The city council stopped the last one, and that can always happen again regardless of other city approvals. It seems like one of MACC's phony complaints the last time was they wanted to use the land for future parking. This project seems to have an unusual amount of parking - 10, 11? - levels. So maybe they worked through the parking issue.

The MACC and Council stopped this developer from buying adjacent City owned lots at the MACC entrance that they wanted to buy to expand this project. They did not stop this project on privately owned land.

The site plan for this project was approved in May. It says it's 30 stories and 367'. It's the fourth attachment from the bottom.

I believe it's /Page ...Not sure of developer. They're one of my fav local firms.

Riverside Resources is the developer.

It's 339' to the roof and 380' to the structural top. 31 stories (not including any mechanical levels).

I guess that means it switched from rental to condo? Maybe that has something to do with revising the site plan.

Or maybe they just want to increase the height to that obligatory 450' Austin new tower standard.

The reason for the Fair Notice Review is explained in the Chapter 245 Review file attachments to the site plan.
The property was sold to another developer after the site plan was approved, and they want to make sure that the development entitlements remain largely in tact.
The good news is that the new developer wants to increase the height to 35 stories which means we should have another 400 footer.
There's something magical about 400'. Projects are being both increased and decreased in height to hit that number.

I hope they keep the design of it even with the increase in height. This one has the potential to be a great design, maybe better than quite a few others.

I was looking at the building elevations for the 31-story version, and they show the floors as being 10 feet 8.5 inches each. So assuming everything is the same, those 4 additional floors should add another 42 feet 10 inches. That would make it 422 feet 10 inches to the top of the mechanical penthouse. So about the height of The Bowie. The main roof would be 380 feet, so the same level that the mechanical penthouse is for the 31-story version.

They are kicking the food trucks off the lot. A quick check of the COA development permit site shows no movement on their Fair Notice Review, but I guess they are pretty sure they are going to get approval since they've cancelled the food truck leases.

I got down to talk to my friends who have a food truck trailer. They are staying on site for a while.

The story is that the property was recently purchased. The guy who managed the leases (middle man) and the new owner did not get along. The owner choose to just cancel the leases to get rid of the middle man. The owner did not expect the huge public back lash, so he now is working with the remaining food trucks on a month to month type leases. This is while he deals with the COA on the approved site plan he hoped would be easy to change but now also realizes his changes will take time. The food trucks will reduce the space they take up as the owner has mentioned he will build a model of the units (must be like what the W did out at the street) in order to get some pre sales. Guess the new owner learned he could not swoop in and buy the project kick out popular food trucks and change a building easily. Lesson learned I hope. But I hope he keeps the building looking the same as those in the site plan. The food trucks hope that the owner buys that last parcel near the entrance to the Mexican center and turn that lot into the food truck lot, that will likely make the Mexican center happy as a huge building would not block their building as much.

I like how it is only surrounded by the MACC and forest. Ironically if MACC had their way they would only be surrounded by forest.
