Nitin Motwani has 10 acres ready for Amazon. But will Bezos play ball?

These are the 10 acres set aside for the holy grail of tenants, Amazon, which last month announced that Miami would be among 20 cities on its shortlist for its second headquarters. The prospect of landing the $5 billion project sent every major developer in Miami – and their entourage of brokers, attorneys, project managers, and contractors – scrambling to make a deal that would define their careers.

Despite the region’s challenges, such as rising sea levels, mounting traffic issues and limited public transportation, Nitin Motwani, the lead developer of the Worldcenter, thinks he’s got a shot. His real-life assistant named Alexa adds to his optimism.

But the developer is also a realist, so he is moving ahead with his own project while following the e-commerce giant’s decision.

“It just so happens our timing could work out,” Motwani, who also sits on the board of Miami’s Downtown Development Authority, said. In the event Amazon decides to go elsewhere, those acres could go toward another project, he said.

Worldcenter Gets FAA Approval For Another 40-Story Apartment Tower

Miami Worldcenter has been granted FAA approval to build another 40-story tower.

Yesterday, the Federal Aviation Administration ruled that the proposal to build a second tower at 7th Street apartments does not pose a hazard to air navigation. The application was submitted September 29, 2017 and took five months to review.

The east tower, known as Caoba, is already topped off, with 43 stories and 444 units.

The west tower is not yet under construction and hasn’t been named, but will include 40-story and 429-unit.

According to the FAA application, the west tower will top off at 485 feet above ground and 496 feet above sea level, identical in height to the eastern Caoba tower.

Miami Worldcenter: Plenty Of Parking, 140,000 Square Feet Of Retail Being Built

Miami Worldcenter now has about 140,000 square feet of retail, around 1,000 residences, and over 2,000 parking spaces under construction.

In 2014, Worldcenter’s developer was proposing to develop an enclosed, three-story mall that was larger than Brickell City Centre’s shopping center, with Macy’s and Bloomingdale’s as tenants. Based off those plans, the city controversially agreed to close and turn over Northeast 9th Street and Northeast 7th streets, and have the developer rebuild Northeast 8th street.

In 2016, Worldcenter announced they were scrapping the 760,000-square-foot enclosed mall, and replacing it with plans for 300,000 square feet of high street retail.

As of today 513 condo units are under construction at the Paramount condo tower. Across the street, the Caoba apartment tower is under construction with 450 units.

Thousands of parking spaces are also under construction. On Paramount’s block, an 1,100 space parking garage is being built, while a ten-story garage with 1,047 spaces is being built at Caoba.

According to a spokesperson, around 140,000 square feet of retail is now under construction across Blocks C, D and G. This includes the high street retail paseo, retail at the base of Paramount Miami Worldcenter, and a portion of the Seventh Street promenade. Eventually, the first phase will include 300,000 square feet of retail.

Miami’s retail market is among the country’s hottest, with double digit retail rent growth over last year. There are also thousands of new rental and condo units in the area around Worldcenter which will bring new residents.

Virtual reality gives vision of what Paramount Miami Worldcenter will look like

The Paramount Miami Worldcenter is still under construction, but virtual reality is giving us an idea of what the finished product will look like.

"We don't look at this as a project. We are building a city," Miami Worldcenter Associates founder Art Falcone said.

Construction begins on Paramount Miami Worldcenter
At over 16 million square feet, Miami Worldcenter is "a city within a city," developers say.

"So you have 27 acres, all master-planned, with 10- to 30-foot sidewalks, public parks, retail wrapping everywhere," Miami Worldcenter Associates manager Nitin Motwani said.

On Thursday, the developers gave a tour of the massive mixed-use site that is still under construction -- sprawling across 27 acres of prime downtown property that proves the old real estate saying: location, location, location.

"The location, sitting at the confluence of arts, culture, entertainment, transportation and education," Motwani said.

Paramount is at the center of it all -- a 60-story, 569-luxury-unit residential tower with condos from $700,000 and up to penthouses that are selling for as much as $10 million.

The 10-city-block model, which follows the motto "live, work, play," looks like it is on steroids.

