Third iteration of Johnson Street Gateway development revealed

Vancouver-based Reliance Properties has revealed the third design iteration for a mixed-use luxury condo and commercial development on Johnson at Wharf streets.

Known as both the Johnson Street Gateway and the Northern Junk project, the developer’s initial concept, pitched in 2010, included a five-storey new-build component that flanked restored Northern Junk heritage buildings. In mid-2015 Reliance revealed an updated redesign that envisioned a 12-storey highrise along Johnson Street at the foot of the Johnson Street Bridge and a five-storey lowrise wing parallel with Wharf Street. The building would have contained 133 residential units and approximately 18,000 square feet of commercial space. [Full article and more renderings]

Approvals sought for Art Gallery of Greater Victoria expansion

The Art Gallery of Greater Victoria will be before City of Victoria council on December 10th to seek approvals for plans to redevelop its aging facility at 1040 Moss Street.
 
Designed by Vancouver-based Lang Wilson Practice in Architecture (LWPAC), the architectural vision for the new design features a multi-angled stainless steel exterior with a varying "frit pattern" throughout. Glass curtain walls with concrete accents will lend an open, airy feel to the gallery entrance, a major departure from the existing building. Other exterior materials will include metal and polycarbonate cladding that will create a multi-surfaced design tying in with the overall metallic theme. The floor plate of the new addition will total some 14,000 square feet and a ground floor glass-encased walkway will connect the historic Spencer Mansion. Parking for 26 vehicles, three scooters/motorcycles and 50 bicycles will be provided on-site. [Full article]

Choppy waters still ahead for luxury marina proposal in Vic West

City of Victoria councillors stopped short of supporting the latest design for the Victoria International Marina, planned as an Inner Harbour luxury yacht mooring centre along a piece of shoreline at the end of Cooperage Place in Vic West's Songhees community, pending additional information from City Staff and a request for the developer to address several community concerns.
 
Developer Robert G. Evans, who brought the project forward in 2008 following a successful lawsuit against the City of Victoria after politicians reneged on formerly approved plans to build a marina at the site, remains at the helm of the proposal although the project itself has been taken over by Vancouver-based Community Marine Concepts. The latest design is now in the hands of Victoria-based de Hoog Kierulf Architects. [Full article]

81 unit mixed-use development approved at 1101 Fort Street

Victoria councillors have given an enthusiastic thumps up to the second iteration of a formerly approved six-storey mixed-use condo and ground floor commercial development at Fort and Cook streets on the cusp of downtown Victoria.
 
To be built by Abstract Developments, the project at 1101 Fort Street has approvals for 81 residential units spread throughout five floors above a ground floor retail space totalling some 11,000 square feet. While the original proposal included 88 units, Abstract opted to lessen the number of smaller layouts and instead turned its focus towards a greater supply of two bedroom units. Despite the shift, a full assortment of studio, one and two bedroom offerings sized between some 500 and 1,600 square feet will be available as will two ground level live-work spaces accessible off Meares Street. The Victoria-based developer of the former Capital City Centre mega-project at Sooke and Goldstream roads in Colwood has been proclaimed bankrupt by the Supreme Court of British Columbia.
 
As part of a court-monitored restructuring process under the Company's Creditors Arrangement Act that began in 2013, League Assets Corporation was officially declared bankrupt on December 17, 2015 following a final distribution of remaining corporate assets to secured creditors and investors. The restructuring, overseen by PriceWaterhouseCoopers, yielded limited returns of invested capital to secured creditors while some 90% of the $370 million collected from just under 4,300 independent investors was unrecoverable. Over the next few weeks it looks like downtown will have more cranes in it's skyline than ever before as Legato, 819 Yates, Azzurro and 989 Johnson join Escher, 1515 Douglas, and Hudson Walk whose cranes are already up. The worst case scenario is 6 at the same time while there could be as many as 8 up at the same time, although that's not likely.

Morguard Investments Limited has released updated plans for the proposed residential component of Uptown Shopping Centre in Saanich.
 
Information supplied to Citified by Saanich planning staff on January 25th had confirmed a nine-storey mixed-use structure was proposed for the Uptown property's northwest corner on Carey Road at Ravine Way, however, Morguard's latest plan update calls for an 11-storey tower consisting of 134 rental apartments, townhomes and 55,000 square feet of commercial space. Twin towers to rise from Victoria funeral home parking lot

Two residential towers with a modern design will rise from a funeral home parking lot at the corner of Johnson and Vancouver streets downtown.

One tower will be 15 storeys and the other 17 storeys. The project called 989 Johnson features a six-storey podium.

“We definitely want to do something really creative and different. It’s such an important site for this area,” Dan Cox, co-owner of Cox Developments with his father, Steve, said Monday.

“Building a 10-storey box was just not the best option. We took a little more time and tried to create something unique and playful.”

He’s hoping the building will become one that everyone recognizes.

At Thursday’s city council meeting, Cox won support for an increase in the allowable height to 50 metres from 30 metres, and to 17 storeys from the allowable 10.

“The towers have been sculpted and angled to maximize views through the site and from within the suites,” he said in a letter to the city.

Council voted in favour of granting a development variance permit to allow the project in the Harris Green area to proceed.

Ground-floor commercial and 209 residential units, with underground parking, are planned for the 180,000 square-foot development. A gated courtyard with seating is included to foster a community feeling among residents. Elevators will open onto the courtyard.

Construction is expected to take about two years on the parking lot that has been serving McCall Bros. Funeral Directors Ltd., Cox said.

McCall Bros. across the road at 1400 Vancouver St. is still operating.

That site and the parking lot were sold together in 2014. McCall Bros. is expanding to its 2.3-acre Sequoia Gardens Memorial in Royal Oak and will relocate its downtown operation to that property prior to ground-breaking, expected at the start of August.

Marketing will likely start this spring, Cox said. Units will run from about 500 square feet for entry-level buyers to larger units of 1,300 square feet. No prices have been set.

Construction costs have not yet been determined, Cox said.

Coun. Charlayne Thornton-Joe called the development “a beautifully designed building.”

It will join a neighbourhood that is rich in diversity, with great restaurants and coffee shops, she said.

Coun. Pamela Madoff encouraged Cox to preserve the funeral home building.

It has a John Di Castri-designed chapel and gathering space built in 1955, with an administration office built in 1961.

Di Castri was known for his West Coast modern architecture. No plans are in place for that site yet, Cox said.

As someone who uses the seaplane terminal, I am happy to see the new terminal in place...now for the remainder of the improvements for the area surrounding the new terminal The crane on the left (second pic) is sitting on a spud barge - which will move out when its job is done.

^ definitely lots going on, for us anyway

I'm not sure how I feel about this. I guess it's ok if the house was slated to be torn down - some of those arts and crafts are solidly built and very nice...if not well laid out.

^You would probably know better than anyone but i've noticed Legato hasn't done much since they dug the hole while all the other sites got cranes, so has Victoria run out of cranes? Just downtown we have 6 big ones and one small one up right now.
