Uptown tower sells to head of Dallas restaurant group that owns El Fenix
Steve Brown
February 9, 2016

Quote:
Karns said Wednesday that he plans to remodel the concrete-and-glass tower to add two restaurants to the lower levels.
Quote:
“Having our own space in the base of the building will allow us to create a couple of new restaurant concepts,” Karns said. “We are going to activate the street level of the building and liven it up.

“We will be more than 95 percent leased with our offices going in.”

Moving Firebird Restaurant Group’s offices from a building he owns at 2414 N. Akard St. could lead to additional opportunity.

“Our move frees up that block for immediate development,” Karns said. “Land prices are so high in Uptown that I get lots of calls about that property.”
Quote:
Karns said eventually those 3.5-acre restaurant buildings with their large surface parking lots will be redeveloped for high-rises.

“That will be a landmark deal – a skyline changer,” Karns said.

Candace Carlisle
February 9, 2016

Quote:
The 127,000-square-foot building at 7610 N. Stemmons Freeway near the corner of Stemmons Freeway and Mockingbird Lane in North Dallas is currently 44 percent occupied and the new ownership group plans to make a number of significant upgrades, said Ken Good, president of Good Signature Management.

Good's plans for the upgrades are to transform the 35-year-old office property — which was originally built by Houston developer Gerald Hines — into one of the top office buildings within the Stemmons corridor of Dallas.

AT&T hires firm to study downtown Dallas office options
Steve Brown
February 10, 2016

Quote:
Communications giant AT&T Inc. has hired commercial real estate agents to evaluate its headquarters office options in the years ahead.
Quote:
“We regularly assess our real estate requirements everywhere we operate to ensure our owned and leased properties continue to meet our needs,” AT&T spokesman Brad Burns said in a statement. “We’re happy to be headquartered in Dallas.”

AT&T’s options could include a move to a skyscraper Ross Perot Jr.’s Hillwood company wants to build on the north side of downtown.

Downtown officials say that keeping the central business district’s biggest corporate citizen will be a priority.

“Everybody is going to be as aggressive as we possibly can to either keep AT&T where they are or in a new location in the downtown area,” said John Crawford, CEO of the economic development group Downtown Dallas Inc. “We are going to pull out all the stops.”

Award-winning design firm HOK has made renderingsof what the Woodall Rodgers building might look like.

With almost $150 billion in revenue, AT&T is the largest company based in Dallas.

Another Downtown Fort Worth Hotel Proposal

This one is at 5th & Main.

Quote:
This fourteen story building will be new construction, to house a Marriott AC hotel. The hotel will have 180 guest rooms, plus restaurant, bar and meeting functions. A roof top pool/amenity deck will also be part of the hotel. Retail space on the sides of the building, at grade level, will allow for a retail link to Sundance Square, which is a half a block away. The modern design uses a combination of materials to allow the new building to blend with the adjacent historic structures. The side is very urban and is 60’x 200’ in size.

Good update for this neighborhood. A couple of things I hope the developer is keeping mind. With the Katy Trail right there one of the big draws to this neighborhood is the very long beloved standing staple "Wild about Harry's" (frozen custard). I do not see them listed as a key tenant for the neighborhood. Its a little hole in the wall but its more important to the surrounding residents then most of the retail outlets on that strip.

I also hope with these redevelopment plans the Highland Park Pharmacy stays put. Its one of the last remaining old soda fountains. Those two staples that have been around literally for generations combined with the casual dining experience are what make the neighborhood IMO. You get lots of people that go there to browse and eat both from the adjacent residents and the Katy Trail.

Some news about the infamous Cotton Belt DART line:

Quote:
Dallas, Denton and Collin County residents may not have to wait two decades for an east-west rail corridor to connect to the region’s north-south transit spokes. Well, maybe.
Quote:
The agency plans to have service running by 2035. But it faces pressure from member city Addison and regional leaders to expedite that time frame. Slagel said the agency is also exploring whether it start rail service in two phases. The first would run trains from the airport to Addison before 2035. The second would then finish the route from Addison to Plano.
Quote:
Fort Worth’s transportation agency The T plans to run rail from that city’s downtown to the airport on the western side of the Cotton Belt line. That project could get $125 million in federal funds if Congress doesn’t disagree with that portion of President Obama’s proposed budget for next year.

The apartment tower is much wider than I was envisioning. I guess I always thought it would look more like the Azure tower. Do we know if the apartment tower will be 32 or 34 stories? I've heard both mentioned.

Boring, uninspiring and generic designs. Not at all impressed with this project.

I think that's a little harsh. Most are fairly slick. Just a little stubby for my tastes.

When all is said and done, Park District will impress with its amenities, density and extensive use of glass.

It might be a harsh assertion but that doesn't change the fact that it is true. And exactly, extensive glass, that's another problem. There is no individuality and character to these buildings. The residential tower just looks like another mash-up of 1900 McKinney Avenue, the W Hotel, Gables Park 17 and The House. They all look the same. It's painfully obvious that these buildings were expedient designs. It's a shame the original designs were trashed because the original concept designs for this location, which was still extensive with glass, actually had interesting geometric character. Over all this is an underwhelming and highly disappointing project for such a prime location. The location is the key to this all. That's what really makes this a disappointment.
