4224 Baltimore. Everyone seems to be pleased with the product and they have reached negotiations with the neighborhood group. Now it is on to the ZBA in the upcoming months to acquire the necessary variances for construction.

Says they are being done by Landmark Architecture. That seems like an unfortunate and odd choice of a designer for this location. Everything I have seen of theirs is badly lacking taste.







That's a significant understatement. I think Landmark might be better off designing shore houses. I wonder who the developer is who picked them. And who they expect will be buying these mansions: people from Jersey Shore or Vegas?

Jersey Shore people, I'd guess, considering the area's reputation.

Be glad, though, it'll be unlikely to look uglier than this.

I recognize the first and third images are from their properties in South Philly but I have no clue where that second one is from. That is horrendous!

It does look nice, now if only somebody would develop that hotel just to the right of it. It really drags down the entire area. I routinely cross the street to avoid the loiterers outside of that building. Its a cesspool of drug deals and prostitutes, and seriously I'm not being overly dramatic here.

You mean you don't like the Spruce Parker's poetic grit? Come on, it's like an urban, 21st Century Dicken's novel. Just substitute street urchins with tranny hookers. Take a peek in the lobby, it's straight out of Twin Peaks or 12 Monkeys.

Joking, of course. I do like the Westbury bar, but the rest of the building can be renovated for all I care. As far as I know it's owned outright and the owner has no desire to sell.

Doesn't look half bad if you ask me. So much better than that overgrown empty lot that was once there!

Agreed!

It's supposed to be reminiscent of converted industrial residential/studio lofts (hence the name, duh!), and I think it does a nice, tasteful job of that without being too heavy-handed about it.

The color and cladding makes a big difference and what makes this building acceptable to look at. Otherwise, we could of gotten another 1900 Arch Street project.

Agreed that Southstar isn't bad for infill. It's not exciting architecture by any means, but it's probably ‎Dranoff's best designed project to date. I wish they could have gotten a similar design to the new John C. Anderson apartments though. That building has an interesting facade with materials that are a notch up in terms of quality (I believe they have actual laid bricks as opposed to the pre-fab panels on Southstar.) i don't want to complain though, I'm definitely happy with how this turned out.

Wasn't there some art piece/decorative cover for the subway entrance originally planned? Is that still to come or did that get scrapped?

SouthStar is great infill. Hopefully they incorporate some greening elements to the building--trees, planters, boxes, anything--it's very stark and a bit uninviting from the Broad Street frontage right now.

They actually added some planters yesterday. They had their grand opening shin-dig in the retail space last night. They announced a Spragga Restaurant is going that space directly on Broad and South - is actually a pretty large space

Do any of the Spragga restaurants do well?
