I dunno, the area really would benefit from some street level retail, so if this doesn't happen I'll be disappointed, but it won't be the end of the world to get some new storefronts because there isn't exactly a glut of them here. On the other hand, it is a shame that they tore down the Spectrum for this but don't seem like they're going to make up for it with any entertainment venues, which they really ought to.

Belle trouvaille! Surtout le petit square... me semble que les tours ne sont pas très propices à acceuillir les restos avec terasses au rez-de-chaussée. Ça aurait pû être un petit coin vibrant.

Merci West Aust,

Je me posais aussi des question sur la petite place. Elle donne sur le sud, ce qui l'isole de l'espace public de la place des festivals. C'est sans doute mieux ainsi... Mais sur le schéma, ça donne pas tellement le goût d'aller s'attabler là !

Espérons que ça puisse être bien : il n'y a pas tellement d'espaces extérieurs un peu intimes au centre-ville.

someone needs to go flatten these rowhouses and open up the little plaza to ste cath to even begin to make this viable.
as it is it will be hidden from 99% of pedestrian traffic and get sunlight for a grand total of 47 minutes a week. i agree the render looks nice, but i just can'T see it working out nearly as well in practice.

According to mtlurb member kewlmtl, these two towers will be 37 and 16 floors in height. Though I usually don't usually give much credence to unconfirmed rumours on mtlurb, I'm not having a tough time accepting this one, as the renders clearly show the tallest tower to be around that height.

This means that we will have a 150m+ office tower rising soon.

minimum height:
37 x 4 =148m

But the deloitte tower has 122m for 26 floors (5.11m per floor)

So I can infer that this tower can possibly go as high as 189m.

Likely height (somewhere in the middle):160-170m.

^Well, it looks like I was way off with the height estimates. Tower heights will be 65m-13 floors for phase 1 and 145m-30 floors for phase 2.

Description de l’emplacement et du projet
L’emplacement, d’une superficie d’approximativement 8 656 m2, comprend le site de l’ancien Spectrum, ainsi que trois bâtiments sur la rue Jeanne-Mance, soit une garderie, un lave-auto et un atelier de mécanique automobile. Le reste de l’emplacement situé du côté de la rue Jeanne-Mance est occupé par un stationnement en surface protégé par des droits
acquis.

Le site est affecté par deux secteurs de zonage. Le premier, du côté nord, permet une surhauteur d’au plus 65 m et une densité maximale de 9, tandis que le second permet une surhauteur de plus de 120 m et une densité maximale de 12. Au total, le coefficient d’occupation du sol moyen de l’emplacement est de 11,4. Notons qu’un des lots visés (1 341 342) est constitué d’une ancienne ruelle qui appartient encore à la Ville. Toutefois, afin de faciliter la réalisation du projet, celui-ci pourra éventuellement être cédé de gré à gré dans le respect de la valeur marchande.

La proposition consiste à ériger deux tours à bureaux au sein d’un même complexe immobilier. La première phase du projet comprend une tour d’une hauteur hors tout de 65m en bordure des rues De Bleury et Sainte-Catherine (13 étages). Cette première tour aurait une superficie de plancher brute de 35 000 m2. Les hauteurs maximales sur rue sont
respectées, soit 30 m en bordure de la rue Sainte-Catherine et 44 dans la partie sud du site, du côté de la rue De Bleury.

La deuxième phase, située en bordure de la rue Jeanne-Mance, comprend une tour d’une hauteur hors tout de 145 m (30 étages) et d’une superficie de plancher brute de 77 000m2. Plusieurs locaux sont destinés à recevoir du commerce de détail et de restauration, particulièrement ceux situés au niveau du sol en bordure des rues adjacentes, de même qu’en bordure de la terrasse proposée entre les deux tours, laquelle doit être accessible par
la rue Sainte-Catherine.

De façon spécifique, le programme proposé comporte les éléments suivants :
· 2 400 m2 d'espace commercial (sur rue et sur cour)
· 96 600 m2 d'espace à bureaux (± la Place Ville-Marie)
· 286 places de stationnement
· 7 quais de chargement

I hate to bump an old thread, but I'm really curious if anyone has any updates on this project. The lot is very close to where I live and I would have thought that by now something would be happening there. Are they having trouble financing it, or are they redesigning? I really hope something happens with this project and the Point Zero tower on Rene, but I'm starting to feel like neither will see the light of day.

It's simple really. There are no further developments concerning this project. No tenants have been found, and there are no plans to build in the foreseeable future.
