Projects & Construction:

SciWorks Merger and New Downtown Building: (SciWorks Downtown)
SciWorks and the Children's Museum will merge on July 1 and are preparing for a new downtown museum. The two museums are in need of significantly more space and want a centralized location. Both are in the black and have no issues, other than needing major expansions and a better location. Expect a new name, as they search for the perfect downtown site. The merged attraction is expected to attract more people to downtown than BB&T Ballpark, so this should be a big foot traffic generator for downtown.

Central Library:
It's time for an update on this project. We haven't seen an update on the library in a long time. Most of the concrete walls, on the lower-level, are complete.

Bailey Park Phase II:
I will change the name of this project to Bailey Park Phase II on the first page. Since the project is now three phases, the name "Lower" better describes Phase III, which may begin construction in 2017? The second of the three phases at Bailey Park is now under construction. And rmhpmi at WSTB provided our first update on Phase II construction at Bailey Park.

The expansion is studied for the courtyard on Fifth Street or the far eastern end of the building, on Four-and-a-Half Street.

Reynolda House Museum of American Art Renovation:
The Reynolda House American Art Museum is ranked as the best American art museum in the South. It really is a must-see attraction. Currently, it's closed for renovations, but will reopen in time to celebrate its 100th birthday, on March 1. The 75,000 square foot structure was designed by famous Philadelphia-based architect Charles Barton Keen. Events here, including a crime story that captivated the nation in the 1930s, inspired several books, movies, and TV shows, including the TV show Dallas, which changed tobacco wealth to oil wealth. When visiting the Reynolda Neighborhood, you quickly learn why it was called "The Golden Leaf."

Downtown Hampton Inn & Suites:
According to several members of the WSTB Forum, a construction fence is up and dtws reports they have construction permits. They will demolish the existing buildings, on the site, this week. dtws provided an update at WSTB.

We also may know the name of the lead tenant (major digital health company headquarters) for the proposed 20-25 storey One Research Tower, in downtown Winston-Salem's IQ District? I don't want to say, until I can solidly confirm it. It will be a company moving to downtown Winston-Salem from another state. I guess we will see more details, soon! This is exciting!

I don't think we have seen this angle?

New Tenant at 525@Vine:
Tech Talent South is the newest tenant in downtown Winston-Salem's IQ District. Tech Talent South (TTS) is an Atlanta-based coding boot camp dedicated to fostering talent in technology throughout the southern United States and aid the region in evolving its high-tech hubs. To make this dream a reality, TTS has launched campuses in high-growth technology cities including Atlanta, Charlotte, New Orleans, Dallas, Phoenix, Raleigh, and now in Winston-Salem. These campuses are in the heart of each of their respective tech communities and provide students with amazing opportunities to make connections in the local tech scenes. TTS was ranked among the best in the world by Switchup.

Inmar Expansion:
Winston-Salem-based tech company Inmar has purchased Chicago-based Willard Bishop. "Through this strategic acquisition, Inmar is taking responsibility for providing the comprehensive access to data analytics and information that will help our industry grow in a rapidly changing digital environment," said Inmar Chairman and CEO David Mounts. Willard Bishop produces annual reports on total store performance in its SuperStudy reports and has a SuperStudy eCommerce report that focuses on online grocery shopping. Fast growing Inmar is located in downtown Winston-Salem's IQ District.

National Center for Design Innovation:
Two exciting updates from the CDI in downtown's IQ District!

“Facebook’s investment in CDI will help attract leading-edge experimentation in computational media, performance, and data visualization,” said Pamela L. Jennings, CDI director.

With support from a National Science Foundation (NSF) CyberManufacturing grant and Microsoft, the CDI will work on applications for designing virtual 3D models from physical blocks for a variety of digital manufacturing processes. CDI has added Senior Electrical Engineer Jeff Mueller to the CONSTRUKTS research team. Mueller will join David Castro (Software Developer and long-term collaborator from Bogota, Colombia) and Xinyu Huang (Professor of Computer Science) as team collaborators. Mueller is a member of the local chapter of the Institute of Electrical and Electronic Engineers (IEEE) organization.

Bidding on the section of elevated rail park, through the downtown university medical school campus, begins February 8. This is likely the most exciting phase of this project!

Off-Subject:

I was surprised at the number of downtown Winston-Salem businesses that opened during the snow. It's great to see these businesses stay open. 8-12 inches was forecast, but I don't think it was that much. It looks like the usual amount the city sees a few times each year.

North Carolina's oldest living resident died. Winston-Salem resident Sina Hayes was 112 years old and was among the oldest living people in the world. She was the 6th oldest person in the United States. Winston-Salem Mayor Allen Joines gave her a Key to the City, at her 112th birthday party, in June. She worked over 30 years for Hanes (Hanes Brands) until she retired in 1966. The downtown Winston-Salem building she worked in is now Winston Factory Lofts.

- Does anyone know what is happening just north of WSSU campus. I drive past those two cranes everyday and cannot tell what they are doing.

I think this project is new to this thread? It also includes a bridge over the railroad tracks. WSSU is expanding north, to the expressway.

