Huh, I’ve never that ad but I like it. The skyline view looks fake but pretty accurate—you can probably see it from the top of the WSFS building.

Nice model Jones. 1201 is a nice looking building IMO.

You can also see the skyline from Delaware memorial bridge, although that’s not conducive to taking pictures obviously.

Yeah if I had to guess it's fake, with the hill it just seems a little off.

Yeah if I had to guess it's fake, with the hill it just seems a little off.
Have been to the top of the WSFS building and can confirm that the Philly skyline does indeed poke out above the hill north of downtown. It's obviously further away than it looks in the ad. But the orientation is accurate.

You can see the skyline - just the tops of the buildings from the top of the PARQ at The Square apartment building in Trolley Square, Wilmington, it is an estimated 188 feet tall, guessing about 26-27 miles from Center City.

Drove around alot this weekend, between Fishtown where I stay with a friend on the weekends and Germantown where I'm renovating a home. A few observations, some of which won't be a surprise.

South Kensington is on fire. Development everwhere. Drove by Liberty Square and it's quite impressive (and lit up like Times Square at night). Corresponding large scale development on virtually every block, and not all of it is pure residential, as evidenced by the Pop Displays! re-development of the Harbison Dairy.

It's nice to see sizeable commercial tenants take space in the neighborhoods. Keeps them activated throughout the day, not just at night when people are home.

This is no surprise to anyone but it feels like there is almost no developable land left in Northern Liberties. The arc of gentrification/re-development there has been very very long, but it is nice to see some of the late stage development there being seemingly of very high quality. I'm thinking of the building going up on the East Side of 3rd Street just north of Brown as well as the building on the SW corner of 3rd&Poplar. 2nd Street seems to be filling in with commercial uses, finally, though weirdly, the land that is left seems to be mostly clustered on the main commercial corridor. Interesting to see what happens on the west side of 2nd between Fairmount and Poplar. Lots of dead spots.

The residential development in the Target parking lot should go a long way toward closing the perceived gap between Old City and Northern Liberties, though it would be great to see the proposed tower there get off the ground. Also, the block of Spring Garden between 5th and 6th south of Green is desperately calling for re-development. There are a few commercial tenants there that I love (namely, the Training Station) but that block needs new life. It would also reduce the psychological barriers going westbound on Spring Garden and also between NoLibs and Old City.

Finally. I've said it before but a few things piqued my interests north of Fishtown east of the El. The zone between Lehigh and Castor, west of Aramingo.

The clearing of the encampment seems to have been maintained and the development on the north side of Lehigh is progressing fast (and looks great). More of the viaduct gets removed with each new development and it is reducing the psychological barriers between Fishtown and I guess what you'd call western Port Richmond (is this Somerset?). Further north near the Tioga station it's definitely considered Harrowgate.

Anyways, my comment is with this development encroaching. That stretch of Frankford north of Lehigh is generally well tended and seems to be in tact. Even more, the bones of buildings are gorgeous. It has an urban fabric in place that Frankford south of Lehigh lacks. It's only going to take one Loco Pez or Memphis Tap Room to open on this stretch to set the whole thing off. On that note, I just noticed that Moderne Gallery moved from Old City to Port Richmond (west of Aramingo) and Jinxed also opened a location west of Aramingo. The seeds are indeed being sewn.

There is also some interesting development on Butler across from the Lowes that could just be another strip retail center, but looks more interesting than that. I wish I snapped a pic but it looked to me like it was a light manufacturing location of sorts, but very well done. This is exactly the type of development we need scattered through the neighborhoods to make jobs available to more people outside of the core.

The development across from Lowe's is a Lidl grocery store. The blue warehouse was a thrift store that had a big fire a few months ago. I do not think any development is currently planned.

Architects hired for redevelopment of Chester waterfront

Neat. Hope something will materialize out of the master plan down the road. Lots of potential with the area. I remembered when they were building the soccer stadium, it was suppose to spur other businesses and developments, but that didn't happened. Maybe with the focus of the master plan, it will jump start some developments as it gives businesses a better idea of how things fit together around the stadium and because MLS Philly Union is widely accepted and has a strong fan base since it was incepted over 10 years ago.

Chester should be a satellite city in the same way Conshohocken is west of Philadelphia, if not even more so. It has multiple train stations, a university that has strength in some programs, and connectivity to 95, ports, and the waterfront.

Yes. It is poor. But to be honest, the zone between the Industrial Highway and the river is just a deadzone. Even between the Industrial Highway and 95 in the other direction, most neighborhoods have been hollowed out. At this point, it's a blank canvas.

In every direction radiating out from Chester, particularly north and west of Chester, there are higher income towns, in some cases, MUCH higher. If there was a cohesive plan to create something meaningful in Chester it could be very successful.

But we shall see. I'm doubtful. I think these plans produce a bunch of gimmicky short term headlining projects, like stadiums and casinos.

Agreed. I doubt anything substantial will happen in the near future. If they can implement with money and strong vision, probably take 10-15 years to build out.

It's like we don't know how to utilize or develop a successful waterfront in the area. The area that I think they are doing the master plan is in green. Be nice if they could connect it up to Harrah's casino with trails, walking paths, and include water activities like kayaking so many feet off land. It could be our better version of "Wilmington Riverwalk". Have the soccer stadium is a nice center piece and the Commodore Barry Bridge as the backdrop is the bonus.

A Wave of Development in Conshohocken’s Future



No. 1 – SORA WEST from Keystone Property Group
Location – Corner of West Elm Street and Fayette Street.
Status – Under construction.

SORA West includes a 400,000 square foot office building that will be home to AmerisourceBergen’s corporate headquarters, a 130-room hotel, parking garage, restaurant within a renovated historic firehouse, and a public square.

No. 2 – 51 Washington Street, under agreement by LCOR
Location – 51 Washington Street.
Status – Approved.

Back in 2014, O’Neill Properties received approval to build a 300-unit apartment building at 51 Washington Street in Conshohocken. Shortly after receiving approval, O’Neill flipped the development to Mack-Cali, which was going to move forward with the project under its Roseland division. Recently, the Philadelphia Business Journal published an article about a new developer LCOR having the property under agreement and looking to move forward with an apartment building.

No. 4 – Washington Street at Oak Street, under agreement by High Street Residential
Location – Just west of Oak Street between the proposed new train station. and the river is a proposal for 256 apartments from High Street Residential.

Status – This is going through the approval process. Conshohocken’s Borough Council will need to vote to approve or deny an application for “Conditional Use.” The Planning Commission voted to not recommend Borough Council approving the “Conditional Use.” In the end, it’s up to Borough Council.

No. 6 – 400 West Elm from Equus
Location – 400 West Elm Street in Conshohocken (this is just west of The Grande).
Status – Approved for 340,000 square feet (with the ability to expand to 390,000) office building. It has not broken ground.



No. 7 – Seven Tower Bridge from Oliver Tyrone Pulver Corporation
Location – Just below the Matsonford Bridge between the river and Eight Tower Bridge.
Status – It was announced last week that the building is moving forward and Hamilton Lane is the main tenant. The construction process is starting now. The building will be a 14-story, 260,000 square foot office tower.

No. 8 – 229 Washington Street, Millennium IV from O’Neill Properties
Location: This is the field where the helipad is located along the river.
Status: Approved, but hasn’t broken ground. Millennium IV is a nine-story 420,000 square foot office building.



No. 9 – 401-433 Washington Street from MLP Builders (O’Neill Properties)
Location: This property is on the river and is split by the Borough of Conshohocken and Whitemarsh Township border.

Status: Approved, but hasn’t broken ground. This project was approved for 598 apartments back in 2014 as part of a settlement with the developer. MLP Builders now has the project as two different apartment communities on its website. The 401 Washington Street address is listed with 295 apartments and 433 Washington Street is listed as 333 units (together totaling 598).

No. 11 – 601 Washington Street from MLP Ventures (O’Neill Properties)
Location: Just upriver from the Hines Rowing Center.
Status: This is currently going through the steps to be approved or denied in Whitemarsh Township. It would feature 270 apartments.

In addition to developing the waterfront, it would be encouraging to see some interest in developing around Highland Ave Station. I'd need to look at the zoning, but I'd be somewhat surprised if you couldn't make an affordable housing project work at that station, just a short ride to Philly or Wilmington, and a few blocks from the waterfront (an under-discussed angle of the Wilmington SEPTA upgrades is the benefit to Chester and other points along the line).
