L+M to build hip-hop museum, giant affordable housing complex in South Bronx: Company tapped by city to construct 1,000-unit complex called Bronx Point

L+M Development Partners won the bid to turn a vacant waterfront site in the South Bronx into a massive mixed-use development featuring 1,045 units of housing and the borough’s long-awaited “Universal Hip-Hop Museum.”

The development, called Bronx Point, will be located right by Mill Pond Park and the 145th Street Bridge connecting the Bronx to Manhattan. L+M, led by Ron Moelis, will develop it in partnership with Type A Projects, a woman-owned-and-led development company that focuses on building educational spaces and public schools in New York.

The New York City Economic Development Corporation issued a request for proposals at the site last July. L+M has previously worked on projects including the transformation of Seward Park and the conversion of a former Navy prison into an affordable housing project in Brooklyn. Earlier this month, the company partnered with the National Black Theatre to redevelop its home at the corner of 125th Street and Fifth Avenue, and they recently secured $126.5 million in financing to develop a 15-story, 400-unit rental building in East Harlem as well.

In addition to the housing units and a hip-hop museum in the birthplace of rap, Bronx Point will also house a multiplex theater, education space, and a food and beverage hall curated by Anna Castellani of the Dekalb Market Hall in Brooklyn. Organizations like City Science are expected to provide the educational programming, and the team is also looking into a partnership with the Bronx Children’s Museum, according to a joint release by the developers and the city.

Bronx Point will move forward in two phases, according to the city. Phase one, with an anticipated completion date of 2022, will include about 600 units of affordable housing for extremely low income to moderate income tenants, the hip-hop museum and the food hall. It will also include the construction of a waterfront esplanade that will connect to and expand Mill Pond Park, an outdoor performance space, a public plaza along Exterior Street and space for the community service provider BronxWorks. Phase two will consist of the remaining residential units, along with additional commercial and community space.

The whole boro has been abjectly neglected for too long.
It should be burning with hot property values.

This property's proximity to the Stadium is a great beginning.

Officials announced in September that L+M had won the bid to develop a vacant site on the South Bronx waterfront right by Mill Pond Park and the 145th Street Bridge. I hope that height chop is just for the focused retail marketing and not an actual reduction in floor count.

The taller portion in the first post rendering received some step backs and a new redesign. The mechanical isn't as enclosed. Instead, much tighter.

Universal Hip Hop Museum will open in the Bronx in 2023

The Universal Hip Hop Museum will occupy 50,000 square feet in Bronx Point, the residential and retail project by L+M Development Partners and Type A Projects that will rise just north of the 145th Street Bridge along the Harlem River in the Bronx. The development’s official groundbreaking is set to happen this winter.

The museum was originally set to open in 2022, when the first phase of Bronx Point will be complete. But the museum now has a new projected opening date that lines up with the 50th anniversary of the birth of hip hop, AMNY reports.

The music style’s genesis is pinpointed to August 11, 1973 and credited to DJ Kool Herc, then Clive Campbell, who was DJing his sister’s back-to-school party at 1520 Sedgwick Avenue, a Mitchell Llama building in the Bronx neighborhood of Morris Heights. “Once they heard that, there was no turning back,” DJ Kool Herc told New York magazine. “They always wanted to hear breaks after breaks after breaks.”

At Bronx Point, the museum will span two floors and provide what Blow calls an immersive experience in ‘70s music history. Museum visitors will be able to create and spin their own records in an imitation DJ booth, visit a recording studio, and see their iPad drawings projected onto the building. A virtual reality theater will allow visitors to take the stage with some of hip hop’s biggest icons.

New looks at Bronx Point: 540-unit development to bring Universal Hip Hop Museum to Harlem River waterfront

The project will be constructed in two phases with the housing coming online in 2022 and The Universal Hip Hop Museum a year after. Plans for the second phase, to rise on a smaller site to the south along 149th Street, have not been disclosed.

I live in the Bronx and work in the Upper West Side so I cross those bridges daily, and that whole area is booming with midd to high rises under construction. It’s going to be phenomenal but I’m worried if Covid situation will slow things down.

yeah i work near there and walk over often too. this is the lot where they had the little circus carnival for a few years. its a fantastic project and it looks good, i cant wait until they finally break ground.

Bronx Point Complex Achieves WEDG Certification For Sustainable Waterfront Design

A 1,045-unit housing complex known as Bronx Point is now recognized as the first and only affordable housing project to achieve WEDG certification. The rating system was founded by the Waterfront Alliance, an independent offshoot of The Municipal Art Society of New York, that establishes guidelines for ecologically friendly waterfront design and construction.

Updates from the project team mention a variety of residential amenities, but do not specify square footage or how these spaces will be activated. However, renderings reveal a large interior courtyard positioned above the second floor.

Public outdoor spaces include large plazas on both ends of the building, a new waterfront esplanade that expands the existing Mill Pond Park, open-air performance spaces, and extensive landscaping.

Privately owned partners include L+M Development Partners and Type A Projects. The building is designed by S9 Architecture with landscape design by Marvel Architects and Langan Engineering.

“We are very proud to have achieved a balanced design that provides the types of active spaces the neighborhood needs, while also creating a waterfront space that prioritizes ecology and learning,” said Yadiel Rivera-Diaz, associate at Marvel Architects. “Bronx Point is a project that creates a strong link between the community and its waterfront, and its design was driven by the strong voice of the community. The balanced combination of activity and ecology will provide a much-needed space for learning, for neighbors to jog and exercise, families to gather at BBQs, and where children can play and explore.”

Developers Secure $349M For Bronx Point Affordable Housing Complex, In The South Bronx

By bringing affordable housing, waterfront access, and a range of cultural facilities, we are creating a more equitable New York.”

Phase one of the development includes 542 units of permanently affordable housing. Qualifying households include those in incomes at 30 percent to 120 percent of the area median income. A portion of the units will also be reserved for the formerly homeless.

The mix of apartment layouts will include 135 studios, 192 one-bedrooms, 122 two-bedrooms, and 93 three-bedrooms. Occupants will have access to a private outdoor terrace, laundry facilities, a children’s room, a community lounge, a bike storage room, and a fitness center.


Additional components of phase one include 2.8 acres of public outdoor space, a permanent home for the Universal Hip Hop Museum, and an early childhood space run by BronxWorks. The development will also support a vibrant mix of cultural and community-focused programs and outdoor science programming facilitated by the Billion Oyster Project.

“For years, we’ve wanted a permanent home in The Bronx—the birthplace of hip hop—and we are proud to be a part of Bronx Point, which will be one of the great new destinations of the borough,” said Kurtis Blow, an award-winning hip-hop artist and chairman emeritus of the Universal Hip Hop Museum. “Hip hop grew from a seed that was planted at a house party on Sedgwick Avenue into a global movement, and our museum will celebrate that journey and the Bronx’s place in its history. For all those who rose with us and followed in our footsteps: this museum will be for you, forever.”

Residents will be able to access amenities like a children’s playroom, fitness center, and an outdoor terrace along with a lounge, bike room and even a fitness center.

As for the Universal Hip Hop Museum, or UHHM as it’s known, it will offer a wide variety of programing that will not only serve as to document The Bronx’s place as the birthplace of Hip Hop but to also celebrate our place in history of this genre that was birthed by our borough and went on to become a global phenomenon and endures to this day almost 50 years later.

Phase 1 and completion of the museum is scheduled to be completed by 2023 to coincide with the 50th anniversary of the birth of Hip Hop with the entire development to be completed by 2025 provided that everything goes smoothly.