All of these buildings are renovated or under renovation:

SciWorks Downtown:
Forsyth County Commissioners are looking at their options for transferring a federal restriction on the current site of SciWorks, so the site can be developed after SciWorks moves downtown. The current SciWorks site is near Madison Park, which is office space. A new SciWorks would replace the former 1970s Sheriff's Department Building, on Third Street, with a new 4-storey building, containing 70,000 square feet of space, including 40,000 square feet of flexible exhibit space. According to architecture firm Walter Robbs, the building would have a transformative lobby, planetarium, gift shop, classrooms, roof terrace, and a main entrance on Liberty Street. It could include other entrances and would fit well with the proposed Merschel Plaza park. The museum will seek money from multiple sources and not depend on the county for all of their construction funding.

Downtown Hampton Inn & Suites:
Workers are demolishing the back sides of these buildings. A hotel with parking deck could begin construction in April or May?

So many 1950s/60s/70s buildings are being demolished, reclad, or are proposed for demolition, right now, in downtown. The 1964 Northwestern Bank Building was once viewed, state-wide, as a very modern / progressive work of architecture. Now it is being demolished for a Hampton Inn & Suites. I think most people want to see this building replaced with something new.

WFBH buys Cornerstone Health Care:
One of downtown Winston-Salem's largest employers has purchased Cornerstone Health Care. I expect Cornerstone's workers to move to downtown Winston-Salem, at some point. WFBH has long term leases for nearly 700,000 square feet of space in downtown Winston-Salem.

Wise Man Brewing Mixed-use Project:

Whitaker Park Mixed-use Project:
The Whitaker Park Development Authority is seeking $4 million in incentives, from the city, for their 2.5 million square foot (or more!) development. The money will be used to separate sewer, water, electrical, HVAC, and fire protection systems on the adaptive reuse part of the mixed-use retail/residential/tech office development. The completed development is expected to have 15,000 new jobs, according to the consultants.

Twin City Lofts Condominiums:
A rare construction update on this project. Not really much to see, at this point.

LJVM Entertainment District:
The development team is currently working on a strategic plan to create an energetic mixed-use walkable and transit-oriented development. However, construction is still a few years away, according to Steve Shutt

Home Prices Rapidly Increasing:
According to CoreLogic, Winston-Salem had the highest increase in home prices of the state's five largest metro areas. This seems to be common in cities with a tech boom. Winston-Salem had a home price increase of 6.9%. Charlotte was second at 5.7% and Raleigh was third at 5%. CoreLogic said “In the short and medium term, local markets with strong employment growth are likely to experience a continued rise in home sales and price growth well above the U.S. average.”

Chatham Manufacturing Adaptive Reuse:
This is a conversion of the former Union Carbide Complex and Western Electric Factories, on the north end of downtown, into office space and apartments. Western Electric was the largest employer in Winston-Salem for decades.

Hanes Ivy Avenue Hosiery Mill:
Winston-Salem City Council has endorsed the addition of Hanes Hosiery Mill’s Ivy Avenue Plant to the National Register of Historic Places. Adding the building to the National Register of Historic Places will allow the developers to use historic tax credits for their adaptive reuse project. Still, no word on what their plans are. This will be a huge adaptive reuse project, at around 455,000 square feet.

Projects & Construction:

Merschel / Civic Plaza Park:
And now, the park we have all waited for! DWSP will hold a public meeting, next week, to show early plans and ask for public input. The architect for the project will be MLA Design Group and their design could include a cafe pavilion, a fountain and water walls, underground parking, space for a new bank office building with ground-level retail, and an overlook from Fourth Street near the 10-storey One Park Vista condo building.

A year or two ago, it was announced that downtown Winston-Salem had plans for around 60 acres of park space. A few of these park spaces are now open, a few more are under construction or about to start. A few more are still proposed. Continue checking this thread for the latest updates on downtown's massive park plan. This park will add a vertical playground, outdoor classrooms, and additional space to host downtown Winston-Salem's growing list of large events/festivals. The plan, below, also shows where the new SciWorks Museum will be located.

Whitaker Park Mixed-use Project:
Did you know: Part of this massive mixed-use development is about to open? The first building will open next month. It is a multi-tenant biotech research office and already has a tenant moving-in. Yes, the biotech company will be hiring, soon!

Air Type Headquarters:
CamCityFan at the WSTB Forum posted an update on this project. The balconies are installed, new doors and windows are in place, and exterior light fixtures are installed. They haven't started on the first floor storefront restoration.

Murray was selected as the General Contractor for Phase I. This is an $18.3 project. According to the documents, the original terrazzo and tile floors are still there, hidden under linoleum flooring. This will be removed. Workers will also begin restoration of the interior marble, along the walls, windows, and doors, in this phase. Phase I should take four months to complete. The entire restoration will take 18 months to complete. They will restore the main level to its original 1926 appearance. This building is very intact.

Winston-Salem has the tallest historic train station. Yes, it has multiple floors! The reason it has so many floors: Originally, the building contained several state/regional offices for railroads and had a large postal service facility, to move mail from train to truck to postal carrier. This also explains the truck bays and mail freight platform. The former floor of railroad offices will become the new headquarters for the transportation authority. The secondary waiting room and former restaurant space, on the main level, will become retail/restaurant spaces. The postal service floor will become for-lease office space, for companies interested in TOD space.

New Jobs - XPO Logistics:
XPO Logistics is creating 100-150 jobs in a new building. This is a new employer to the Winston-Salem area. Some of the jobs are moving from another metro area and some of those employees may relocate to the Winston-Salem area. They will hire people to fill the remaining jobs, though. If you like working with large companies, to plan where their products go and how they get there, this could be the job for you. It sounds like a fun job.

