The first phase will townhomes according to the biz journal article.

"The project involves the development of two apartment buildings with a total of 550 units and a total of 358 stacked condominiums and townhouses. The condos and townhouses will range from the $400,000s to the mid-$800,000. Rents haven’t been set yet for the apartments. Northbank will be built in phases with the first involving 230 townhouses with that construction expected to be completed by next spring."

-Located in Yorktown neighborhood of North Philly
-4-story residential building with 166 units
-Nice to see another project proposed on this stretch of Girard
-This location is currently a Rite Aid that just sold. Nice to see it being redeveloped already
-I like the added density here. Design is OK. I don't like the blank wall from Girard, so this may get picked apart by CDR. I don't mind no retail here, but it would be a nice addition

1900 N. Front Street
-Located in Norris Square neighborhood of North Philly
-6-story residential building with 105 units, and ground floor retail/commercial
-Nice project. Build it!

1021 N. 3rd Street
-Located in Northern Liberties neighborhood
-Replacing one part of Liberties Walk. This is the second part of this redevelopment to go to CDR. We already saw 1030 N. American Street submitted last month.
-8-story residential building with 28 units and ground floor retail/commercial
-PDF shows a nice aerial rendering of this building (1021 N. 3rd), 1030 N. American which was submitted last month, the section of Liberties Walk between 2nd Street and N. American Street to be redeveloped, which looks like will be a 7-story office building, and the Piazza Terminal and 1021 N. Hancock Street (which looks like will be called the Mercato)

Anyone remember 545 North Broad, the proposed 9-story building at Broad and Brandywine (just above Spring Garden)? Well, I noticed new fencing up around the site while out on my walk yesterday. Additionally, I noticed a demo permit, with demo being scheduled to start on or after today. Suffice to say, I think this project is about to start up soon!

Also, on my Tuesday afternoon walk, I noticed that 2602 and 2604 West Girard Avenue are both currently undergoing interior demo. This likely means that 2600 West Girard is also about to start soon!

^if the broad and noble project at the entrance to the rail park gets moving along with one other mid-rise residential project further north of here on broad that went to CDR a while back, that would really give this area an additional shot in the arm. the stable lofts and the tower/aldi right behind the divine lorraine are really starting to change the feel of this city hall-to-temple stretch of broad in a very important way (i.e. there aren't massive gaps in the street presence).

very stoked to see this well-designed project seemingly about to get going!

The three structures are on the 1700 block of Walnut Street, the most prestigious shopping corridor in Philadelphia and a city historic district.

The fate of the buildings has been uncertain since they were set ablaze by vandals on the night of May 30, following a day of somber demonstrations condemning the police killing of George Floyd in Minneapolis. The fires destroyed the interiors of 1706, 1708, and 1710 Walnut, leaving only their blackened and scorched front facades standing.

L&I officials initially thought the buildings' fragile brick facades could be saved and new structures constructed behind them. But earlier this month, the department informed the Historical Commission that the trio would have to be demolished “as soon as possible for safety reasons,” commission executive director Jonathan Farnham wrote in an email Friday.

Because the buildings are part of the city’s Rittenhouse-Fitler Historic District, they cannot be demolished or reconstructed without the Historical Commission’s involvement. While Farnham said the commission has not yet received formal requests for demolition, the building owners will be required to reconstruct the buildings “to their original appearances” within a year. To ensure the accuracy of those replicas, they will have to make laser scans of the facades before starting demolition and incorporate salvaged building materials into the new construction.

The owners of the three properties — McDonalds' Corp., Pamela Ferber, and Joan and Barbara Keiser — could not be reached for comment.

Can the city really mandate the owners rebuild the structures exactly the same? That seems absurd.

I think the City did the same thing in Old City (near corner of 3rd and Chestnut) for the building that burnt down at that location too. I suppose the owner of the bldg will have to work it out with the insurance company, but it sounds like its more complicated due to how it happened and of course the added expenses.

I also find it hard to believe the facades cannot be saved. I feel like this is a typical Philadelphia move.

It's also three separate owners which sounds like a coordination nightmare. I don't see this happening unless they all sell and the buyer is allowed to rebuild the facade with a tower behind it to make it financially feasible

That site in Old City? They took down the building and the lot has been for sale for about a year. $1.3 milly, IIRC.
