Trinity quietly scraps plans for FiDi condo development
Church will instead build 145K sf mixed-use building at 74 Trinity Place

February 24, 2016
E.B. Solomont

Quote:
From the outset, Trinity Church’s decision to develop a luxury condominium in Lower Manhattan seemed at odds with its commitment to community service and low-income housing. Now, the Episcopal church has quietly scrapped plans for a residential tower at the site of its 90-year-old parish building, where it will instead build a community center and offices.

Gone are the condos. New plans call for a 145,000-square-foot mixed-use building at 74 Trinity Place, church officials and architects disclosed during a community meeting held on Feb. 21. The building will house more than 98,000 square feet of community space, including classrooms, gym facilities, a café and a formal meeting room with floor-to-ceiling windows that face the historic Trinity Church directly across the street at 75 Broadway.

New Mixed-Use Tower Revealed At 74 Trinity Place, Financial District

Quote:
The site at 68-74 Trinity Place has been one of the more notable recent demolitions in the Financial District, with the building coming down over the course of the past year. The site’s owner, Trinity Church, had previously planned a condominium building designed by Pelli Clarke Pelli. While those plans were shelved earlier this year, we now have new renderings of what will replace it.

The 26-story building, also designed by Pelli Clarke Pelli, will contain public space on its first five floors, Trinity Church’s offices on three floors above those, and 17 floors of additional office space. The building will be crowned with another two mechanical floors, enclosed within the glassy facade, and its total scope will measure 310,000 square feet per the Wall Street Journal.

Stephen B. Jacobs Group will be serving as the executive architect, and the plans will also integrate the existing pedestrian bridge that spans Trinity Place, linking the new building with the historic Church, designed by architect Richard Upjohn and completed in 1846.

I really like this one, especially the base, and how they carry the steel them up throughout the tower massing, but make it lighter as it goes up.

Tall buildings are cool, but give me a well-designed building no matter how tall it is any day of the week over something that is just tall. I'm looking at you, 432 Park Ave.

Prefer to keep old buildings when newer buildings can be built on top of trash elsewhere.

The glass disturbs the pre-war feel to the area and doesn't mesh with the church at all. Bad decision not to landmark the old beauty.

100% agree. Our most finite resource in New York is our historic building stock. It makes the city what it is (something other than Houston or River North in Chicago), it gives charm, beauty, a sense of place, and quality of life.

The city has a deep, deep reservoir of trash buildings. There really needs to be a blanket preservation of pre-WWII buildings as any European city does, to focus development on the surface lots and parcels currently taken up by modernist garbage. We'll never get this building back - and the Financial District loses a piece of what makes it so classic. We'll get some generic Raphael Vinoly zeitgeist BS (or worse) instead.