Convention Center Expansion:
Have we seen this view? The city will include more money in the budget, in the spring, to complete exterior renovations. The convention center could increase in size by 20-25%, with this expansion and renovation.

Winston-Salem Region VA Hospital:

Armed Forces Institute of Regenerative Medicine - 3D Printing:
This is from Nature Biotechnology: Scientists in downtown Winston-Salem's IQ District have proved it is feasible to print living tissue structures to replace injured or diseased tissue in patients. The scientists said they printed ear, bone and muscle structures. When implanted in animals, the structures matured into functional tissue and developed a system of blood vessels. Most importantly, these early results indicate that the structures have the right size, strength and function for use in humans. Yes, in downtown Winston-Salem, they have created a new type of 3D printer, called The Integrated Tissue and Organ Printing System, that can fabricate stable, human-scale tissue of any shape. "With further development, this technology could potentially be used to print living tissue and organ structures for surgical implantation."

Bowman Gray Medical Education Building:

I apologize for not having all of the area college/university projects listed. If you attend any of the area colleges/universities and have updates, please share them. I know this thread is missing several projects from area colleges/universities and many people from other cities, who attended these schools, would love to see updates.

Sports Performance Center:
This is a $58 million, 4-5 storey, brick structure, that will include offices and viewing platforms (for filming and coaching). It will overlook the indoor field, posted above and is expected to break ground in June or July of next year.

Downtown Hampton Inn & Suites:
Our first update on the demolition. This is a very solid building. For those who don't know, this was the 1964 Northwestern Bank Building. It actually had teller windows, for drive-through banking, under the building. Many of their buildings, from the 1960s, won architecture awards. Northwestern Bank loved innovative modern architecture.

Projects & Construction:

New Downtown Brewery - Dash Brewing:
A New Jersey brewer, with financing from San Jose, is preparing to open a new brewery in downtown Winston-Salem. I'm guessing this person will move to Winston-Salem, to open this business? There have been rumors of someone, from the northeast, looking at sites in downtown to open a new brewery. It was said this would be a major investment/project. Very exciting, for local beer lovers. I do want to add... it's a hyphen, not a dash. I will continue to search for updates on this exciting project! If the person starting this business is reading this: Please select Bailey Power Plant for the new brewery!

Beautiful Building and Views!

The number of students in downtown Winston-Salem is growing rapidly, as thousands of students are moved to downtown buildings. This is very transformational. These college and university buildings are actually on the downtown grid. There is talk that Virginia Tech and Wake Forest University will build a large combined engineering school, very soon, adding hundreds more students to downtown. I'm guessing this is why they purchased the site across from Krankies, on Fourth Street?

Ziggy's Expansion:
This project is now two interesting downtown entertainment projects to follow. Jay Stephens said he will reopen Ziggy's music club in a newer and possibly larger space, next year. He is currently recovering from surgeries and the downtown building's owners won't renew his lease. The owners of the current Ziggy's location have another live music club in talks to lease the building, on 9th Street. One of Winston-Salem's two or three independent weekly newspapers said it will be a major announcement and someone big moving into the old Ziggy's live music venue. It's a secret right now, but they should be ready to announce something, very soon. It's great news for downtown Winston-Salem, since downtown gains another large live music venue. I would like to suggest Bailey Power Plant as a good location for Ziggy's to move to. Now, the question we all want to know, who is this big tenant moving into Ziggy's old building, on 9th Street? I'm excited about both live music venue announcements and would like to follow both on this thread!

Builder's House Ghost Building:
This project was completed in less than a week. It's an art piece, based on the first house built in Winston-Salem's Lower Downtown, in the mid-1700s. It's an archaeological site in the Brookstown Neighborhood, where it meets the Factory Row Neighborhood.

Quarry Park:
Groundbreaking is scheduled for today. I love adding new projects to the construction list! This is a multi-phase project. This phase will include overlooks, an observation pier, bathrooms, green space, a natural auditorium and stage, and the park entrance. The project also includes construction of the Waughtown Greenway connector, which will pass through the new park and connect the Waughtown area to the Peachtree Greenway, providing access to Reynolds Park and the William R. Anderson Jr. Center. This is expected to be a major tourist attraction, when fully completed.

David F. Couch Ballpark:
Note: Gene Hooks Field is now David F. Couch Ballpark. I will change the name on our project list.

Construction has begun on this project. Frank L. Blum is the General Contractor and Walter Robbs is the architect. The project will replace the existing bleachers and buildings along the third baseline, and will feature new dugouts, locker rooms, concessions, restrooms, a baseball hall of fame, club house, conference room, office space, and a batting facility. The project is scheduled for completion in late 2016.

New Jobs Downtown:
Accounting and consulting firm, Smith Leonard PLLC is renovating space in the historic bank building at 206 West Fourth Street. They will take the entire second floor. The company is a new employer to Winston-Salem. It does appear as if some of the new jobs will be filled by people moving to Winston-Salem from their other offices?

Downtown Hampton Inn & Suites:
Still demolishing existing buildings on the site. The city may require a major redesign of the hotel, due to an overlay? There are urban design requirements for downtown sites. I'm not sure how long this will delay the hotel's ground breaking?

