Hotel/condo project ready to rise in downtown Austin

Financing is now in place that paves the way for a 33-story hotel and condominium project to break ground in downtown Austin, its developers say.

The Kor Group said it has brought on the Merchant Banking Division of Goldman, Sachs & Co. as a capital partner for Austin Proper Hotel & Residences, which will be part of the transformation taking shape on land that formerly housed the Thomas C. Green Water Treatment Plant.

Austin Proper is expected to break ground in the next few weeks, said Matt Green, Austin managing partner for The Kor Group. Located at West Second and Nueces streets, the 500,000-square-foot Austin Proper development will have 99 luxury condominiums atop a 244-room hotel. The hotel is expected to open in 2018 and will be managed and branded by Proper Hospitality.

Any day now on this one, right? The site looks generally clear now, at least less cluttered than it was when I went away for a couple months earlier in the Summer.

In the five days since SkyPie's photo there's been a fair amount of digging. I know Sept. 8th was the speculated groundbreaking date but from my angle (couldn't get a great photo) there's a clear hole being dug. There's also a significant drill apparatus on the site. So I'd say this one's already started!

This permit looks to be for the Austin Proper Golden Shovel event tomorrow which would be the day that ATXboom said the groundbreaking was.

Here's the site from BuildingATX. The excavators are in place for the obligatory backdrop:

Photographic evidence of the groundbreaking. That's a lot of groundbreakers. They didn't even have enough shovels for everyone.

Not sure how excited you guys get about floor plans themselves, but looked into the Proper and they have some excellent 1 bedroom designs. I was very impressed.

Yep. Seems like all of the Music Hall has been cleared and the ground is no ready for Third and Shoal construction. I don't see anything happening though...
