That's such a weird place for an apartment complex. That stretch of Burnet has decidedly NOT been Domain-ized yet. Still single story light industrial and office complexes. And of course right across the street from our junior nuclear facility.

I know things are moving quickly on that stretch but I'm still not sure how livable life is for residential south of Braker.

The Maravilla apartments at the Domain will have a 144' tower crane. That seems a little short for an 11-story, 133' building. Maybe this is for one of the two smaller buildings.

EDIT: The permit was changed from 144' for a crane to a building. That conflicts with t he 133' we got from the elevations.

Here's another Domain tower crane FAA filing. I'm not sure which project this is for, but at 260' it will probably be the tallest crane yet to be used at the Domain. It could be for the Maravilla project since it was filed around the same time as the one in my previous post.

That adds some nice height to the Domain. One thing I would like to see is a signature tower go up there. Nothing too tall or fancy, but a 300-400 ft. non-box shaped tower would be nice.

If you zoom in, it looks like the height is 247 feet to the mechanical roof. There's also what appears to be some kind of antenna/spire/pipe structure above the roof. There's no height listed for it, but it looks to be around 16 feet tall or so. It's weird because the renderings don't indicate anything like that on the roof.

247 feet would make it the 42nd tallest in Austin - just above where 5th & Colorado ranks now.

I think we missed this when it was noted at the beginning of June:

Here's a link to a 52 page document that was filed at the end of 2016 to begin the approval process for Brandywine's huge 66 acre Broadmoor project on Burnet Rd. across from the Domain. Zoning for 360' buildings is being sought.

The highlight in this filing IMO is a zoning change request that would allow for 360' buildings. We may finally start seeing some tall towers outside of Downtown. This is from a section of the document that also mentions the moving of a Red Line station:

The requested rezoning is from NBG-CMU to NBG-TOD-Gateway Zone to accommodate
a new transit station for the Red Line being planned for the Property. Staff has agreed thaL the best
way to process the proposed change in entitlements on the Broadmoor tract is to process changes
to the maps within the NBGRP. These proposed changes are as follows:

1. Figure 1-2: Change the Property Subdistrict designation from Commercial Mixed-Use
(CMU) to TOO Gateway Zone. See Exhibit B for the proposed modification.

2. Figure 4-3: Change the Maximum FAR on the Property from 5:1 to 8:1 to match with the
changes to Figure 1-2. See Exhibit C for the proposed modification.

the Neighborhood Residential (NR) Subdistrict.

The particular wording asking for the additional height to me suggests that they're angling to go as big as possible. I'm excited for more details.

A TOD with 360' mixed use towers would be be pretty impressive in far North Austin. This area isn't surrounded by NIMBYhoods, so I think it has a good chance of getting approved.

Nice, and check this out. I was looking back on Novare's proposal for their TWELVE Domain project, which would have been a 28-story residential tower at the Domain back in 2007. We had a thread going on it, and Goldenboot mentioned there was (still is?) a 320 foot height restriction at the Domain. Here's the thread:

This was posted in the transportation thread in reference to a possible new Red Line stop in the Broadmoor development. Not everyone ventures into the transportation thread, so Ill crosspost it here. The Planning Commission was scheduled to hear the Broadmoor rezoning case in early July. But it was postponed because more time was needed for the traffic analysis.

I like the grassy rooftops of the podiums in the rendering. As discussed in another thread, if you're going to have a podium, at least make a park on top.

That's the great advantage of the Domain area, that it's not surrounded by established residential neighborhoods and much of the surrounding industrial facilities have fallen into disuse. IMO, It's these adjacent projects that will determine the long-term success of the Domain.

If it were to remain an island of "new urbanism" surrounded by busy main trafficways and little pedestrian access, there's only so far it can go, but transforming the greater area into a large walkable district is going to have a ripple effect and also sustain it over decades.

Hell, having a pleasant experience walking from the Metrorail station alone would change the experience altogether.

The site plan for the Element was updated on 08/11 and seems close to approval. The hotel will be six stories with a six story parking garage. I can't tell if that means a 12-story structure or two sixes.

After reading all the info in the Domain Element Hotel site plan, it appears to be just a combined six-story hotel and parking structure. At least the last crop of Domain office buildings are going taller.