Neurology Center ICU Expansion: Built!
This HKS designed project is now completed. It added a 24 bed unit to care for neurology and neurosurgery patients. The medical center took a new approach to patient care for the ICU by providing the ability for families to spend time with patients as they rest and recover. Families arriving at the unit are met by a volunteer to provide a tour of the facilities, which include a family lounge with a kitchenette, flat-screen with game system, a washer and dryer, two bathrooms with showers and lockers, and vending machines that provide laundry products, toiletries, and snacks. A soft double-matted floor reduces noise. The unit also features two conference rooms for conversations between physicians and families, with those rooms outfitted with audio-visual equipment and teleconferencing capabilities. All patient rooms are now larger and private to allow family members to sleep in the room with the patient. The rooms feature lifts with each bed to allow patients to be easily moved and to help encourage patients to become mobile as soon as possible in their recovery. Clinical staff members also have a staff respite room.

Mobile Disaster Hospital:
Wake Forest University Medical Center, in Winston-Salem, has a FEMA authorized mobile hospital unit. The university medical center trains at the facility, when it's not in use, so they can be ready to take it apart and move it to disaster sites anywhere along the east coast and provide life saving medical care. The transportable hospital has 2 five bed emergency departments; a 21-bed emergency department with X-ray unit, clinical lab, pharmacy, and medical supply and logistical support; a 12-bed intensive care unit; and an operating room with an imaging scanner intensifier and operating microscope with surgical processing, medical supply, and logistical support.

Pepper Building Micro Apartments & Retail:
According to a forum member at WSTB, all of the asbestos is located, asbestos warning signs are posted, and they are ready for the workers to remove it. The building was used as a bank for a few years, in the 1950s. One of my favorite photographers had this image to share. It was enlarged. If you like his photography, see urbanmez's exhibit at the New Winston Museum!

Alternative Transportation:

Rails-to-Trails Bicycle Commuter Highway:
The city has selected Smith-Rowe as the General Contractor for the Third Street to Eighth Street (MLK) segment. Construction will start next month. Construction on the Fourth Street Access (to Restaurant Row) will be delayed until the end of the project. Construction should be completed, on this segment, by April 2017. Look for another General Contractor announcement, for the segment south of Third Street, very soon! That segment is still seeking state approval and could be completed by December 2016. A future segment will connect Eighth Street (MLK) to Twenty-Fifth Street (near the airport). This project can be used by pedestrians, but is designed for bicycle commuting. You can ride over or under the streets, away from cars, on an old rail bed. Yes, it's a "High Line" project.

MerleFest Preview Event:
And Winston-Salem's 2016 Festival Season begins! This major Americana music festival, founded by the late Doc Watson, will hold a preview event at SECCA in Winston-Salem's Reynolda Neighborhood, on March 10. Be sure to attend and enjoy performances by Tellico, High Plains Jamboree, and Zoe & Cloyd. This is a preview for the main event, to be held April 28.

Reynolda Film Festival:
Viola Davis will be in Winston-Salem for the Reynolda Film Festival, on April 2. Winston-Salem has several great film festivals. If you're new to the city, be sure to see one of them!

Ruby Slipper Fringe Festival:
Looking for something to do, this weekend? This is a festival of art by women and includes visual and performing artists from around the nation. It's at the Milton Rhodes Arts Center, in downtown's Theatre District. Yes, Downtown Winston-Salem's Festival Season is here!

Projects & Construction:

Bailey Power Plant Entertainment Center:
Workers have returned to the site and construction has started. Forum members at WSTB are reporting a Raleigh-area developer has acquired most of the brick building, for a massive entertainment complex that could include a bowling alley, theatre, sports bar, and restaurant.

500 West Fifth Street:
A third developer has emerged in the Center City West Parking Deck Property bidding war. Grubb Properties is currently talking with this developer about a possible partnership or deal.

Aviation College:
Forsyth County is considering $16.6 million in bonds to help create an aviation / aerospace college, across the street from Smith Reynolds Airport. The college is considering adaptive reuse of a hangar (built in 1961) and an adjacent former credit union building (built in 1955) to provide classroom, shop, and lab space for technology education and training in the aviation and aerospace industries. #CityOfAdaptiveReuse

527 North Liberty Office Building:
This project was officially announced, yesterday. Workers will convert the abandoned building, built in 1922, into office space, with ground-level retail/restaurant space. The retail/restaurant space is leased to Crafted: The Art of the Taco. "Kris Fuller challenges herself to create new takes on the taco. Flavor combinations include beef brisket, grilled pineapple and Asian mustard, and falafel and pickled cucumbers." I haven't heard who leased the office space? I'm guessing it's a tech company? Depending on who the office tenant is, we may or may not follow this project here. With an exception for the Liberty Street office windows, this will be an historic restoration.

Winston-Salem Region VA Hospital: Built!
The $130 million, 400,000 square foot, VA facility is finally open! Sections of the building are designated with the names of Winston-Salem and North Carolina landmarks. The building is designed to allow as much natural light to enter, as possible. It also includes a green roof and outdoor gardens. This is a research VA Hospital. The third research hospital facility in the Winston-Salem / Forsyth County area. The VA hospital is expanding its affiliation with Wake Forest University and their university medical center and downtown Winston-Salem's Innovation Quarter (IQ District). This will also connect the VA hospital with downtown Winston-Salem's Armed Forces Institute for Regenerative Medicine. A government funded biotech research center. This VA Hospital will be a training ground for students from Wake Forest University's School of Medicine and new residents at the medical center. If you are looking for a job, this hospital is hiring hundreds of people.

