Cool AUSTIN | Signature 1909 (Aspen West Campus) | 182 FEET | 17 Floors | Complete

This is Aspen Heights' development at 21st & Rio Grande. This letter with the building info is part of the attachment to the site plan. The wording describing the floor count is not the most concise. But it appears to be 17-stories with 15 of those being apartment levels and five more underground parking levels.

If west campus isn't already the largest and most dense population of students in the US then it probably will be fairly soon.

Nice find. This will likely be another 200 footer since the height restrictions in that area allow for up to 230+ feet.

Site plan from the FTP site.

It's 181 feet 3 1/2 inches to the parapet. That makes it the same height as 2400 Nueces. So not the 200 footer I had first guessed at, but still another fairly tall building for West Campus.

The design looks decent, too. Elevations are on pages 26 and 27.

New site plan? The link I posted to the one up top isn't working anymore, and this one lists the max height as 175 feet.

Why are there height restrictions in that area? That number (230') seems arbitrary. What am I not understanding?

I believe the limits had been more strict than this. They raised them when they created the West Campus Overlay plan. They mapped out areas where taller buildings could be permitted. Most of them are in the interior of West Campus.

They should really consider increasing the height soon. Now that there have been several buildings which have been completed since the West Campus Overlay was enacted, a plateau effect is taking shape. It would be nice to see it broken up a bit with one or two 300 footers. At the very least between 250-300 feet.

IIRC, I don't think the west campus overlay allows that sort of height. I believe 175' might be the cap for new buildings?

Thanks, hereinaustin. That's a useful graphic. It appears that the heights and boundaries were designed with the intention of preserving single family houses though. Also, the date (2004) indicates that this plan needs an update.

Hmm I also had thought that the inner area was allowed up to 230'. So there has been some work around because surely 21 Rio is at least 200'?

Yea I think they should revisit these sorts of overlay plans every 10 to 15 years to account for changes and address the current needs. Old plans don't always make a lot of sense once an area they cover has been developing for a decade plus.

The buildings on site for this location have been razed and there is a significant amount of digging going on.

This one should now be listed as site prep. I'll post pictures soon.

We'll be able to see the crane go up from the Rowling Hall construction webcam - if it goes up before Rowling Hall gets much higher.
