The OAK mixed-use development near Penn Square Mall was approved by the city council on Tuesday.

The vote was unanimous. Not suprisingly.

From what I understand, it may be months though before any dirt starts moving.

Virtual Sky - Convention Center Light Display

Back in the spring, it was announced that the Convention Center was to have a large art piece based on a creative light display.

It would consists of LED lights suspended by cables in front of the two (park facing) glass atriums.
These lights would change color throughout the day in a dynamic fashion.

It was announced yesterday that the commission had been given to Susan Narduli.
Her business is Narduli Studios which is based in California.

The art piece is called "Virtual Sky".

Quote:
Slender, sleek anodized titanium forms will be suspended by aircraft cables in each of the two multi-story atriums facing west across Robinson Avenue.
The gleaming forms will capture the natural light pouring in across the downtown skyline.
. . .
Small LED lights will also add color to the piece.
The lights can be programmed for specific patterns, and can also change based on real-time data inputs to reflect the changing sky.

Narduli Studios describes it as a "36' high ever-changing 3D mural".

Rother Shrine

The Roman Catholic Archdiocese of Oklahoma City began a campaign last year for a shrine to Stanley Rother.

Rev. Stanley Rother is the first U.S. born male and U.S. priest named a martyr by the Roman Catholic Church.
Rother, from Okarche Oklahoma, was murdered in Guatamala in 1981 while doing missionary work.

http://www.ncregister.com/daily-news...stanley-rother

Rother was beatified on September 23, 2017, during a Mass at the Cox Convention Center.

https://www.ncronline.org/news/peopl...-oklahoma-city

The proposed shrine will feature a 2,000 seat church.
This would make it the largest Catholic church in Oklahoma.

The archdiocese purchased Brookside Golf Club, which is located at SE 89th and Shields Boulevard, several years ago.
This 53-acre plot will be the site where the shrine is built.

https://oklahoman.com/article/555895...-rother-shrine

Design sketches:

https://www.okctalk.com/showthread.php?t=43561

Recent renderings:

https://archokc.org/campaign

According to an Oklahoman article, by the fall of 2018, fundraising has already surpassed the required $65 million goal.
The site was designed so that the shrine would be easily visible (and accessed) from I-35.

Quote:
Archdiocese representatives said they anticipate the shrine bringing thousands of visitors to Oklahoma each year.
In addition to serving as Rother's final resting place, the shrine will serve as the center of ministry for the Hispanic Catholic community in Oklahoma City.
article: https://oklahoman.com/article/560876...-rother-shrine

Actual construction should begin in late 2019.

^^^ I am very excited about that. It will be nice to have a high profile church like the Rother Shrine and could be one of the most significant ones in the country. I wonder if OKC will see a visit from the Pope to bless the church.

The Hub at Midtown

A six story mixed-use building is being proposed for the corner of NW 13th and Broadway.

The developers seem to be undecided about exactly what to call the new project.
I've already seen it described as "The Hub", "The Hub on Broadway" or "The Hub at Midtown".

Regardless of what it is called, this will be great infill for the area.

Location:

This is a 3.5 acre lot.
The Garage Loft Apartments, adjacent to the site, is not part of the development.

https://www.apartments.com/garage-lo...ty-ok/qn67zbw/

The site is immediately to the west of a large 13.7 acre parcel that is currently up for sale.

The availabililty of the large parcel - enclosed by the red lines - was created by the Dolese Bros. relocation.

To the west - enclosed by the blue lines - is the 3.5 acre lot that is being developed by Core Bank.

CoreBank has had a sign posted on this lot for quite awhile.

https://www.okctalk.com/showthread.php?t=44935

Pete at OKCTalk had already hinted that Core Bank was likely to move into this spot themselves.
Finally, their vision for the site has been revealed:

The proposed six story building will house the main branch and corporate offices of Core Bank.
It will have retail - and a drive thru for the bank - on the ground floor.

The five stories above that will be Class-A office space.
They are pre-leasing already.

https://mobile.twitter.com/BrentConw...81378097389568

There is also a plan to build apartments on the site.
A parking garage for this would be built inside the complex, away from the street view.

https://www.okctalk.com/content.php?...-13th-Broadway

No further info has been offered about the apartments.
This would be a future phase of the development... hopefully they do get built.

That is a very interesting speculation....

I don't know that much about the Catholic Church or the papacy.
But a visit from the Pope for the shrine's official opening -- that sounds within the realm of possibility.

I mean, probably not. But then again... you never know.

Can you imagine that situation?
The sheer bulk of media coverage that the Pope gets every time he visits the U.S. is amazing.
A mass of journalists from around the world would descend onto OKC.
It would be wild.

