE VOID CORPORATE CENTER (VCC). Thousands of publications worldwide have written/reported about THE VOID since we released information about our business plan and technology. For more information visit: http://www.thevoid.com.

I’m also very excited to announce our Hotel Flag! We have chosen the THOMPSON HOTEL brand (Commune Hotel Group) as our partner. This is one of the most exciting hotel operators in the US. Their amenities, style and operational excellence is second to none. It took a while to get Commune excited about the SLC market, but after much effort SLC and our VCC will be the next home to a shiny new THOMPSON HOTEL. Commune has opened several new THOMPSON HOTELS in markets such as NYC, San Francisco, Seattle, Chicago, etc. with much fanfare. Although SLC is a smaller market than the typical gateway cities which Commune has built their recent hotels, after much due-diligence/research, they agreed with our perspective that SLC is about to experience a development boom. Dozens of out of state technology companies are moving into Utah, as well as many home grown companies expanding (THE VOID being one of them including a large development campus/studio). This is going to continue to fuel the growth and development of downtown SLC. SLC is very much under serviced concerning hotel options and rooms. Also more development is needed in areas of food & beverage, nightlife and of course housing within the city. For more information about the THOMPSON HOTEL brand visit: http://www.thompsonhotels.com.

VCC will house the same amenities as planned in the original AUC with the exception of the additional corporate office space. The components of our mixed use project is as follows:

Class A Office Space (Primary Tenant - THE VOID)
Urban Styled Hotel (247 Rooms - THOMPSON HOTEL)
Exclusive Residential Condos (Amazing Views of SLC/Mountains/Lake)
2 Restaurants/Lounges (Expect something great!)
Pool Side Club & Asian Gardens (Podium Rooftop Level - Includes Outdoor Event Space)
Massive Nightclub
Quick Spa & Fitness Center (Hotel & Residential Guests)
Event & Meeting Space(s)
Convenient Ski/Snowboard Lockers

There are several additional/unique features/services to our mixed use project.

We still have more work to do, but we are hopeful that construction will start by the spring of 2016. Construction is expected to last between 20 to 24 months. I will continue to post additional information/details, images, etc. as I’m able.

On a personal note … I hope you share in my excitement for this great project. This is been more work and frankly time/money/effort than I could have ever anticipated. Our entire team was extremely dedicated (we never gave up). As mentioned we still have some small parts to wrap up, but VCC is going up soon!

Cheers, Ken

This project has changed several times. There are rumors that they are looking into a significant height increase but nothing official yet.

New owners, new design

Some new details and renderings have emerged! Could we get a moderator to update the name and details of this project? The address of the project is (see below) 370 S. West Temple and it will be 28 stories and likely 400+ feet.

Hey Atlas, I will get to updating my first post today. Thanks as always for your much appreciated help. LOL, I hadn't visited this site for a while, and can't believe how much transformation this plot has undergone. Good to see that some major developers with a proven local portfolio are now involved in sheparding this development forward.

So I stumbled across this page which is dated September 20, 2020 (not sure how we missed it). I believe this is a rendering of the most recent known 370 South West Temple proposal. I have to say that it's a little architecturally underwhelming compared to what I was expecting but it's better than an empty lot!

I'm not sure how I keep finding new (old) renderings of the 370 South West Temple project. Here's an uncropped version of a rendering we've already seen that I just came across. Project is still in progress, as far as we know. No site activity or announcements yet.

New article today in the Salt Lake Tribune:
Look what’s coming to downtown Salt Lake City: another skyscraper. Here are the high points.
Quote:
When completed in early 2024, the Domain tower will add 342 apartments to the city’s housing stock, the firm said, as well as a 202-room hotel, about 14,000 square feet of retail and restaurant spaces and 265 parking stalls.
No word on height yet but it looks like they've reduced it to 26 stories from 28.

New renderings:

Remove the "h" before ".jpg" for the really big versions.

Looks like it's 26 floors if you count the mechanical floor at the top. This is also the first official number we have for the height: 277.8 ft. Nice, big commercial spaces on the ground floor!

We have gotten a new filing today for the 370 S West Temple tower and hotel project.

It appears the tower will be 25 floors and 277 feet tall. 6 floors will be parking.

The hotel will be 10 floors and 114 feet tall.

This one is still alive! They just submitted new documents under a "Subdivision and Condominium - Final Plat Approval" entry that include some new cross sections of the two towers. The taller, residential tower has gained three floors (28 stories) and will be ~313 ft tall at the top of the mechanical level:

SCB made a design review submission for 370 S West Temple yesterday. It looks like this is only for the hotel portion. The taller, residential portion of the project is called "390 S West Temple." I'm thinking that 390 might not need a design review since it's on a D-1 corner.

New renderings:

It's great to see growth in SLC, but this building is pretty lame.