Quarry Park:
Yes, Quarry Park is now under construction! This is expected to be a major tourist attraction for both Winston-Salem and North Carolina. Look at the elevation of this site! You can look down on much of the city from here. Also, the lake is in a deep geographic depression and the lake itself is very deep. I think The lake is 150 feet (46 meters) deep and rising. Rising very quickly! 30 years ago, the lake didn't exist. I seem to remember hearing the volcanic rock cliffs are 150 feet (46 meters) tall in some places? Amazing! The ridges, that give Winston-Salem its interesting terrain, are the remnants of volcanic islands and this is one of the best places to see these volcanic rock formations. The first phase of this multi-phase project will add an observation pier (with lake and skyline views), overlooks (taking advantage of the site's high elevation), and a natural auditorium & stage. It also includes a greenway connector. The lake is known for it's remarkable clarity, large fish, and fresh water jellyfish. There are scientists studying the site and the unusual ecosystem.

Future phases will add a hotel & conference center, a railroad around the lake, a train station and retail village (around a village green), glass-bottom boats, a botanical garden, disk golf, different skill level trails, an interpretive center, and much more.

The water is rising quickly:

The rising water is actually drowning the trees. That explains the dead trees.

The rock under Winston-Salem is different from the rock found under other parts of the state. According to the North Carolina Geological Survey, the rocky cliffs are the 460 million year old Milton Terrane. It's a band of rock under most of Winston-Salem that was once a chain of volcanic islands!

Electric Pyramid Studios - Artist Collective: Built!
This was a fun project we didn't really talk much about, since I couldn't find many updates on it. I apologize for that. Electric Pyramid Studios is the newest artist collective in Winston-Salem. Their building is a former funeral home with a former embalming room in the basement. The artists say their building is haunted and they are having fun with it! Historic design features include a ramp for moving coffins. This project may reappear on our construction list, as they expand. #CityOfAdaptiveReuse

An update on the software tech company's headquarters and luxury condos. The exterior will remain the same and most of the construction is indoors.

SciWorks Downtown:
The merged museum is seeking $25 million in bond money. Forsyth County Commissioners must approve offering the bonds before anyone can vote on them. Commissioners also must approve giving the former Sheriff's Department Building to SciWorks.

New FTCC Library:
The historic Piedmont Building could be demolished to construct a new community college library and a new central campus. This project requires approval of a $70 million bond for the community college. The new library will have student meeting rooms, study space, maker spaces, and more. I'm guessing they will expand with a quad and future buildings, centered on the library? I'm not a local and don't really know much about FTCC or their long range plans.

It's sad to lose such an interesting old building. Can't they reuse it for an interesting and unique library, no other community college has? Think of the massive windows and beautiful spaces. It's a great building to build around.
http://bloximages.newyork1.vip.townn...jpg?resize=800
Credit: David Rolfe | JournalNow

Forsyth County Courthouse:
A new 12-14 storey downtown courthouse would cost $120 million. Commissioners are considering offering bond money for this project or to renovate the existing building and build new at a later date. The county will have to take formal action in June and July to prepare for a November bond referendum. The county could also use limited-obligation bonds that do not require voter approval. Since the county is looking at around $550 million in bond projects, don't be surprised if the county decides to spread-out these projects over a few years, to minimize tax increases. The county is still waiting on an April report, for the final cost numbers.

WSPD South District Station - Former Nissen Wagon Works:
Could this become a mixed-use project? The remaining space, in this massive historic complex, could be donated to the Winston-Salem / Forsyth County Public Library System for use as a new Southeast Library. This idea is still in the early stages, but those behind it are really pushing it forward, right now. Keep in mind: The county pays for library branches and they are looking at massive bond proposals, right now. James Taylor may have to look for grants or start a fundraiser, even with the city donating space and the possible use of historic rehabilitation tax credits. Something I didn't know: This project also connects to a greenway to Quarry Park. It sounds like a great location for a library branch.

Downtown Hampton Inn & Suites:
Thank you to the Crowders for keeping us up-to-date on the demolition. The smaller brick storefront building is now fully demolished. The 1964 bank building is very solid and difficult to demolish.

Alternative Transportation:

Rail Streetcar System:
Wake Forest University has started discussions on how to transport students between their three campuses. Right now, they are using mini-buses. The streetcar is designed to connect all three Wake Forest University Campuses with downtown/IQ District, major employment centers, core neighborhoods, transportation centers, art galleries, meeting/convention facilities, the ballpark, and other colleges/universities. It will be interesting to see if Wake Forest will offer to help pay for the streetcar system. Everything, transportation related, involving the university, is closed-door right now. The streetcar is currently in the funding stage and Winston-Salem would like to start work in another year or two. Wake Forest University will soon relocate the medical school to downtown, build a new downtown engineering school with Virginia Tech, and move hundreds of students from their Reynolda Campus to another downtown building and the university needs a transportation link. We'll see what they do...

Off-Subject:

Buy Winston-Salem Clothing:
Did you know: There is actually a convention planned (at the Benton Convention Center), May 7, to show clothing brands from Winston-Salem and clothes manufactured in Winston-Salem. If you really want to buy local, this may interest you.

