Apartments will be studios, one- and two-bedrooms, some of which will be affordable, according to the website of architect Stephen Jacobs Group. Without the affordable housing, Bushburg could only build a 90,000-square-foot project under the site’s current zoning. The 24th floor will feature two duplex two-bedroom apartments, and there will be a “two-story amenity floor with gym and lounge on the 25th floor with direct access to outdoor space, all with panoramic views of the city,” according to the description.

By day, the building will look like the rendering on the left; at night, the LED lighting in the bulkhead will glow. NY YIMBY published the renderings earlier this month, and said the LEDs in this building and 388 Bridge Street “will distinguish the DoBro skyline from its comparatively boring counterparts in Long Island City and New Jersey.” The architects said they hope to add a pedestrian connection between Nevins and Grove Place, which dead ends behind the existing buildings.

The Williamsburg-based Bushburg bought the two sites between Fulton and Livingston for $16,200,000 last October with plans to demolish the two three-story storefronts at 8 and 16 Nevins. Demolition permits have not yet been filed.

Demolition Planned for Three Downtown Brooklyn Storefronts

Three Downtown Buildings Demolished for Skyscraper With Colorful Lights at Night

Local developer partners with Chinese firm to buy $50 million downtown Brooklyn site

A Manhattan-based residential builder has partnered with Vanke, a large Chinese development firm, to buy a downtown Brooklyn site and build a 33-story condo tower.

Adam America Real Estate and Vanke, along with Slate Property Group, has closed on the acquisition of the development site at 10 Nevins St. for $47.75 million, according to city property records. The team plans to begin erecting a 180,000-square-foot building with 150 apartments early next year. Melissa Warren and Ofer Cohen, founders of the Brooklyn-based brokerage firm TerraCRG, arranged the sale.


Cohen said an added perk at 10 Nevins St. is that the previous owner had already completed plans for the new tower and secured city construction approvals. That will allow Adam America and its partners to begin construction immediately and "capitalize on the tremendous demand for condo housing options in the area," Cohen said.

The development will be the second deal Adam America and Vanke have worked on together. Earlier this year, Adam America and Slate sold a residential development site to the Chinese firm at 251 First St. in Park Slope (also known as 275 Fourth Ave.), according to Omri Sachs, a co-founder of Adam America. Vanke subsequently hired the two firms to manage the process of building a 44-unit condo property there.

"We have a lot of local knowledge and expertise, and they have a tremendous capability and understanding in construction," said Sachs, adding that his firm and Vanke are in the process of completing what will be their third, and largest, deal together in the city—a condo conversion in Manhattan. He could not provide the details of that project because the acquisition has not been finished.

"[Vanke] is building something like 200,000 units a year in China ,and we are exploring ways to utilize their unique ability to source materials for our projects together," he said.

The 10 Nevins St. development will join a wave of construction in downtown Brooklyn, most of it new residential buildings. Sachs said that the demand for high-end condos is strong because much of the new supply in the neighborhood is rentals.

"When you look ahead at what the neighborhood is going to be in two years when this building is finished, it's going to be totally different, with great retail and hotels and high rises," Sachs said. "This is an area that is going to feel very much like an extension of Manhattan."

Adam America is building another condo project nearby, at 319 Schermerhorn St., that will be 23 stories tall and contain 79 units. The two projects will complement each other, Sachs said.

"The units at Schermerhorn are more of a [starter]-type product in terms of their size," Sachs said. "Nevins will have bigger apartments, although both buildings will also offer a little variety."

28-Story, 147-Unit Mixed-Use Building Planned At 8 Nevins Street, Downtown Brooklyn

When developers Adam America Real Estate, Slate Property Group, and Shenzhen-based China Vanke Co. closed on the purchase of the site in late 2015, a 33-story, 150-unit building was said to be planned. Since then, the project’s floor count has been reduced, with the latest building permits indicating a 28-story, 147-unit structure is in the works. It should be noted the floor count of the building in the latest rendering is 25 stories, indicating plans may not be finalized at this point.

According to plans at the Department of Buildings, the structure will encompass 140,296 square feet and rise 345 feet to its bulkhead pinnacle. There will be 6,657 square feet of retail space across the ground and cellar floors, followed by apartments, averaging 800 square feet apiece, on the second through 27th floors.

Stephen B. Jacobs Group is the architect of record. Following the demolition of four three-story mixed-use buildings last year, the 13,519-square-foot site is now vacant. Completion on the new building is expected by the end of 2018.

ODA New York’s latest Downtown Brooklyn building will have condos from $590K

There will also be a unique, dual-level amenities space with aquatic, fitness, and entertaining perks.
