Regarding the Public (not pubic) Overlook in the design - that's really underwhelming. I would love to see a really tall point tower with a quality overlook at the top. Utilizing a CVC for this would be great, having a tower build right on the edge of it to where folks could look up and down the corridor. A 360 degree view would be great, too, if possible.
Is the block where the Travis County Courthouse is proposed in a CVC, because then that would be perfect!

An 850' office building in that Travis County courthouse block would balance the skyline so well...

Yes it would. I'd love for that rumored private tower that will go along with the courthouse to be office instead of residential. I think with all the new housing, people need a place to work downtown. The cycle should continue. The more offices here, the more residential buildings, the more of those, the more offices, etc. No height limitations on that site so a 70-story building with 12-foot office ceilings puts it at 840 ft, add a mechanical roof, and a spire and Austin gets its first 1,000 footer.

...and add an observation deck and we'll have our own version of the Empire State Building...sort of.

Wow! That is a sweet building! I went over to Polyhedron Studio's website and noticed one of their clients is Gensler. IIRC Gensler is the architect of Greenwater Office. I'm thinking had Gensler been chosen by the KOR Hotel Group, this is what would have been built, but they decided to go with Handell Architects instead. (This is all just speculation on my part, though.)

I like this a lot as well, but not as much as the current Proper proposal. When I first looked at it, I got excited thinking that it might be the first draft of a proposal for the lot directly across 2nd Street from the Proper. May we have both, please?

Something unique like that would look good on the lot next to Proper - it'd stay prominent in the skyline because of the river.

I think the rendering with the greenery is the most recent. It is shown on both architect and developer websites.

Here's a slightly different version of the project found on RECA's Facebook page. There are subtle differences in the south side of the building and the crown.

I think this might be the most recent rendering because it now says delivery Q1 2018. Before, it was supposed to be Q4 2017, I think.

I'm not a fan of those vertical windows at the base and on the sides. That makes it look like some outdated design from the 60s.

The only difference seems to be that those windows Kevin mentioned are perfectly aligned rather than varying in size. That slight change does make it appear 60s, whereas the previous rendering we saw was like 60s-retro-update (I.E. much sleeker and better).

Those windows would make for a good balistraria, in case we get attacked, from the south.
I like the design a lot, as long as the east wall is as interesting as the west wall.