Dirty Dancing Filming in Winston-Salem:
ABC/Disney's three episode musical remake of Dirty Dancing will film in downtown Winston-Salem. Extra information on Winston-Salem could be included in the DVD box set. Downtown Winston-Salem will also become part of a Disney branded Dirty Dancing vacation package.

When attending events or talking to the candidates: Be sure to ask about the candidate's stand on different development and transit issues that matter to you and your city's future.

That is awesome! Like the sign says, vote on March 15! #FeelTheBern If you like development and cities, it is very important to vote. Take note of how many projects are dependent on city, county, state, and federal help. From SciWorks Downtown to the Streetcar System. Vote for the candidates who support cities and urban development. If you live in Winston-Salem's South Ward, be sure to vote for John Larson. Yes, I endorse Larson. He is a great preservationist in a beautifully historic ward and will help move this city forward. Vote!

Projects & Construction:

AFAS Center for the Arts:
Art for Art's Sake shared renderings of their new building, designed to match the Tower Cloud water feature in ARTivity on the Green. The building will have 14 foot ceilings and will be clad in brick, glass, and polycarbonate. Polycarbonate is a translucent material that will create a diffused light in the art studios, during the day, and will be back lit, so it glows at night. The first floor will be home to the Red Dog Gallery and Studio 2. The second floor will be for emerging artists and will have 10 affordable artist studios. The third floor is office space, with balconies and overlooks. There will be some office space, on the third floor, for lease. Architect Adam Sebastian said the building was designed to give the group “ground-floor visibility” with lots of glass. The translucent walls on the second and third floors will serve a double function: In the daytime they will provide a diffuse light that will be of help to the artists in their studios, and at night the lights inside the building will create a distinctive glow visible from the outside. “There is not a building in the Triad that actually has that. Frank L. Blum Construction is the general contractor and STITCH Design Shop is the architect. Construction has started and the building will be completed in January 2017.

This building is a solution to the rising cost of storefronts in downtown Winston-Salem's Arts District. Those who worked on this project, and donated to it, want the Arts District to continue as an arts district.

Ace Hotel Downtown Winston-Salem:
According to recent discussions, among two people connected with UNCSA, there are plans to redevelop the Carolina Building (located on Fourth Street) and surrounding properties into an arts-themed mixed-use development. This will include a larger and better lobby for the Stevens Center (historic performing arts center), retail, apartments, and there is also talk of an Ace Hotel in the Carolina Building ...and possibly a new marquee on the building (will they recreate the 1920s original or the 1930s neon?). I'm very excited about the marquee talk! If it's built as they described, this could be really nice. Past plans have called for a dance performance space on the second floor of a neighboring building and constructing a new elevator core on the west facade of the Carolina Building, to expand the theatre lobby. This would take part of the space formally used by the Forsyth Theatre, to create a much larger lobby for the Stevens Center. Maybe the former Forsyth Theatre space will become the lobby for the upper floors of the Carolina Building?

The Carolina Building was originally the first downtown high-rise apartment building in North Carolina, when it opened in 1928. The building featured 99 apartments and a rooftop garden and the ground floor had a silent movie theatre and cafe. The developer had plans to build other residential high-rises in downtown Winston-Salem, but the Great Depression ended those plans. It was later converted to the Carolina Hotel. In the early-1980s, it became an office building for local arts groups, with a performing arts center and restaurant on the ground floor. Over the years, many celebrities have performed on this stage and the theatre itself has appeared in movies. It also hosted world premiers in both theatre and film. Recently, the arts groups and retail space tenants have started moving-out or are looking for other space, as UNCSA works on a redevelopment plan. Maybe we will hear more news on this, later this year?

Bailey Power Plant Entertainment Center:
We can welcome a new developer to Winston-Salem. CamCityFan @ WSTB is reporting Greg Hatem / Empire Properties will be involved in the 1926 concrete structure's adaptive reuse. appsdeacs @ WSTB Forum said Empire Eats, which is a division of Empire Properties and opens restaurants in their renovation projects, will open a restaurant and bar called "The Pit Winston-Salem" in the building. "The Pit" is a very well-known, award-winning, free-range/fresh barbecue restaurant and bar, with locations in downtown Raleigh and downtown Durham. I think it's Eastern-Style, but I've never been there? Winston-Salem's south metro is the center of North Carolina's Western-Style barbecue and hosts the state's Western-Style BBQ Festival, so this should be interesting. East is meeting West! appsdeacs also heard a bowling alley and movie theatre will open in the huge 1940s brick building. An official announcement will be made on Friday of this week.

Nine Republicans objected to the renaming and called her a communist sympathizer. New Tech Jobs - Cognistx:
Pittsburgh-based Cognistx is the newest tech company in downtown Winston-Salem. They leased space in the IQ District and will open their new downtown Winston-Salem office in three weeks. The company is known for "machine learning" cognitive algorithms, according to their website. Yes, they are hiring in downtown Winston-Salem. Their new office is an adaptive reuse project (Biomed Realty's "@ Building") and is near Bailey Park, the high line project (bicycle commuting), and the power plant, so it's a very cool place to work.

Bailey Park Phase II:
We don't see many updates on this project. Compare these two photographs, taken about two weeks apart. You are looking at the concrete forms for the waterwall. Construction will be completed late next month.

Just a question about the building that you have been referring to as the Model T factory here in Winston-Salem...are you sure this was the use of this building? It is pretty small for a car factory, even for the early 1900's. I can find reference to a Model T factory in Charlotte, but not in Winston. Research I have done shows that this building was built in 1925 and was used by Twin City Motor Company for auto sales. Likely they SOLD model T's there, not BUILT them. It now houses Automotive Associates for auto repairs. You can find reference to it on page 17 of a form submitted in 2002 to designate the Downtown North Historic District as part of the National Register of Historic Places (http://www.hpo.ncdcr.gov/nr/FY2685.pdf)

The source I used, for that information, is a book titled Winston-Salem's Architectural Heritage by Heather Fearnbach, on page 110. It's the best research on Winston-Salem that I've seen anywhere and a must have book. According to Fearnbach, Twin City Motor Company manufactured and sold Model-T Fords in the building. The Liberty Street storefront was the car dealer. The other floors are the factory floors, where the cars were assembled. It's interesting to see the parts of the Model-T Ford Factory that still remain in place, like those rotten leather belts and pulleys. Many people I've talked to all agree, this should be a cool tech company office or maybe a condo or apartment building. However, the owner won't sell. I've heard he has seen several offers for the building.

North Carolina's Business Court will open a location in Winston-Salem, at the Worrell Building. Judge Marion Warren, director of the N.C. Administrative Office of the Courts, made the announcement at the signing of the agreement made in the State General Assembly’s Legislative Building. The court was created to handle complex business cases. There are Business Courts in Charlotte and Raleigh. Don't forget to vote for Bernie Sanders today! Yes, it's today and that is an endorsement from me! He will work hard for the eastern side of the city and will be good for urban development. It should be interesting to see if he can win North Carolina. Remember to vote! #FeelTheBern

Agreed! I don't have time to post much myself but this is where I come (probably weekly) for my WS development news.

Thank you for the photographs, kdwinston! The deck with furniture is the site of a "future" swimming pool. It's shown in the construction documents.

Thank you for letting me know you enjoy the updates. I often think no one is looking at this thread. It's good to know there are regular viewers. Thank you to the people who take and share the photographs and share information used in these weekly updates. Without them, there is no weekly update. I don't live in the area and have no connection to the city. I have to ask around and search for updates on what is happening and this thread is most of the results.

Projects & Construction:

Plaza Building & Galleria:
Today, we will take our first look at this project! Yes, the RAI Headquarters! The photographs are from February 2. Still, no update on the ground-level Starbucks. This is the first time I've found any photographs of this project and I have searched and searched for them. This is a major project, since it is a Fortune 500 headquarters and is 568,417 square feet in size. Now ...our first look at this project!

We are going to the 11th floor, with Warco Construction, to look around!

Whitaker Park Mixed-use Project:
I need to add this to our under-construction list! 50,000 square feet of research lab space is available for lease right now. By this summer, an additional 1.9 million square feet of space will be available for lease, in the adaptive reuse part of the project. Davenport was hired to design the roads and utility work is moving forward. The largest space available for lease, in the summer, in the adaptive reuse phase of the project, will be 851,250 square feet.

Bailey Park Phase II:
This park will look amazing, when it's completed. There is still a third phase of construction, that will likely start early next year?

325 North Broad Street:
The developer of this project is partnering with Club Oaks Partners, future owner of Center City West Deck, on this possible office/condo/retail development with underground parking. They will name their partnership City Center West Associates LLC and Reece is saying his plans may expand beyond what he originally proposed! Club Oaks Partners has experience in investments such as hospitality and retail. Reece has experience in office development. Look for this project to move forward very soon. Reece currently owns 2.5 acres, but is looking into maybe buying more property in this area. I've heard the height of his mixed-use building could be 9-15 storeys above the intersection of Fourth and Spring streets. I guess we will see what their final plans are?

Farrell Hall:
Robert A.M. Stern Architects' Farrell Hall has received LEED Gold certification. Among the strategies that contributed to Farrell Hall’s Gold-level certification is its inclusion of Forest Stewardship Council (FSC) certified wood paneling and regional materials. More than 80 percent of on-site generated construction waste from the project was diverted from landfills. The incorporation of bicycle storage facilities also encourages alternative transportation. The process to certify projects isn’t quick, as “commissioning of building systems is a complicated process,” explained Marek Turzynski, LEED Accredited Senior Associate at Robert A.M. Stern Architects. “A lot of documentation has to be compiled and verified.”

757 North Apartments:
dtws, at the WSTB Forum, reported last Tuesday: "Construction appears to have started on this project. I drove by the site this morning and noticed workers on site and fabric containment fencing around a portion of the site." DWSP has also confirmed work has started. I will add this 4-storey, 135 unit, apartment building to our construction list! The High Line project is on the block across the street and Biotech Place and Inmar's new headquarters are on a neighboring block. This should do well.

Thank you for the update! I'm guessing all office floors, in the Plaza Building, look exactly alike? It looks like great work spaces.

Projects & Construction:

Undergraduate Science & Engineering Center:
We finally have a look at the inside and the view! The entire three building downtown complex could have 800 students, when completed.

Possibly from the 4th or 5th floor?

Center for Brand Excellence:
Fast growing tech company, Inmar, is creating a Center for Brand Excellence at their downtown headquarters. No word on how many jobs will be created. We will learn more next month.

We haven't seen this view:

Avid Solutions Headquarters: Built!
Construction is complete on the headquarters for this international engineering firm. The building's lighting appears to have made international news and is the source for all of photographs of this project. It is an advanced lighting system that can detect light in the room and adjust the lights. There are many things this lighting system made headlines for. I watched a long lighting industry video on it. Back to the building: We could see this building return to our construction list, in the near future. This fast growing company designed their new building so it could be doubled in size.

I do like the lighting in this building!

New Ventures Challenge:
Flywheel, located in the downtown IQ District, has created New Ventures Challenge 2016; which will allow eight start-ups to compete for up to $400,000 in seed funding. Contact Flywheel for more details.

Bailey Power Plant Entertainment Center:
The minority incubator and development office have leased 22,000 square feet of space on floors 4-5. The 5th floor will be expanded with new construction.

1802 Vierling House Restoration:
We haven't seen an update on this project in a long time. This should be an interesting museum on Winston-Salem's biotech and medical history, when it opens.

Census Estimates:
Did you know: Someone moves to the Winston-Salem area every two hours.

New Venture Capital Fund:
Winston-Salem-based Dioko Ventures is launching a health care IT and health care start-up fund called Dioko Health Ventures I LP for start-ups in downtown Winston-Salem's IQ District. Dioko Ventures sees many opportunities for early stage investing in Winston-Salem and is excited about deploying institutional capital in the city. Several downtown Winston-Salem leaders are on the fund's investment committee and it appears as if everyone involved has a Winston-Salem connection. The downtown Winston-Salem-based fund will make up to 12 investments, between $500,000 and $2 million each. Venture capital firm FCA will lead the fund. FCA has invested more than $175 million in more than 90 companies, resulting in more than $7 billion in annualized revenue.

Union Station & Streetcar Yard:
The Union Station project had its official ground breaking on Thursday. Workers have been at the site for several months. The station will become a local and regional bus terminal and a future LRT and rail-streetcar yard, with offices for the Department of Transportation and for-lease space for offices and retail. Yes, this is a transit oriented development (TOD). All floors of the multi-storey building will be restored. The floor with the passenger waiting room will be a, near museum quality, full restoration.

Design Agency Moves Downtown:
Competitive Edge Promotions is moving to downtown Winston-Salem's Theatre District. They will move into the building directly across the street from Hanes Brands Theatre. Downtown Winston-Salem has a very impressive cluster of creative industry businesses.

527 Liberty: Office - Retail - Event Space:
As I learn more about this building, I think it could be big enough to follow on this thread. This is actually a mixed-use adaptive reuse project, designed by STITCH Design Shop. The lower floor will become an event space, for art showings and parties. The main level will become Crafted: The Art of the Taco restaurant. And, of course, the upstairs area will become office space. Still, no word on who leased the office space. Look for graffiti and exposed brick in the restaurant and event spaces. The building will have an outdoor space. The restaurant's taco truck will also be based at this location, to help advertise it during construction. Construction should be completed around Hallowe'en. The event space may take longer to complete. This building should do very well. This is the type of office space that is popular among Winston-Salem's creative and tech companies.

Triad Foodies reported on the restaurant space, outdoor space, and the event space.

West Salem Modern:
Architect Adam Sebastian said “North Carolina has the third largest concentration of modern houses in the country, next to California and New York.” I know I've seen several in Winston-Salem, from Streamline Moderne to Mid-century Modern to projects like West Salem Modern.

Downtown Arts & Craft Beer Festival:
This is scheduled for Friday, April 1, at the Sawtooth Art School in downtown's Theatre District. Sample craft brews and ciders, enjoy live music by Royal House and Francois Beyers with special guests in the gallery, watch live art demos and try your hand at jewelry-making, screen printing and more. Participating brewers include Bull City Ciderworks, Devils Backbone, Foothills, Green Man, Highland, Howard, and White Street.

Salem Lake:
If you're new to Winston-Salem: Have you visited Salem Lake? It's a place for boating, fishing, horse back riding, walking, and biking. I think Wake Forest University's Rowing Team uses this lake? The best way to visit the lake is to use the bike and walking trails you see in downtown (4th Street at One Park Vista & Research Parkway in the IQ). So, if you live downtown, this is just a short bike ride away! It's 2 miles east-southeast from the second phase of downtown's IQ District.

I am amazed by this city's natural beauty. Winston-Salem is a "water everywhere" city. The state's only large city not impacted by severe droughts. Go out and enjoy it!

LGBTQ Rights:
North Carolina House Bill 2 Protest in downtown Winston-Salem #WeAreNotThis North Carolina's State Legislature signed this into law very quickly. It takes away cities and counties rights to pass protections for the LGBTQ community and prevents them from raising the minimum wage. Remember to register to vote, vote early, and vote Democrat. Before you watch the video, you need to know: One of the protestors in this video is VERY loud! If you're at work or wearing headphones, turn-down the volume!

Warning: This Video is Loud!

The only Lord & Burnham Conservatory in the Southeast United States:

Credit: Jennifer Vargochik

My info would dispute this claim. There was another Lord & Burnham Conservatory constructed at Graylyn that was dismantled and moved to Stratford Road at Warwick Road behind the Womble House now owned by Dr. & Mrs. Poehling. It is actually much larger in size than the Reynolda greenhouse, in it's existing form. Originally it consisted of the central Lord & Burnham conservatory flanked by two greenhouse wings designed by Eccles Everhart.
