...Earl met with South Salt Lake leaders after the city adopted the form based code with the intent to develop along the S-Line. ICO Development is building
the Ritz Classic Apartments, a large mixed-use development at the site of the former Ritz Classic Bowling Alley on the 2200 South block of State Street.

The project will be five-stories with 287 residential units and will front both the S-Line and 200 East with a small private street that will connect it to State Street.

Including the Ritz, a significant portion of the developable land in the streetcar corridor will be developed in the next year. The Ritz Classic Apartments
is one of three multifamily developments currently in the works...

Park City-based Skullcandy has announced it will relocate its headquarters to a new site at the Park City Tech Center.

Skullcandy, which specializes in items like headphones and speakers, revealed its plans earlier this past year... The new space will be entirely
housed by the business and will provide an additional 15,000 square feet for the 170 staffers. The scheduled move-in date is February 2017.

A new, transit-oriented project broke ground Tuesday near South Jordan's FrontRunner station,
and developers say it could draw hundreds of new, high-tech jobs to the area over the next few years.

InMoment, a Murray-based customer experience technology company, broke ground on its new global headquarters —
one of two, six-story, 180,000-square-foot office towers planned for the SoJo Station development.

A 160-room Embassy Suites hotel, restaurant and parking structure also are planned for the development site...

...As "the heart of Silicon Slopes," Sperry said, South Jordan is a perfect location for the company's new headquarters, which he said will welcome employees from Provo to Ogden and Tooele to Park City because of its central, transit-oriented location.

"This really is the center, the dead center of the valley," he said. "It's great. Employees in Ogden and employees in Provo can get here in 25 minutes
and walk 20 feet from FrontRunner right into work."...

From the architect. Petzl America just completed their new North American Headquarters in Utah, which is on track for LEED platinum certification. Petzl's business is based
on verticality and light, and the building is a metaphor for these concepts. The overall design incorporates a long list of sustainable features including a roof mounted photo
voltaic array, natural daylight throughout all areas of the building including the distribution warehouse, bioswales on site to capture the rain water from the roof and re-charge
the ground water, a plug-in for electric cars, recycled materials and products purchased within a 500 mile radius of the building's geographical location.


The company has a dog-friendly policy that allows employees to bring their dogs to work, enhancing employee satisfaction for the work place. An exterior dog run was included
in the site design, along with a community garden for employees with raised planting beds. The site is located adjacent to a TRAX stop, and the company encourages employees
to use mass transit to work as well as bike to work. The building design includes a room for interior bike storage and a bike shop for employees to work on their bikes.



Paul Petzl, the founder of the company, along with Roody Rasmussen, Sr. Vice President for Petzl America, visited ancient Peruvian ruins as part of a Petzl Foundation trip, prior
to the start of the design process. The ruins were inspiring, and helped get the creative direction established for the overall design concept. The exterior of the building is clad
with a multi-dimensional GFRC cladding, designed to inspire the sandstone cliffs of southern Utah...

Launched in May 1999, online retailer Overstock.com Inc. initially sold surplus and returned merchandise, liquidating the inventories of at least 18 failed dot-com companies at below-wholesale prices. In recent years, it has expanded to sell new merchandise as well.

Now, nearly 17 years after its launch, part of Overstock.com’s merchandise is purchased by or manufactured specifically for the company. Among their products are handmade goods produced for Overstock by workers in developing nations. The company also manages the inventory for other retailers. The company has achieved significant growth and profits in its first 10 years, reporting its first billion-dollar year in 2010.


All that growth led the company to commission a circular 260,000-square-foot, three-story building echoing its iconic “O” logo shape. The new headquarters is located in Midvale, Utah, approximately 12 miles due south of Salt Lake City.

The poured concrete building is a circle shape with an approximate 370-foot diameter and a circumference of 1,200 feet. Located on a 19-acre campus-like tract of land, the new facility will house the online company’s corporate offices, including the company’s employee training, data facilities, call center and meeting rooms.

The project would include retail and dining establishments, a public plaza, along with custom landscape architecture throughout the common areas. While the street would still be
accessed by motor vehicle traffic, the area would also be accessible to pedestrians and could be converted to pedestrian-only access for events such as concerts, Becker explained.

“Since I took office, a primary object is to make downtown a gathering place for the region — and have it be a true welcoming environment for people seeking all kinds of activities that you
can really only find in the downtown area,” he said. “We see this as part of what we are doing to make this the 'cultural core' of the region.”...

Downtown Update, 151 Tower Pre-Leasing Begins

Due to the growth that Goldman Sachs has shown here, i honestly expect another financial services company to expand their local presence or expand to the market and to locate downtown. If the financial serviced industry does continue to grow in salt lake city, that growth will also include zions. That would finally fill in that missing tooth on main and 100 s.

If this growth rate continues, developers may be able to speculate on taller buildings, if they are able to pre-lease more initially that could push the height of our next tower a little taller. I wouldn't be surprised if the city creek tower, adjacent to harmons, is the next tower after 151. The site is ready and it is already planned for a tower.

