Under current zoning, this could be a 660,000 SF development. Pretty significant, especially when you consider the CVC running through a bulk of the property.

Snapped these over the pedestrian bridge yesterday (09/25/2016). Right before it started pouring and I had to run for shelter HA

Here's a rendering of the Guesthouse hotel at 2510 S. Congress - directly behind the HEB at S.Congress and Oltorf. The site is currently an abandoned Chinese restaurant. I've been somewhat following this one for a while, and the developers have been having trouble getting their permits.

There are several downtown hotel projects that haven't announced the brand yet, but this may be one of them. Two Roads - parent company of several brands including Thompson - announced that they have an Austin hotel in development. They also have a pretty nice Thompson hotel proposal in San Antonio.

I just finished updating the Wikipedia page for Austin's tallest buildings. (I still need to add some photos for some of the newer buildings.) But we now have 50 buildings that are at least 200 feet tall.

Interesting. Before it was Two Roads it was (in part) Destination Hotels and Resorts, and they owned the Driskill for a bit. They exited the market when Hyatt bought it in 2013(ish). A lot of their folks went to La Cantera in San Antonio after the sale.

What hotels are currently unaccounted for? I can think of the one on 5th and Brazos, and one at Waller Creek. What others?

Waller Park Place -1
Town Lake Villas - 1
6th & Nueces - 1
4th & Red River -1 (Probable hotel component)
Rainey St Hotel - 1 (Formerly Kimber Modern)

Isn't there another hotel planed at 1201 Red River - that Waterloo Park Hotel?

The last comment in that thread was from January of this year and had a couple of renderings.

Valued earlier this year in district documents at more than $95 million, the properties are on the market for sale, lease or other development options, district officials said. Potential uses could include a public-private partnership that could benefit the district or its students. In addition to traditional offers from investors and developers, AISD is encouraging community organizations to submit proposals.

AISD will consider selling or leasing the properties together, separately or in any combination. The bid deadline is 2 p.m. Dec. 14.

It's for sale for only $5.9 million. The site plan is good through November 2018, so hopefully another developer goes forward with the hotel.

It's near my office and I see it every day. It would make sense that this site is assembled with the adjacent properties. It's interesting to speculate what this site's potential is because it is surrounded by towers, existing or proposed. Whatever happens here, it's unlikely to be condos since views would be blocked from the get-go. It could be office or hotel, though, where views don't matter as much.

Makes sense. I'd love to see more single story Rainey-style entertainment there. You make a good point about upcoming construction: as all the towers in there start to go up in the next few years, the original Rainey bungalow style is going to look more and more rarefied.

I'd love to see a lot of the bungalows on Rainey Street proper remain. The other areas would be neat to have a mix of bungalows and high-rises...interesting combination, in my opinion. I think the same of the area around Rise in the NW part of downtown...I love the old homes mixed with new buildings that are starting to pop up. Rise complements the area well.
