10 years is usually the average time frame which includes soft + hard costs for super talls. I do say "average" if we look at some case studies. Sometimes we will hear news about a super tall, and 2 or so years later, it starts construction, but there's a lot that goes into it. Before a tower is revealed, it has to be designed, engineered, the parcels have to be bought, environmental studies, deals have to be made, sometimes legal issues, and so on. But 8 to 10 years is about right. Just look at this tower, 10/30 Hudson, WTC 1 and 3, and even the BOA tower. Shanghai Tower for example took something like 12 years from inception to completion. Many of the Miami super talls proposed have been talked about since 2008, and if they start u/c in 2017, we could be looking at a 11-12 year time frame (soft + hard costs).
Good news is that there are other super talls in the pipeline as we speak. Ones who have yet to be revealed, so we may be suprised 6 months from now as the new year starts off, and developers push for that Q3 construction/demo start date. Which is ideal.
Just a heads up, but don't forget 45 Broad, which looks like something should happen Q4 of this year. So soon!!!