I'm very optimistic about salt lake city's growth, and baring another major economic downturn i expect that we won't go more than a couple of months, between tower cranes building office buildings over the next 10-15 years.

Lol, I can't tell how much I love this kind of things.



You know, it takes some care and quite some money to produce so much lovely transparency. Pretty sure the attachment materials to set glass panels up in this sleek fashion are sophisticated and expensive, so the developer is doing some good job there.

...Provo Deputy Mayor Corey Norman said the facility's skyward thrust marks a new chapter, not just in the hospital's development, but also in the city's.

Provo ranked second in the nation for job growth in 2015, according to the U.S. Department of Labor, growing three times faster than the national average.

The city's burgeoning tech industry appears to be fueling population growth and a booming housing market in the rest of the county. Last year, Utah County
added almost as many people to its population as Salt Lake County, which is twice as big.

"The demands on the city and the demands on Provo are not going away anytime soon," Norman said.

No, the city's skyline won't be the same, Norman acknowledged. But "until someone can figure out how to grow more land, there's no more places left to develop," he said.

"We're seeing residents coming in (and) businesses coming into the downtown area,” Norman said. “And instead of spreading out, everything is going skyward."...

Good article about Provo in this past weekends Deseret News. Looks like Provo is in for a lot of retail growth over the next five years. I think growth for Provo/Orem and
Utah Valley in general is going to be huge these next ten years. I'm looking forward to lobbying to put Provo in the Sticky thread category in the not to distant future.


Why Provo is on the 'brink' of 'very, very good things'

The city hosted a town hall meeting on Tuesday, June 28, 2016, which discussed plans to increase the number of retailers in Provo through revolutionizing this and three other existing shopping locations. ...Downtown Provo's steady, recent growth has included many unique food vendors and boutiques, but Bowles said Provo's larger shopping areas can handle even more.

Developers plan to bring in both food retailers and what he calls "standard" retailers, which are larger corporate stores that can take in customers not only from Provo, but also surrounding communities...



Mix at River's Edge



With plans to overtake the current Plumtree Plaza, 2338 N. University Parkway, David Walter, director of the city's redevelopment agency,
said the Mix at River's Edge will be devoted to making shopping "experience driven."

With Westport Capital Partners LLC leading the project, the Mix at River's Edge hopes to extend to the shores of the Provo River,
if nearby landowners agree to sell waterfront property, according to Bowles.

Westport Capital plans to build office space, residential apartments, hotels and restaurants. This variety and its location between BYU and Utah Valley University
has given the future shopping center its name, "Mix," according to Walter.

Demolition of the current shopping center will begin this fall and should be completed by 2019, according to Walter. Specific plans for the demolition have not yet been released,
but many current buildings from the 27-acre area will be torn down to make space for the new development.


Provo Towne Centre

Manager Scott Hansen said even though previous Provo Towne Centre owners were good, they "didn't have the vision of what (the mall) could be."

Since its February purchase by Brixton Capital investors, Hansen said he has never been more excited in the 10 years he has worked there.

Brixton Capital first saw their purchase as a "portfolio piece," instead of an asset, according to Bowles. But now, the California investors "love Provo"
and want the mall to become a "multifaceted asset for them," he said.

Plans for the Provo Towne Centre, 1200 Towne Centre Blvd., include...growth of food vendors, department stores and entertainment venues.

Completion of the growth is expected to take at least two to five years, Bowles said.


Shops at Riverwoods
The Shops at Riverwoods, 4801 N. University Ave., has been booming since its purchase and beautification in 2009. According to the director of leasing and tenant relations, JJ Haering, "things are going great."...

Now home to nearly 40 shops with everything from indoor surfing to fresh-squeezed juice, the Shops at Riverwoods is looking for more retail growth. With that anticipated growth,
Haering plans to make adjustments to parking space to create added availability for shoppers.

Haering said he will announce projects and expansion opportunities in the next year, which he hopes will make the shopping center a "showplace" for Provo.


East Bay Shopping Center

Rawley Nielsen, president of investment sales at Coldwell Banker, said brokers are "fighting" for the community to bring East Bay Shopping Center back to life.

When Kmart left, it took four tenants with it, Nielson said, "and that really hurt us."

But with "At Home" joining East Bay Shopping Center, it has much more promise for success, he said.

The shopping center at 977 University Ave. will soon sign a lease agreement with an unnamed national retailer, which Nielson believes will bring at least 10 to 15 more retailers.

"Its all hinging on this national tenant that we're very close to signing with," He said.

Additional information about the Provo shopping centers is expected to be released in about three weeks.

Provo Mayor John Curtis said that because of retailer requests and zoning restrictions, developers cannot yet fully disclose their plans.

But Curtis did ensure the more than 100 attendees at the town hall meeting: "We are on the brink of a lot of very, very good things that are happening in the city."