It links to the Metro Mover and Brightline, a 1,700-room Marriot Marquis with 5,000 square feet of convention and exposition space, as well as a sports and entertainment center featuring an electric race car track suspended above the 5-acre pool deck.

Here is a look at what will breaking ground and opening in the coming months:

Caoba – a 43-story, 444-unit apartment tower will open in the fourth quarter of 2018

Paramount Miami Worldcenter – the 60-story, 569-unit condo is now at level 49, with completion scheduled in the first quarter of 2019

Open-air retail, dining and entertainment – over 140,000 square feet is under construction with another 160,000 square feet to be built in phase one. Delivery begins in the fourth quarter of 2019. The Forbes Company and Taubman are collaborating with the developer.

Marriot Marquis Convention Hotel – The 1,700 room hotel will include 500,000 square feet of convention space. Developer MDM expects to break ground in the fourth quarter of 2018.

LUMA – a 44-story, 434-unit apartment tower to be developed by ZOM, will break ground this summer, with completion in 2020.

110 10th – a 45-story, mixed-use tower (mostly office) developed by Hines will begin rising out of the ground next year in advance of opening to tenants in 2021. A Hines executive says that “this will be the premier office and mixed-use tower in Miami.”

New Renderings Of Miami Worldcenter, Where A Third Hotel May Be In Planning

Miami Worldcenter appears to be planning to build a third hotel, according to a newly released site map.

The new hotel would front the north side of the 7th Street Promenade, the site map shows.

One block east, a 24-story, 250-key may be planned. A block west, the 1,700-room Marriott Marquis hotel and convention center is being planned.

A new website promoting the retail component has also been created, along with new renderings.

Freedom Tower Metromover Station To Be Renovated & Connected To Worldcenter

Miami-Dade commissioners are voting today on a deal with Zom and Miami Worldcenter to renovate the Freedom Tower Metromover Station.

Zom is preparing to break ground this summer on the 44-story, 434-unit Luma Miami Worldcenter apartment tower, but needs a utilities and pedestrian easement through the station property.

As part of the deal, Zom is proposing to spend $3.2 million rebuilding the station. Improvements will include upgrading the aesthetics to match the Worldcenter project, as well as relocating escalators and elevators. Zom will also pay a small amount of rent for the easement.

The public will have access to Miami Worldcenter through the station property.

Previously, the deal called for Zom to spend $2 million, with reimbursement by the Worldcenter Community Development District.

Worldcenter Begins Demolition At Block A, Where 1,600 Units Planned

Miami Worldcenter has commenced demolition of several warehouse buildings on NE 11th Street.

The buildings being demolished are located at 100 NE 11 Street and 122 NE 11 Street, and were built in 1920 and 1959. They are 9,863 square feet and 11,940 square feet.

Both buildings sit on a part of Miami Worldcenter’s Block A, where 1,600 condo or rental apartments are planned. There will also be 40,000 square feet of retail, 15,000 square feet of fast food restaurant, and 15,000 square feet of full service restaurant on the block.

Just down the street are some of Miami’s most famous nightclubs, including Club Space and E11even.

1,700-Room Marriott Still Aiming To Break Ground At Worldcenter In 2018

Two additional towers remain scheduled to break ground at Miami Worldcenter this year, with a third in 2019, the developer told ENR yesterday.

The three upcoming groundbreakings will include:

Marriott Marquis Convention Hotel (2018 groundbreaking)

Contractors for all three have yet to be selected.


The developers are now prepping 57,000 square feet of retail at the base of Paramount parking garage for buildout. A total of 140,000 square feet of retail now under construction, including at the base of the Caoba apartment tower.

Caoba Miami Worldcenter Launches Website With New Renderings

Miami Worldcenter’s Caoba tower has a new website as the project nears completion.

The project includes 444 units in a 43-story, 445-foot apartment tower. At the top is a rooftop crown to conceal mechanical, electrical and plumbing equipment.

There’s also a 10-story podium with 888 parking spaces, designed to accommodate a future 40-story tower planned as a second phase.

In front of the building will be the Seventh Street Promenade, which will include an open-air retail and dining concept.