New Distillery and Brewpub at NW 1st and Western

Oklahoma Distilling Company is opening a new distillery and brewpub at NW 1st and Western in downtown OKC.
This is a new company formed in Tulsa in 2017.

They distill several spirits including:
  • Indian Grass Vodka
  • 1907 Oklahoma Whiskey
  • 59 Shine Smoked Rye
  • Rose Rock Rum
They also brew mead and cider.
When was the last time you had mead, my friend?

Location:

The only rendering I can find is from an Oklahoman article, and it's not a high quality image:

original: https://cdn2.newsok.biz/cache/r960_b...d8806bee6e.jpg
source: https://oklahoman.com/article/563847...n-okc-location

So apparently, the two buildings will be kept, but renovated.
In fact, work has already started:

The current facade - some type of stucco - is being scraped off of the long thin building to reveal the original brick underneath.
This will become a tasting room.

The site will also include a small restaurant -- no word yet on the type of offerings.
Standard pub grub, I would assume.

Floor plan:

This new distillery is just a short distance down from Stonecloud Brewery, which is at NW 1st and Classen.

https://parenthoodandpassports.com/b...oklahoma-city/

https://www.flickr.com/photos/simmons_tx/45132356591

Oklahoma Distilling Company has already collaborated with Stonecloud.
Their '1907 Oklahoma Whiskey' is based on an Indian pale ale (specifically, astrodog ipa) obtained from Stonecloud.

What the Ale: Tulsa business Oklahoma Distilling Co. to release new beverages

Perhaps their close locations will result in more collaborations.

Stonecloud Brewery is doing some work themselves.
They are adding a new taproom and an outdoor patio along Classen:

This section of downtown - west of the CBD near Classen - has really been popping the past few years:
21C Museum & Hotel, The Jones Assembly, West Village Apartments, Stonecloud Brewery, and several other renovations.

Thanks Wpg_Guy.
There's quite a variety of things going on.
Speaking of which.... (nice segue into my next post)...

I-235 / I-44 Interchange Reconstruction

ODOT (Oklahoma Department of Transportation) has several large highway projects in the works for the OKC metro.

One of the most significant at the current time is the work on I-235.
Specifically, at the I-44 interchange.

https://www.ok.gov/odot/I-235_I-44_interchange.html

This interchange is currently in the process of a major overhaul.
ODOT describes the goal of the project as "improving one of the worst bottlenecks for traffic in the state."

This reconstruction will widen I-235/US-77 to six lanes between N. 50th St. and N. 63rd St and will feature a four-level interchange.

A total of 11 bridges will be constructed - including two new flyover ramps:
  • from northbound I-235 to westbound I-44
  • from eastbound I-44 to northbound I-235/US-77
The tallest flyover ramp will be 70 feet in height.

Once the flyover ramps are constructed, the two cloverleaf ramps for those movements will be eliminated.
The two remaining cloverleaf ramps will be widened and reconstructed.

https://www.ok.gov/odot/I-235_I-44_interchange.html
https://www.ok.gov/triton/modules/ne...ticle_id=48457

ODOT provided a rendering showing the new interchange with the flyover ramps:

Here's a map of the projected work.

Dotted lines show the future alignments.

This aerial from 5-19-2019, shows the interchange just as the construction work began:

The triangular building near the interchange is a branch of Kirkpatrick Bank.

Flower Child

The health food restaurant chain Flower Child is opening a location in Oklahoma City.
This is at NW 63rd and Grand Blvd, next to the Classen Curve shopping center.

The restaurant has an emphasis on the use of organic and gluten-free ingredients.
Many offerings are vegan or vegetarian, altough they also have salmon, steak, and chicken.

Flower Child started in Phoenix and has expanded to a number of states.
Texas has locations in Dallas, Austin, and Houston.
This will be the first for Oklahoma City.

Some photos of existing restaurants:

Construction for the OKC location started back in May:

From June:

Early August:

Expected to be open by early 2020.

Wilshire Point

Wilshire Point is a 26-acre mixed use development currently under construction in East Nichols Hills.

It's designed as a mix of residential, commercial, and community space.
This is all under the mantra of "Live, Work, Play"... that is becoming a contemporary urban trend.

It's located at the SE corner of N. Classen Blvd. & W. Wilshire Blvd.

This will put residents close to Classen Curve, Nichols Hills Plaza, and a number of restaurants, shops, and other businesses along North Western Avenue.

Wilshire Point is being developed by Blackstone Commercial Property Advisors, LC

They describe it as a master-planned community having the following components & amenities:
  • 5 contemporary single-family homes
  • 14 garden offices
  • a 160-unit high end apartment complex
  • 55,000 sf of executive garage storage condos
  • self storage units for residents
  • a restaurant, coffee shop, deli / lunch cafe
  • limited retail and services
  • a resort pool, spa and fitness center
  • pet park, natural walking trails, and other parks and ponds
  • public meeting spaces - for art shows, food trucks, live entertainment, etc.

Renderings:

The executive garage condos would be used mostly for storing vehicles.
This is an image provided by Blackstone showing how they would look:

http://www.wilshirepoint.com/project-renderings

Site Map:

larger resolution site map: http://www.wilshirepoint.com/cdn/ass...fc4d31f7e.jpeg

The project is led by David Bohanon, a local OKC resident and real estate broker.

Pete from OKCTalk took several nice aerials of the construction starting last year.

Blackstone recently posted some photos of the progress on their facebook page.
These are from early August:

source: https://www.facebook.com/pages/categ...7216749451522/

So, a good start on this project.

Early emphasis appears to be on the single family dwellings, office space, and the storage facility.
Nothing started yet on the apartment complex.
So much more to go.

The merging of ultra modern architecture with classic materials like brick really soars. I see this trend in a lot of places and I love it.

Pull-A-Part Relocation

A downtown automobile junkyard is moving to a new location.

Pull-A-Part has been at the same spot for decades, next to the river.

https://www.okctalk.com/showthread.php?t=45258

It used to be somewhat isolated out there.
But the downtown area is being re-developed and gentrified, up to the river banks,
Scissortail Park, Wheeler District, American Indian Cultural Museum, and other park upgrades are all encroaching.
Increasingly, the junkyard has become out of place with the new developments.

The owners of Pull-A-Part undoubtedly realized this.
They've already purchased land a couple of miles to the south and plan to move the entire operation there.

This will free up over 14 acres next to the river.

It could be a prime spot for development.
Hotels, shops, and/or mixed-use commerical/residential would fit nicely into the area.
Great river views and close access to Scissortail Park and other downtown amenities would be automatic.

Is site cleanup an issue?

It seems reasonable that this might be a problem after decades of junk cars being stored there.
But the current owners believe that there are no environmental issues.
They had a study of the land made when they purchased the business a few years ago, and it revealed no problems.

https://oklahoman.com/article/563827...o-new-location

There are some issues to contend with, however.

The site is flanked by a railroad line on one side (noise and vibration) and a large utility substation on the other side.
The substation, of course, is not beautiful to look at and takes up a lot of (otherwise useful) real estate.

The substation is actually new and was relocated itself about a year ago to accomodate the new convention center.
Re-development of the area would have been much easier if the substation had been moved somewhere else.

Furthermore, access to the site is limited.
It is hemmed in by I-40, the river, and the railroad line.
The only road in is SE 15th Street which has no interchange with Shields, the main north/south road through the area.

Presumably the access issue can be resolved once there's sufficient motivation.
It might involve some help from the city.
Because otherwise, this is a great spot for new development.

Incidentally, today was the "ribbon cutting" ceremony for the Oklahoma City Boulevard.
Someone posted a pic of a notification card while at the event.

The mayor (and governor) made an appearance.

This is a bit silly, though, as the boulevard is far from being finished.

Poe Bouyz House

This cajun and seafood restaurant opened today.

https://twitter.com/OKCTalk/status/1163889319800688640

Don't adjust your monitor -- it's supposed to look like that!

This is the work and passion of owner Tony Howard, who is also building it himself.
This has been under construction for over four years.
Tony has worked on it when he had the time and finances permitted.

from an Uncovering Oklahoma article:
Quote:
During my one-on-one tour with Tony, he shared details of a Vegas–style decor complete with a 3D underwater painting on the floor, a VIP area upstairs, and a bar surrounded by a waterfall.
Poe Bouyz House also features a rooftop waterfall, which to both of our knowledge, is the only waterfall on a roof in the state and perhaps the country.
He said people have thought the building sprung a leak when he turns on his waterfall.
http://www.uncoveringoklahoma.com/20...eak-peek-tour/

They posted a video which gives a good look at Tony Howard and his zany creation.

Video Link

Note: the video is about 2 years old, with much work left to be done.

Menu:

https://www.okctalk.com/showthread.php?t=43461

I'll get back to you whenever I found out how the interior turned out.

Edit:
I'm not sure what the inspiration for Tony's house design was.
But it reminds me of the kit house that Buster Keaton made in his silent film One Week:
